GTA Home Prices Since 1980: Every Boom, Correction and Recovery
The average GTA resale price was $75,694 in 1980 and $1,067,715 in 2025. For January to September 2026 it was $1,025,266. Prices have not gone up in a straight line — here is every year, and every time they fell.
Every time average prices fell
| Peak → low | Peak average | Low average | Fall | Back above the peak |
|---|---|---|---|---|
| 1989 → 1996 | $273,698 | $198,317 | −27.5% | 2002 |
| 2017 → 2018 | $823,422 | $784,118 | −4.8% | 2020 |
| 2022 → 2025 | $1,193,766 | $1,067,715 | −10.6% | Not yet |
These are annual averages, so the monthly swings were bigger. The longest stretch was the early-1990s correction, when the average took more than a decade to get back above the 1989 level. The average also moves with the mix of homes sold — a year with more condo sales pulls the average down even if prices for each type are steady.
