Are Homes Selling Over or Under Asking? By Area and Home Type

Across the GTA, homes sold for 98% of their list price on average in September 2026. 6 areas averaged over 100%: Toronto E01, Toronto E02, Toronto W01, Toronto W02, Toronto C10, Toronto E07.

How to read sale-to-list

Sale-to-list is the sale price divided by the final list price, averaged over every sale. 100% means homes sold at asking on average. It is an average, so even at 97% some homes sell well over asking and others well under. It also depends on how sellers price: an area where sellers list low on purpose will show a higher ratio.
