Is It a Buyer’s or Seller’s Market? Every GTA Area, Ranked

The GTA as a whole had 4.6 months of inventory in September 2026. But conditions vary a lot by area. Here is every TRREB area and Toronto district, ranked from tightest to most supply.

The two numbers that tell you

Months of inventory is how long it would take to sell every home currently for sale at this month’s pace of sales. As a rule of thumb, under about 3 months favours sellers, 3 to 5 is balanced, and over about 5 favours buyers.

Sales-to-new-listings ratio compares homes sold with homes newly listed. The Canadian Real Estate Association treats 40% to 60% as balanced; above 60% favours sellers and below 40% favours buyers. TRREB reports this as a trend figure.

Neither number is a law. A well-priced home can draw several offers in a buyer’s market, and an over-priced one can sit in a seller’s market.

40 buyer’s market · 15 balanced · 8 leaning buyer’s · 2 seller’s market (out of 65 areas).

Questions people ask

What is a buyer’s market?

A market where there are more homes for sale than buyers are absorbing, so buyers have more choice, more time and more room to negotiate on price and conditions.

How is months of inventory calculated?

Active listings at the end of the month divided by the number of sales. TRREB publishes a trend version of this figure, which smooths out one-off months.

Should I wait for a buyer’s market to buy?

Timing the market is hard. What matters more is your own timeline, financing and how long you plan to stay. The numbers on this page tell you how much negotiating room you are likely to have.

Want the numbers for your street, not just the district?

District averages hide a lot. I can pull the actual recent sales near you and tell you what they mean for your price — no obligation.

Figures are for resale homes reported through TRREB’s MLS® System. Small areas can swing a lot from one month to the next, so the number of sales is shown beside every figure. Past months are shown as TRREB first reported them; TRREB may revise earlier figures. Updated monthly by Jatin Dua, Broker of Record, RE/MAX Quantum Realty.
