Niagara-on-the-Lake suits retirees who want a small, historic town with the Shaw Festival on the doorstep and plenty of peers: 36.2% of residents were 65 or older in 2021. It is not the cheap option. A brokerage report citing Niagara board data puts NOTL’s August 2026 benchmark price at $859,200, the highest in the Niagara Region, against a board-wide Niagara benchmark of $569,800. Selling a Toronto West detached home at the August 2026 median of $1,100,000 and buying at the NOTL benchmark would free about $240,800, before costs. The 2026 residential tax rate is 1.293545% urban or 1.271764% rural, on assessed value. The catches: no hospital in town (the nearest confirmed is Marotta Family Hospital in St. Catharines) and no train into NOTL itself.

Ontario’s share aged 65+ was 18.5% in 2021. In NOTL it is more than one in three.
Home prices: benchmark, not median
Two things to know about the numbers. First, the NOTL figure is brokerage-reported: it comes from a Niagara brokerage’s market update citing Niagara Association of REALTORS® data through the PropTx MLS. I could not find the board’s own NOTL breakdown on an official page. Second, it is an MLS® HPI benchmark, a model of a typical home, not the middle sale. It is not directly comparable with a TRREB median.

The same NOTL report gives a 70-day average time on market and a sales-to-listings ratio of 34.1%, and calls NOTL “the highest-priced community in the Niagara Region,” about $289,400 above the regional benchmark. Thirty sales is a modest sample, so treat any one month with care; but buyers clearly had time and choice in August.
What your Toronto West house could fund here
In TRREB’s Toronto West district, which includes Etobicoke, the median detached sale in August 2026 was $1,100,000 across 185 sales (average $1,327,593). That is one month of data, and your street may sit well above or below it.

This is illustrative arithmetic, before costs, comparing a median with a benchmark, which are different measures. The second row shows how much the price depends on staying inside NOTL. Take off commission, legal fees, moving and Ontario land transfer tax: $13,659 on an $859,200 purchase using the province’s brackets. Property tax and seniors’ relief
The Town publishes two 2026 total residential rates. They apply to your MPAC assessed value, not the price you pay.

The urban rate adds a 0.021781% storm water charge. Ask for the actual tax bill on any home; the assessment decides what you pay.
Seniors’ relief. I did not find a town-specific seniors’ tax program on NOTL’s tax page. Ask the Town directly before you assume there is none. Provincial help still applies, including the Ontario Senior Homeowners’ Property Tax Grant of up to $500 a year; see my guide to property tax relief for seniors, and ask your accountant about eligibility.
Getting back to Toronto without a car
There is no train station in NOTL. The trip is in two parts:
- GO to Niagara Falls. GO runs trains to Niagara Falls all year, on weekdays and weekends. When the train is not running, you can take the Lakeshore West line to Burlington and then GO Bus Route 12. Seniors 65+ save 55% on GO with a senior PRESTO fare type or a senior e-ticket.
- WEGO into town (seasonal). From Niagara Falls GO, take the WEGO Green Line to the Floral Clock, then the WEGO Orange Line (604) to Fort George, about a 7-minute walk from Queen Street. In 2026 it runs daily from April 6 through October, hourly, with the last return from Fort George at 7 p.m. A GO plus WEGO combo ticket starts at $22 round trip.
Outside that season, and for daily errands, NOTL is served by Niagara Transit (Monday to Saturday, 7am to 11pm), on-demand Microtransit booked through the NTPlus app, and Specialized Transit. Senior fares are $3.50 a ride, $20 for a 10-ride card or $55 for a 31-day pass (adults pay $100).
Healthcare: plan for the drive
This is the point I would weigh most. Niagara Health lists no hospital site in Niagara-on-the-Lake. The nearest confirmed site is Marotta Family Hospital, the St. Catharines site, at 1200 Fourth Avenue, St. Catharines.
I could not confirm from Niagara Health’s pages which of its sites run emergency departments, so check that for your address before you buy, and ask how you would get there at night without driving. If you see specialists in Toronto, count the trips a year and ask your own doctor whether care can move to Niagara. That conversation matters more than any listing.
What NOTL is known for, and daily life
The town’s signature is the Shaw Festival. The 2026 season, the 64th annual festival, runs from April 2 to December 23, with venues including the Festival Theatre, the Court House Theatre and the Jackie Maxwell Studio Theatre. For a theatre lover, that is most of the year with a festival in town.
For day-to-day life, the Town runs “Adult & Senior 55+” programs at the NOTL Community Centre, including 50+ Fitness, Active Aging Fitness, tai chi and an Adult Day Program.
Who it suits, and who it doesn’t
It suits you if you want a small, walkable historic town, you love theatre, you will keep driving for some years, and you are comfortable paying a premium for NOTL rather than elsewhere in Niagara.
Think twice if:
- You need a hospital close by. There is none in town.
- Your grandchildren are in the GTA. It is roughly 90 minutes or more each way depending on traffic, or a GO and WEGO trip that is easiest in season.
- Crowds bother you. The Shaw season runs April to December, and the seasonal WEGO link exists because visitors come. Expect busier streets for much of the year.

Next steps if you are serious
- Visit in two seasons: a busy Saturday in summer and a weekday in January, when WEGO is not running.
- Test the trip without a car: GO to Niagara Falls and the WEGO connection, or Niagara Transit.
- Confirm your hospital and emergency route for the address you are considering.
- Ask for the tax bill and MPAC assessment, and whether the home is on the urban or rural rate.
