Barrie suits retirees who want a full-size city with a regional hospital, a GO train line and a lakefront. The latest official board figure I could find is dated: in August 2025 the Barrie board (BDAR) reported an average price of $801,680 across its whole Greater Simcoe region, on 405 sales. Against a Toronto West detached median of $1,100,000 in August 2026, that points to roughly $298,000 freed, a rough, dated comparison before costs. Seniors ride Barrie Transit free on Tuesdays and Thursdays, Royal Victoria Regional Health Centre is in the city, and the GO Barrie line runs to Toronto. Only 15.9% of residents were 65 or older in 2021, so Barrie feels like a working city, not a retirement town.

Ontario’s share aged 65+ was 18.5% in 2021, so Barrie is younger than the province as a whole.
Home prices: why the latest figure is dated
I want to be honest about the data. The Barrie board’s statistics page shows no 2026 releases, and CREA’s Barrie page has not been updated since February 2024. The latest official figure I could find is the BDAR release for August 2025:

It is a year old, it covers the board’s whole region rather than the City of Barrie, and it is an average, which expensive homes pull upward. Use it as a rough anchor only, and ask a local agent for a current comparative market analysis before you set a budget.
What your Toronto West house could fund
In TRREB’s Toronto West district, which includes Etobicoke, the median detached sale in August 2026 was $1,100,000 across 185 sales (average $1,327,593). That is one month of data.

Treat this as rough and illustrative. It compares a 2026 Toronto median with a 2025 regional average, which is not like for like. Then take off commission, legal fees, moving and Ontario land transfer tax: on an $801,680 purchase, Ontario’s published brackets give $12,508.60. Toronto’s municipal land transfer tax does not apply in Barrie, and repeat buyers do not get the first-time refund. Property tax and the seniors’ deferral
I could not verify Barrie’s 2026 residential tax rate; the rate schedule in the City’s by-law was not readable. What the City does publish is a comparison study: the 2025 average tax on a detached bungalow in Barrie was $4,589. Tax always depends on the MPAC assessed value, so ask for the actual bill on any home you consider.
Barrie’s Property Tax Deferral is for owners 65 and older (or on ODSP):
- Your taxes are “frozen” at the base-year (prior year) amount.
- The deferred amount is interest-free, and is repaid in full when you sell.
- You confirm eligibility by 31 August each year, and your taxes must be current.
A deferral is not a rebate: the money comes out of your sale proceeds later. Provincial help, including the Ontario Senior Homeowners’ Property Tax Grant of up to $500 a year, is in my guide to property tax relief for seniors; ask your accountant what fits.
Getting to Toronto, and around Barrie, without a car
This is Barrie’s big advantage over resort towns: it is on the GO Barrie line. Allandale Waterfront GO, at 24 Essa Road, has train and bus service, and there is also Barrie South GO. Metrolinx’s Barrie Line GO Expansion aims for all-day, two-way service seven days a week between Union and Barrie; that is a project goal, so check the current timetable rather than assuming it. Seniors 65+ save 55% on GO with a senior PRESTO fare type or senior e-ticket.
Around the city:
- Barrie Transit: seniors 65+ pay $3.00 a ride and ride free on Tuesdays and Thursdays with valid photo ID. A senior monthly pass is $54.50.
- Specialized Transit: door-to-door shared rides for people who cannot use the regular buses because of a disability.
Healthcare: a regional hospital in the city
Royal Victoria Regional Health Centre (RVH) is at 201 Georgian Drive. It has an emergency department and a cancer program, and it is a University of Toronto family-medicine teaching site.
That is a meaningful difference from the smaller towns in this series. Still, before you move, ask your doctor whether your specialist care can transfer to Barrie or would mean trips back to Toronto, and start looking for a local family doctor early. Talk to your own doctor about your situation.
Daily life: the waterfront and 55+ options
Barrie’s waterfront is on Kempenfelt Bay, which the City describes as the deepest part of Lake Simcoe. There are four main beaches (Centennial, Johnson’s, Minet’s Point and Tyndale), and the Waterfront Trail runs about 6.7 km.
For seniors, the City runs the Allandale 55+ Centre and Parkview Centre, offering recreation, education and fitness for people 55 and up. They are open Monday to Friday, 9 to 4, and one 55+ membership covers drop-ins at both.
If you are thinking about a retirement home later, know that CMHC stopped collecting retirement-home rent data. In its last survey (2021), a studio or private room with meals averaged $3,737 a month in Barrie, with a 12.4% vacancy rate, against $4,016 in the Toronto area. Those are not current rents. In neighbouring Innisfil, Sandycove Acres (Parkbridge) calls itself “the first and largest adult lifestyle community in Southern Ontario”; ask whether you would own or lease the land before you buy. Who it suits, and who it doesn’t
It suits you if you want a real city with a regional hospital, you want a GO line so you can stop driving to Toronto one day, you like a lakefront trail, and you do not need to be surrounded by retirees.
Think twice if:
- You want a retirement-town feel. Only 15.9% of residents were 65+ in 2021, against 30.0% in Collingwood.
- Your grandchildren are across the GTA and you would drive. Highway trips in winter weather are a real consideration, even with GO as a backup.
- You need price certainty now. Without a current official board figure, you will rely on a local agent’s analysis.

- Ride the GO Barrie line to Allandale Waterfront on a weekday, and check the return times you would actually use.
- Get a current price analysis for the area and home type you want, rather than relying on the 2025 figure.
- Ask for the tax bill and assessment on any home, and whether the deferral makes sense for you.
