Collingwood and The Blue Mountains suit active retirees who want four-season outdoor life and a hospital in town, and who can live without a train to Toronto. Brokerage-reported figures put Collingwood’s 2026 year-to-date median at $660,000 (347 sales) and The Blue Mountains’ at $860,625 (177 sales). Against a $1,100,000 detached median in Toronto West in August 2026, that is roughly $440,000 or $239,375 freed, median to median, before costs. The 2026 residential tax rate is 1.270605% in Collingwood and 1.032417% in The Blue Mountains, applied to MPAC assessed value. In 2021, 30.0% of Collingwood residents and 34.2% in The Blue Mountains were 65 or older. The trade-offs: no verified GO or VIA rail, winter driving and busy tourist seasons.

Home prices: what the numbers are, and what they are not
A warning before any numbers. The local real estate board is now part of the OnePoint Association of REALTORS®, and CREA says OnePoint’s statistics from December 2024 onward are “temporarily on hold” while it moves to a new MLS system. So there is no official board figure for either town right now. The figures below are brokerage-reported, from Royal LePage Locations North’s August 2026 market watch reports.

I lead with the year-to-date figures because 39 or 19 sales in a month is a small sample. A couple of large sales can swing an average, which is why The Blue Mountains’ August average fell 25.47%. That says more about which homes sold than about what yours would fetch.
What your Toronto West house could fund here
Most people I help are selling a detached house. In TRREB’s Toronto West district, which includes Etobicoke, the median detached sale in August 2026 was $1,100,000 across 185 sales (average $1,327,593). That is one month of data, and a single street can sit well above or below it.

Property tax and seniors’ relief
Both figures are 2026 total residential rates (municipal, county and education combined). They apply to your MPAC assessed value, not the price you pay.

The rates are higher than Toronto’s, but your bill depends on the assessment, so ask for the actual tax bill on any home you consider.
Local relief. Collingwood offers tax relief for low-income seniors: you must be 65 or older this year and receiving or qualifying for the Guaranteed Income Supplement (GIS), the home must be your principal residence, the year-over-year increase must be at least $300, and relief is capped at $500. In The Blue Mountains, the County of Grey rebate gives low-income seniors the lesser of the year-over-year increase or $500; apply by 31 December each year.

Getting to Toronto, and around town, without a car
I could not verify any GO train or VIA Rail service to Collingwood or The Blue Mountains. If you stop driving, getting to Toronto means a chain of buses: Simcoe County LINX Route 4 runs between Collingwood and Wasaga Beach, and LINX Route 2 runs between Wasaga Beach and Barrie, where the GO Barrie line runs to Toronto. Check both timetables before you count on the connection. Seniors 65+ save 55% on GO with a senior PRESTO fare type or a senior e-ticket.
Around town it is easier:
- Collingwood transit: senior fare (60 and over) $1.75 a ride, or $31 a month.
- Blue Mountain Link (BLINK): connects Collingwood with The Blue Mountains, including the Craigleith area and Blue Mountain Resort, for a $2.25 flat fare or $41 a month.
- TransitPLUS: specialized door-to-door service, 7 days a week, 7am to 9pm.
Healthcare: the hospital in town
The local hospital is Collingwood General and Marine Hospital, 459 Hume Street. It is an 84-bed hospital with an emergency department, serving Collingwood, Clearview, The Blue Mountains and Wasaga Beach: more than 73,000 permanent residents and, by the hospital’s own count, 3.5 million annual visitors. It is planning a new facility under its “Your Future Hospital” project.
Before you move, ask your own doctor whether your specialists would keep seeing you and how often you would travel back. Some specialized care may mean a referral elsewhere. Start looking for a local family doctor early.
What the area is known for
Blue Mountain Resort was established in 1941 by ski instructor Jozo Weider. It has 42 trails, 30 of them lit for night skiing, in a 150-hectare ski area, and describes itself as “an all-season playground” on the southern shores of Georgian Bay, on the Niagara Escarpment. The Georgian Trail is a 33 km hard-packed trail linking Collingwood, Thornbury and Meaford, good for walking and cycling.
For seniors specifically:
- Collingwood Leisure Time Club, 100 Minnesota Street: pickleball, cards, line dancing, bridge, tai chi, woodcarving and more, for $50 a year.
- The Blue Mountains: the Town’s seniors resources page lists Beaver Valley Outreach, the Beaver Valley Probus Club and library programs, plus pickleball, skating and tai chi.
Who it suits, and who it doesn’t
It suits you if you ski, cycle or walk and want that on your doorstep; you want an emergency department in town; you expect to keep driving comfortably for years; and you like being among many people your own age.
Think twice if:
- Your grandchildren are in the GTA and you want to see them weekly. Without rail, it is a drive of roughly 90 minutes or more depending on traffic and weather, or a long bus chain.
- Winter driving worries you, or you see several specialists in Toronto. Count the trips honestly.
- You dislike crowds. The hospital cites 3.5 million visitors a year; expect busier roads, trails and restaurants in peak seasons.

Next steps if you are serious
- Visit twice: once on a busy summer or ski-season weekend and once on a weekday in February.
- Ask for the tax bill and MPAC assessment on any home you like, not just the list price.
- Map your care: family doctor, specialists, pharmacy, and how you would get to each without a car.
