Living here

Renters, Airbnb and elevators at 667 Warden Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 667 Warden Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 667 Warden Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

667 Warden Avenue Townhouses is unusual for this part of Scarborough because it is new by local standards: 30 three-storey condominium townhouses registered in 2010, in an area where most townhouse complexes date from the 1970s and 1980s. That age gives it a different set of strengths and a different list of things to check. There is also a 27-storey tower proposed on the corner next door, and you should know about it before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

667 Warden Avenue Townhouses is a 30-unit, three-storey condominium townhouse complex at 667-671 Warden Avenue in Scarborough, in the Clairlea-Birchmount area near Warden Avenue, Danforth Road and Birchmount Road. It was built in 2010, and the condominium corporation is TSCC-2127 (Toronto Standard Condominium Corporation No. 2127), registered on 13 December 2010. Condos.ca lists ICC Property Management as the manager, with a parking garage and visitor parking. It does not list a developer or the items covered by the maintenance fee.

TSCC-2127

A 2010 complex in a 1970s landscape

Most condominium townhouses in this part of Scarborough carry YCC or MTCC numbers and were registered decades ago. TSCC-2127 was registered in December 2010, which makes this complex roughly 15 years old. It was designed and built under far more recent building code requirements than its older neighbours, and its first-generation roofs, windows and mechanical systems are still within their expected lives.

That is the main reason buyers look here. You get a townhouse that does not need you to budget for 1970s wiring or 40-year-old windows, at a location close to the Warden and Danforth Road corridors.

Fifteen years is also the age when a complex’s original components start to show their first wear. Sealants, caulking, balcony and terrace membranes, and the garage waterproofing are often the first items to need attention. The reserve fund study will show when the corporation expects those costs.

One thing a newer complex does not give you any more is warranty protection. Ontario’s new-home warranty coverage on common elements runs out well before a building reaches 15 years, so any defect that appears now is the corporation’s cost. Ask whether the corporation ever made warranty or performance audit claims in its early years and whether all of that work was completed.

Three storeys and the garage

Condos.ca lists the complex at three storeys, which points to vertical living: separate floors for living, sleeping and, often, a rooftop or upper terrace or a lower level. Before you buy, walk the stairs with your daily routine in mind, especially if you have young children, older parents or plan to stay into retirement.

Condos.ca also lists a parking garage and visitor parking. In newer townhouse complexes of this size, that often means a shared underground garage beneath the homes rather than a private garage for each one. If that is the arrangement here, the garage slab, drainage and waterproofing membrane are among the corporation’s most expensive long-term items. Confirm how parking works for the specific home and whether the space is owned or exclusive-use.

Ask too about storage. Three-storey townhouses often trade a basement for a lower level or garage storage, and buyers moving from a house sometimes underestimate how much they will miss it.

Professional management at 30 homes

Condos.ca lists ICC Property Management as the manager. At 30 homes, the corporation is small enough that each owner’s share of a major repair is noticeable, but large enough to support professional management, which is a real advantage over many self-run complexes nearby.

Confirm the current manager in the status certificate and ask how long it has been in place. Then read the budget, the reserve fund study and the last two years of minutes to see how the board is planning for the first major repairs.

Ask as well roughly how many homes are rented. Newer townhouses in Scarborough attract investors as well as owner-occupiers, and the mix affects who sits on the board and how the complex is cared for.

The tower proposed next door

The neighbouring site at 673 Warden Avenue, on the northeast corner of Warden Avenue and Bell Estate Road, is the subject of a proposal by Blacktusk Group for a 27-storey mixed-use building with about 314 homes and a small retail component. Plans filed with the City show the tower over a six-storey base with underground parking, and the latest revised drawings are dated May 2024. UrbanToronto lists the project as pre-construction.

If it is built, owners here can expect a long construction period next door, more people and traffic along Warden, and possibly some new retail at grade. Depending on where a home sits in the complex, views and afternoon light may also change. Ask the seller and the manager what they know about the project’s timing, and look at the City’s planning file for the latest version before you firm up.

Beyond that site, this is an established stretch of Warden with buses running along it. The data panel on this page shows the nearest subway, schools and parks.

What 667 Warden Avenue Townhouses costs

There were no active listings at the complex when I checked condos.ca, and it does not publish an average price per square foot or a fee range for this corporation. With 30 homes, trades are occasional, and the data panel on this page shows them in aggregate.

For comparables, I look at other newer condo townhouses along Warden and in Clairlea-Birchmount, and I separate them from the older 1970s and 1980s complexes, because a 2010 townhouse should command a premium over a first-generation one of similar size. Adjust for floor plan, terrace or outdoor space and the parking arrangement.

On fees, ask what the payment covers, because condos.ca does not list inclusions. Newer townhouse complexes with a shared underground garage often carry higher fees than older ones without one, and that is not a bad thing if the money is going into a well-funded reserve. The status certificate will show you.

Amenities at 667 Warden Avenue Townhouses

Parking garageVisitor parking

The amenity list is parking and visitor parking, and that is the honest picture of a 30-home townhouse complex. There is no gym or party room to fund, so the fee goes mainly to the exteriors, grounds, the garage and the reserve fund. Your private outdoor space, whether a yard, patio or terrace, does the job an amenity floor does in a tower.

Jatin’s honest take on 667 Warden Avenue Townhouses

Who this building suits

Buyers who want a townhouse without the age-related risks of a 1970s or 1980s complex, families comfortable with three-storey living, and commuters who want quick access to Warden and the Danforth Road corridor. It also suits buyers moving up from a condo apartment who want their own front door.

What I’d want you to check

Read the reserve fund study for the garage membrane, sealants, roofs and terraces, and check whether any first major repairs are scheduled. Confirm the parking and storage arrangement for the specific home, the current manager, and what the fee covers. Check the latest status of the 673 Warden proposal and think about how it would affect the home you are viewing.

The value question

A 2010 townhouse in this area offers newer construction at a price that should still sit below a freehold house nearby. The tower proposal next door is a genuine unknown: it may add convenience and pressure on value from construction at the same time. If you want help weighing it, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
