Two addresses in the Richview and Kingsview area are routinely presented as condominiums and are not. One is a freehold townhouse enclave; the other is a corridor of purpose-built rental towers. Between them they produce the most likely place in north Etobicoke for a buyer — or an agent — to get tenure wrong.

Richview Park, 387 to 403 The Westway and 91 Callowhill Drive — freehold
Richview Park is a 2018 development of 21 homes by Tiffany Park Homes, three storeys, spread across five civic addresses. A major listing portal files it as a condominium building.
The tell
The portal prints a registration date of “Jan 1, 2018” with no corporation number. A January-first registration date with no corporation number is, in my experience across this project, an extremely reliable signal that no condominium corporation record exists. It has caught purpose-built rentals, freehold enclaves and phantom buildings. It is a placeholder the database writes when it has nothing.
Three independent confirmations that it is freehold
- The live MLS record at 399 The Westway gives the property type as attached / row / townhouse with no maintenance fee.
- Two independent development write-ups describe Richview Park as freehold townhomes and single-family homes, completed 2018, by Tiffany Park Homes.
- 403 The Westway resolves on the same portal as a freehold three-storey house, not as a unit of a condominium.
The one thing I could not resolve
The same portal page nonetheless lists fee inclusions of common elements, building insurance and water — which would imply a common elements condominium, or a parcel of tied land arrangement, where you own the home freehold and pay a shared charge for private roads or landscaping. The MLS record shows no fee at all. These cannot both be true, and I could not settle it from published sources. If there is a POTL corporation behind Richview Park, its number is not published anywhere I could find. Ask your lawyer to confirm before the deposit goes firm — a POTL charge you did not expect is a real monthly cost, and a POTL you assumed existed and does not changes who maintains the road.
The corporation also records a twelve-month change of 0 per cent across zero sales. Null result.
Orphan address records
The same portal maintains separate single-address pages for 403 The Westway, 91 Callowhill Drive and 2 Callowhill Drive. These are individual freehold houses, not buildings. They inflate any count of “condos in the area” that is built by scraping address pages.

Widdicombe Hill Boulevard — mostly rental, and one genuine condominium
Widdicombe Hill Boulevard is a short street with a lot of towers on it. Almost all of them are purpose-built rental:
- 53 and 57 Widdicombe Hill Blvd — “Widdicombe Place”, operated by QuadReal Residential Properties. 281 units, 18 storeys, built 1975.
- 63, 73 and 120 Widdicombe Hill Blvd — operated by Park Property Management. 694 units, 17 storeys, built 1974.
- 25 and 35 Widdicombe Hill Blvd — registered rental. 35 Widdicombe Hill is 121 units, 11 storeys, built 1968, managed by Orin Group Properties.
130 to 142 Widdicombe Hill Boulevard is the exception. That one is a genuine condominium corporation and is covered elsewhere on this site. So the street contains both, and the numbers are not grouped — the condominium sits at the high end, the rentals at the low end and in the middle.
Two independent errors on the same records
A major listing portal carries per-unit pages for both 53 and 57 Widdicombe Hill Boulevard typed as “Condo Apt” — for a building that is a registered rental. One of those pages is for unit 1902 in an 18-storey building, which cannot exist. Separately, a second portal publishes a page titled “25–35 Widdicombe Hill Blvd Condos” for another registered rental.
Three errors, two portals, one street. If you are relying on a listing site to tell you whether a Widdicombe Hill building is a condominium, you will get the wrong answer more often than the right one.
The general rule this produces
Across north Etobicoke I have now found the same four failure modes repeatedly: a placeholder registration date standing in for a missing corporation, a purpose-built rental typed as a condominium, a freehold enclave with a phantom fee line, and a unit number that could not exist in a building of the recorded height.
None of these requires special knowledge to catch. It requires asking one question before the deposit is firm: what is the corporation number, and on what date was it registered? If nobody can answer that from a document, the building is not a condominium until proven otherwise.

What is the January 1 tell?
A registration date of January the first with no corporation number attached. Across this project it has reliably indicated that no condominium corporation record exists – the database writes a placeholder date when it has nothing real to show.
