North Etobicoke: The Buildings You Cannot Buy Into

Search “condos in Rexdale” and you will get results that cannot be bought. Not overpriced, not off-market — legally not for sale, because the tenure is not ownership. This page lists the north Etobicoke addresses that fall into that category, so that nobody wastes a viewing, a deposit or a lawyer’s time on one.

None of this is a judgement about these buildings. It is a statement about what kind of legal interest exists in them, which is the only thing that determines whether a purchase is possible.

Method: corporation numbers and registration dates below come from condos.ca; where a second independent source confirmed a number, I have said so. Walking distances are measured on the pedestrian network using the OSRM foot profile, not straight lines. Where a source publishes a figure I could not stand behind, I have said what it was and why I did not use it.

Four categories, and why they get confused

1. Condominium

You take registered title to a unit. There is a corporation with a number and a registration date. This is the only category on this page that can be bought in the ordinary way.

2. Equity co-operative

You buy shares in a corporation, and those shares carry the right to occupy a specific suite. This can be bought and sold, but financing works differently and not every lender will write against co-operative shares. Seven of these have been found in Etobicoke, all filed as condominiums by listing portals — the pages for them are linked below.

3. Non-profit housing co-operative

A member corporation that houses its members. There are no shares to buy and no unit to purchase. Members apply, are accepted by the membership, and pay a monthly housing charge. This is the category most often mistaken for the one above, because both are called “co-ops.”

4. Community and non-profit rental housing

Owned by a public agency or a non-profit corporation and rented, not sold. No purchase is possible at any price.

The single most likely mistake in this area

174 John Garland Boulevard — Maurice Coulter Housing Co-operative Inc. An eight-storey building that is a non-profit housing co-operative, not an equity co-op and not a condominium.

It carries MLS-style records on at least one major real estate site, with individual unit numbers attached. That is why it is the highest-risk address on this list: everything about how it appears online says “buyable,” and it is not. There are no shares and no title to transfer.

Toronto Community Housing addresses in north Etobicoke

All are owned by the City’s housing corporation and rented. None can be purchased:

  • 75 Tandridge Crescent — 1967, 10 storeys, 221 units. On the same short crescent as the West Humber Mews condominium.
  • 2063 and 2067 Islington Avenue — 1973, 12 storeys, 162 units each. Just north of the condominiums at 2000 and 2010 Islington.
  • 2765 Islington Avenue, Rowntree Manor — 1984, 14 storeys, 237 units.
  • 101 Kendleton Drive — 1965, a multi-building site recorded twice, at 11 storeys / 194 units and 7 storeys / 221 units.
  • 111 Kendleton Drive, Albion Lodge — 1965, 7 storeys, 58 units.
  • 10 Humberline Drive — 1984, 13 storeys, 179 units.
  • 900 Queens Plate Drive — 1994, 16 storeys, 204 units.

Non-profit and social housing corporations

  • 2314 Islington Avenue, Highway Terraces — 1977, 11 storeys, 194 units, operated by Rexdale Presbyterian Senior Citizens Corporation.
  • 121 Kendleton Drive, Robert J. Smith Seniors Apartments — non-profit seniors housing.
  • 68 Bergamot Avenue — 2007, 4 storeys, 68 units, operated by YWCA Toronto.
  • 2715 Islington Avenue — 1992, 5 storeys, 80 units, Our Saviour Thistletown Lutheran Lodge.
  • 20 Humberline Drive — 1986, 11 storeys, 104 units.
  • 30 Humberline Drive — 1984, 19 storeys, 176 units.

Not residential at all

2233 Kipling Avenue, Kipling Acres is a City of Toronto long-term care home. It appears in building databases tagged as residential, which is how it lands in candidate lists of “buildings.” It is a care facility.

And the largest category: purpose-built rental

Beyond everything above, north Etobicoke holds a very large stock of privately owned purpose-built rental towers — more than sixty addresses identified across Rexdale Boulevard, Islington Avenue north of the 401, Kipling Avenue north of the 401, Bergamot Avenue, Torbolton Drive, Panorama Court, Jansusie Road, Garfella Drive, Martin Grove Road and Widdicombe Hill Boulevard.

Individual units in these cannot be bought either. They are owned as whole buildings by rental portfolios — MetCap Living, Pinedale Properties, CAPREIT, H&R, Golden Equity, Siteline and others. Several sit immediately beside genuine condominium corporations:

  • 40 Stevenson Road (rental) beside 60 Stevenson Road (YCC 27).
  • 18, 46 and 50 Panorama Court (rental) beside 40 Panorama Court (YCC 506).
  • 75 Irwin Road (rental) beside 81–87 Irwin Road (YCC 292).
  • 60 and 70 Esther Lorrie Drive (rental) beside 80 Esther Lorrie Drive (Cloud 9, TSCC 2527).

The one question that resolves all of this

Before you view, before you offer, before any money moves: what is the condominium corporation number, and when was it registered?

If a document answers that, it is a condominium. If nobody can answer it, the building is something else until proven otherwise — and on these streets, “something else” is the more likely outcome. In north Etobicoke, registered rental, community housing, non-profit housing and long-term care between them substantially outnumber the condominium corporations.

No. Maurice Coulter Housing Co-operative Inc. is a non-profit housing co-operative. There are no shares to buy and no unit to purchase – members apply and pay a monthly housing charge. It is the address in north Etobicoke most likely to be mistaken for a condominium because it carries MLS-style unit records online.

What is the difference between an equity co-op and a non-profit housing co-op?

In an equity co-operative you buy shares that carry the right to occupy a suite, and you can sell those shares, though financing differs from a condominium mortgage. In a non-profit housing co-operative there is nothing to buy at all – you apply for membership and pay a monthly charge.

Which north Etobicoke buildings are Toronto Community Housing?

Why do these buildings show up in condo searches?

Listing portals and building databases classify by address and building type rather than by legal tenure. A ten-storey residential building looks the same to a database whether it is a condominium, a rental, community housing or a co-operative.

How do I confirm a building is actually a condominium?

Ask for the condominium corporation number and its registration date, and have them confirmed from a document rather than a listing site. If nobody can produce them, treat the building as something other than a condominium until proven otherwise.
