Etobicoke · The Kingsway

The Kingsway

1920s master-planned streets, Tudor and English-cottage architecture, top schools and subway access — Etobicoke’s most enduring address.

The neighbourhood

Living in The Kingsway

The Kingsway was planned in the 1920s with architectural controls, and a century later it still shows: curving tree-lined streets, Tudor and English-cottage homes, generous lots, and a genuine village main street along Bloor West.

It has been one of Toronto’s most desirable neighbourhoods for decades, and the reasons compound — subway access on Line 2 at Royal York and Old Mill, sought-after schools, and a housing supply that physically cannot expand.

The result is a market that tends to hold value through downturns better than most of Etobicoke, at entry prices that reflect exactly that.

What you will find

Homes & prices

Predominantly detached homes — original 1930s character houses through to full custom rebuilds — on lots larger than most of Toronto. There’s also a quiet boutique condo market along Bloor and near Old Mill that’s popular with downsizers wanting to stay in the neighbourhood. Read more: why the Kingsway holds its value.

Good to know

Before you buy here

Checking a specific building? The Etobicoke condo directory covers 258 documented buildings, searchable by name, street or condominium corporation number — filter it to Stonegate–Queensway for The Kingsway. It flags which addresses are co-ops, which are purpose-built rentals, and which are not condominiums at all, which is the thing listing portals get wrong most often.

Schools

Consistently strong school demand is a primary driver of family buying here — and a support under values.

Older systems

Character homes often carry knob-and-tube wiring, galvanized plumbing and aging foundations. Inspection scrutiny is essential.

Renovation limits

Heritage and design considerations can restrict what you change. Confirm what’s permitted before buying a “fixer.”

FAQ

The Kingsway questions

Why is the Kingsway so expensive?

Subway access, sought-after schools, 1920s master-planned character architecture and permanently limited supply combine to support a lasting premium.

Is the Kingsway a good investment?

Historically it holds value through downturns better than most Etobicoke pockets, though entry costs are high and carrying costs on larger homes are significant.

Are there condos in the Kingsway?

Yes — boutique buildings along Bloor Street West and near Old Mill, popular with downsizers who want to remain in the neighbourhood. Inventory is limited.

Is the Kingsway good for families?

It is one of Etobicoke’s strongest family markets, combining schools, parks, quiet streets and Bloor West village amenities within walking distance.
