By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — Five Caledon communities worth shortlisting for 2027, with real 2026 prices, commute facts and the rural checks to make in each.

Short answer

For 2027, the best places to live in Caledon are Bolton for a full-service town, Southfields Village in Mayfield West for newer townhouses near Brampton, Caledon East for village life, Palgrave for estate homes, and the historic villages for character. Caledon’s detached median was $1,180,000 from January to October 2026, down 7.3% (TRREB MLS data via REALM).

This guide is for buyers thinking about Caledon in 2027, whether you are moving up from Brampton, looking for land and quiet, or want a newer townhouse near the Brampton border. You will get Caledon’s 2026 prices, five communities worth a close look, and the checks I would make before buying in each.

Is Caledon a good place to live in 2027?

For buyers who want space, yes. Caledon is the northernmost municipality in Peel Region and the largest by area in the GTA, at roughly 690 square kilometres. It is mostly rural, with 76,581 people in the 2021 census, up 15.2% from 2016. Bolton is by far the largest community, Caledon East and Mayfield West are the next main centres, and the rest of the town is villages, hamlets and countryside. Some suburban growth spills over from Brampton in the south. Here is what it offers:

  • Countryside and trails. The Bruce Trail, the Caledon Trailway and the Oak Ridges Trail all pass through, and Forks of the Credit Provincial Park is here.
  • A moderate tax rate. Caledon’s 2026 total residential rate is 0.982207% of assessed value, about $6,875 a year on a home assessed at $700,000.
  • Choice of lifestyle. You can buy a townhouse in a new subdivision, a family home in Bolton or a country property on acreage, all in one town.

The trade-offs are real. Caledon has no GO train station. GO buses run along Highway 50 through Bolton to Malton GO, and between Orangeville and Brampton GO along Highway 10. The Town does not run its own transit; Brampton Transit runs a few routes in, such as a rush-hour route in Bolton. Most people drive. My comparison of Caledon vs Brampton covers that choice in detail.

What do homes cost in Caledon right now?

Caledon prices fell in 2026, but more detached homes sold. Here are the town-wide medians.

Home type Median 2024 Median 2025 Median 2026 Change vs 2025 Sales 2026 Avg. days on market 2026
Detached $1,330,000 $1,272,500 $1,180,000 −7.3% 447 40
Semi-detached $970,000 $920,000 $865,000 −6.0% 43 27
Freehold townhouse $925,000 $874,500 $799,995 −8.5% 114 35
Condo townhouse $888,750 $710,100 $589,990 −16.9% 17 32

Source: TRREB MLS data via REALM, January–October of each year. Town of Caledon. Condo apartments are left out because only four sold in 2026.

Detached homes took 40 days to sell on average in 2026, up from 32 in 2025, so sellers had to be patient and buyers had more room to negotiate.

TRREB also reports Caledon by community. These medians mix all home types and some rest on very few sales, so use them to compare areas, not to value a home.

TRREB community Sales Q2 2026 Median price (all types) Avg. days on market
Bolton East 39 $927,500 30
Bolton North 27 $1,102,000 23
Bolton West 24 $945,000 31
Caledon East 35 $1,260,000 35
Palgrave 9 $2,385,000 28
Inglewood 3 $930,000 31
Rural Caledon 91 $1,060,000 40

1. Bolton

What it’s like: Bolton is Caledon’s main town and its biggest community, with 26,795 people in 2021. The old downtown sits in the Humber River valley, with neighbourhoods rising on the slopes to the north and south. Queen Street, the former Highway 50, is the main street. Conservation lands cover much of the north and east, including parts of the Humber Valley Heritage Trail. Highway 427 ends about 9 kilometres to the southeast and Highway 400 is about 14 kilometres east.

Who it suits: families who want a full-service town with schools and shops, and Brampton or Vaughan workers who drive.

What it costs: the three Bolton communities had 90 sales in Q2 2026, with medians from $927,500 in Bolton East to $1,102,000 in Bolton North.

What to check: homes near the river in the valley can sit in flood-regulated areas. Ask the conservation authority about the lot before you firm up an offer.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

2. Southfields Village (Mayfield West)

What it’s like: Mayfield West is one of Caledon’s rural service centres, on the Caledon side of Mayfield Road, where suburban growth spills over from north Brampton. Southfields Village is the newer subdivision in this area. Brampton Transit’s route 81 Mayfield West runs along Kennedy Road, and since January 2024 it has added midday trips and early evening trips until 8:30 p.m.

Who it suits: first-time buyers and young families who want a newer freehold townhouse or semi, with Brampton’s shops and services close by.

What it costs: TRREB does not report Southfields on its own. Town-wide, freehold townhouses had a $799,995 median in 2026 and semis $865,000. Our comparison of Southfields and other Mayfield corridor communities looks at this area in more depth.

What to check: if you are buying new in this corridor, ask what development charges are built into the price and whether you qualify for any new-home rebates. See my guide to development charges on the Caledon–Brampton border.

3. Caledon East

What it’s like: Caledon East is a village of about 5,575 people on Airport Road, northwest of Bolton. It was first settled in 1821, and its old railway line is now part of the Caledon Trailway. The area is surrounded by wetlands and small rivers. A new community centre with a fitness gym opened in September 2023, and development is planned to the north, south and west of the village.

Who it suits: families who want village life with newer homes, and walkers and cyclists who will use the Trailway.

What it costs: a Q2 2026 median of $1,260,000 on 35 sales, with homes selling in 35 days on average.

What to check: ask the Town what is planned near your street, since new subdivisions can change traffic and views. Lots near wetlands may have conservation rules.

4. Palgrave

What it’s like: Palgrave is a small rural community about 10 kilometres north of Bolton, on the hilly Oak Ridges Moraine, with the Humber River flowing to its west. It had 1,044 people in 2016. The Caledon Equestrian Park in Palgrave hosted the equestrian events of the 2015 Pan American Games, and the Palgrave Forest and Wildlife Area is nearby.

Who it suits: buyers who want a large lot or an estate home in the hills, and horse owners.

What it costs: Caledon’s most expensive community in Q2 2026, with a $2,385,000 median on 9 sales.

What to check: many country homes rely on a private well and septic system. Test the water and inspect the septic before your offer goes firm. At this price you need at least 20% down, since mortgage insurance is not available at $1.5 million or more.

5. The historic villages: Alton, Belfountain, Cheltenham and Inglewood

What it’s like: these are four of Caledon’s historic villages. Belfountain grew up on the Credit River in the 1800s and has its own conservation area, and the Credit River also runs just north of Cheltenham. Alton has two old woollen mills from around 1881, now the Alton Mill Arts Centre and the Millcroft Inn. Cheltenham, with about 729 people, has the most designated heritage properties of any Caledon village and is known for the red ridges of the Cheltenham Badlands. Inglewood is another small Caledon village.

Who it suits: buyers who want character homes, hiking and a slower pace, and who work from home or do not mind a long drive.

What it costs: sales are rare. Inglewood had three sales in Q2 2026 at a $930,000 median; Alton and Cheltenham had two each, too few for TRREB to publish a price.

What to check: heritage designation can limit changes to a house. Check well, septic and internet service, and ask a local agent for every sale in the village over the past year or two.

How do I choose the right Caledon community?

Start with how you will get around. If you need local bus service, Bolton and Mayfield West have Brampton Transit routes. If you drive to Brampton, Mississauga or Vaughan, Bolton is close to the north end of Highway 427, and Mayfield West sits right next to Brampton. If you work from home, the villages and Palgrave open up. Then pick the home type: Mayfield West for townhouses, Bolton and Caledon East for family homes, Palgrave and rural Caledon for land.

Check rates too. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and the big banks raised prime to 4.70%. The next decision is on 9 December 2026.

My take

Caledon is a lifestyle choice more than a price choice. Its detached median is about $230,000 above Brampton’s, so you are paying for space and quiet. With detached homes taking 40 days to sell in 2026, buyers have time to do proper checks and negotiate. I would use that time to test the commute in winter and to inspect every system a country home relies on.

Watch out

Rural homes come with costs city buyers do not expect: well water testing, septic pumping and repair, longer drives and sometimes limited internet. Some lots near rivers, wetlands or the Oak Ridges Moraine also have conservation rules. Get these checked before your offer is firm, not after.

What to do next

  1. Decide whether you need a bus link, a short drive to a highway, or land, and narrow to two communities.
  2. Drive your real commute from each at rush hour, and again in winter if you can.
  3. Get a mortgage pre-approval at today’s rates.
  4. For a country property, book well, septic and conservation checks before you firm up.
  5. Read my guide to choosing the best realtor in Caledon before you hire anyone.

Frequently asked questions

What is the best area to live in Caledon?

The best area in Caledon depends on how you live. For 2027, my top five are Bolton for a full-service town, Southfields Village in Mayfield West for newer townhouses near Brampton, Caledon East for village life, Palgrave for estate homes on the Oak Ridges Moraine, and the historic villages of Alton, Belfountain, Cheltenham and Inglewood for character.

Is Caledon a good place to live?

Yes, Caledon is a good place to live for buyers who want space and countryside. It had 76,581 people in the 2021 census, trails such as the Bruce Trail and Caledon Trailway, and a 2026 tax rate of 0.982207%. The drawbacks are no GO train station, limited bus service and longer drives, so most residents rely on a car.

How much is a house in Caledon in 2026?

The median detached house in Caledon sold for $1,180,000 from January to October 2026, according to TRREB MLS data via REALM. That was 7.3% lower than the $1,272,500 median in 2025. Semis had a median of $865,000 and freehold townhouses $799,995. Detached homes took 40 days to sell on average.

Does Caledon have a GO train station?

No. As of November 2026, Caledon has no GO train station. GO buses run along Highway 50 through Bolton to Malton GO Station, and between Orangeville and Brampton GO along Highway 10. Brampton Transit also runs a few routes into Caledon, including route 81 Mayfield West and a rush-hour route in Bolton.

What is the property tax rate in Caledon?

Caledon’s 2026 total residential property tax rate is 0.982207% of assessed value, according to the Town of Caledon. It combines the town rate, an infrastructure rate, the Peel Region rate and the 0.153% education rate. A home assessed at $700,000 pays about $6,875 a year before any credits.

Is Caledon cheaper than Brampton?

No. Caledon homes cost more than Brampton homes in 2026. The detached median was $1,180,000 in Caledon and $950,000 in Brampton from January to October 2026, according to TRREB MLS data via REALM. Brampton also had far more condo and townhouse sales, so it has more choice for first-time buyers.

What is the most expensive area in Caledon?

Palgrave had the highest median of Caledon’s communities in TRREB’s Q2 2026 report, at $2,385,000 for all home types on nine sales. It is a small community on the Oak Ridges Moraine about 10 kilometres north of Bolton, known for large lots and estate homes. Check current 2027 sales before relying on that figure.

Is Bolton, Ontario a good place to live?

Yes, Bolton is a good place to live for families who want a small town with services. It is Caledon’s largest community, with 26,795 people in 2021, a downtown in the Humber River valley, conservation trails and access to Highway 427. In TRREB’s Q2 2026 report, Bolton’s three communities had medians from $927,500 to $1,102,000.

Are house prices dropping in Caledon?

Yes. Caledon’s detached median fell 7.3% and its freehold townhouse median fell 8.5% from January to October 2026 compared with 2025, according to TRREB MLS data via REALM. Detached sales still rose about 5%. Homes are taking longer to sell, but nobody can promise where prices go in 2027.
