How I chose them: I looked at High Park and Swansea the way a tenant should — how quickly you reach transit, what the building actually offers day to day, suite sizes, building age and condition, and how many units come up for lease so you have choice. Across the GTA, average condo rents were still below a year earlier in Q2 2026 — one-bedrooms down 2.3% and two-bedrooms down 1.7% — with 27,844 units listed for rent against 21,251 leased. TRREB says conditions still favour renters, which means there is usually room to negotiate on start date, parking or a longer term.

  • Two 38-storey towers completed by 2024 (UrbanToronto lists the project as complete), so this is the newest amenity-heavy stock in the area.

  • A newer building usually means strict elevator booking and move-in rules; check with the property manager before booking movers.

  • Curved mid-2000s tower (part of a 12-acre site that also includes stacked townhouses) with views over the lake, Grenadier Pond and the Humber.
  • Streetcar-based location: good for a commute to downtown by the Queen line, less so for fast subway trips.
  • A mature building, so finishes vary widely unit to unit; ask to see the actual suite.

  • Directly across Bloor from High Park; the glass tower was finishing construction in 2015 (UrbanToronto).
  • Larger than most Bloor-strip buildings (about 386 suites), so there is usually more rental turnover to choose from.
  • Faces busy Bloor St; park-facing south suites get the view but also the street noise.

Why it makes the list: The subway-and-park pick: a mid-2010s Daniels tower with a strong amenity list, facing High Park and a short walk from Line 2.

Getting around: A short walk to Keele station on Line 2; Dundas West station and the Bloor GO/UP Express station are also nearby.

What renters should know:

  • A boutique building of about 108 suites, so vacancies are infrequent; watch for listings early.
  • Close to High Park's eastern gates and Roncesvalles, and one of the easiest subway commutes in the area.

Why it makes the list: A smaller, quieter building with a concierge, steps from the subway and High Park's east side.

Getting around: Buses and the 501 streetcar on The Queensway nearby; the Line 2 stations are a bus ride north.

What renters should know:

  • An early-1970s building. Older condos like this often have larger layouts than new towers, but fees are higher and in-suite finishes depend on the owner.
  • A quiet residential street near the Humber and the lakefront trail; less walkable to shops than Bloor.
  • New high-rise construction is planned nearby (Southport in Swansea at 34 Southport St), so expect some construction activity in the coming years.

Living in High Park and Swansea as a renter

Mostly early-20th-century houses on hilly streets between High Park and the Humber, with a small cluster of condo towers at The Queensway/Windermere and on Lake Shore Blvd W. Condo options are concentrated at the edges: the Bloor frontage facing High Park and the southern Queensway/Lake Shore corner.

High Park and Swansea in brief
Where it is Swansea: Humber River (west), Bloor St W (north), High Park (east), Lake Ontario (south). The Bloor St W condo strip facing High Park (roughly Keele St to High Park Ave) sits on the north side of Bloor, officially in High Park North.

Things renters in High Park and Swansea should know

  • Buildings on The Queensway / Lake Shore rely on the 501 streetcar and buses rather than the subway; the Bloor-facing buildings are the subway picks.
  • Lake Shore / Gardiner-adjacent suites can be noisy on the highway side and windy at the water's edge; ask which way a suite faces.
  • New supply is coming: Southport in Swansea (34 Southport St, 30 storeys, ~625 suites) is in pre-construction with a projected 2028 completion.

Before you sign a condo lease

  • Use the Ontario Standard Lease. Landlords of most private rental units, condos included, must use the province’s standard lease template for new leases.
  • Deposits are capped. A landlord can ask for a rent deposit of no more than one month’s rent, and it must go toward your last month. Damage deposits are not allowed; a key or fob deposit must be refundable. See Ontario rental deposit rules.
  • Check the rent-control date. The annual guideline (2.1% for 2026, 1.9% for 2027) does not apply to units first occupied as residences after 15 November 2018. Ask when the building was first occupied — in newer towers your increases are negotiable, not capped.
  • Get utilities in writing. Newer towers usually meter hydro separately; many older buildings include it in the condo fee. It can be a real monthly difference.
  • Read the condo rules. Tenants must follow the corporation’s declaration and rules — pets, move-in bookings, elevator deposits and short-term rental bans all live there.

Compare the all-in monthly cost — rent, hydro, parking, locker — not the headline rent, and remember that in Q2 2026 renters, not landlords, had the upper hand across the GTA.
