Living here

Renters, Airbnb and elevators at 1 Columbus Lofts

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1 Columbus Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1 Columbus Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1 Columbus is the loft building I mention when a buyer wants the space of a house but the character of a factory. There are only ten suites in this former Rawlings baseball glove factory at Columbus and Sorauren, and they are big, roughly 1,300 to 2,300 square feet, with some served by private elevators. You will rarely see one for sale, and when you do, it behaves more like a house sale than a condo sale. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1 Columbus Lofts is a ten-suite hard loft condominium at 1 Columbus Avenue, at the corner of Columbus and Sorauren Avenue in Toronto’s Roncesvalles area. It is a conversion of a red-brick factory, reported to date from 1902, where Rawlings baseball gloves were made. Jackson Goad Architects carried out the conversion. Condos.ca lists it at four storeys; other sources give five or six. The condominium corporation is MTCC-1142, registered on 11 March 1997. Suites run roughly 1,310 to 2,280 sq ft. Fees cover common elements, building insurance and water; hydro and heat are paid by the owner. Dynamic Property Management is the listed manager.

A glove factory, converted before lofts were fashionable

Press coverage in both Toronto Life and The Globe and Mail describes the building as the former factory where workers stitched baseball gloves for Rawlings. One building profile calls it a former leather factory, which is consistent with glove-making; the original red-brick structure is reported to date from 1902.

The conversion was led by Jackson Goad Architects. Toronto Life places it just before 2000, but the condominium corporation, MTCC-1142, was registered in March 1997, which makes this one of the earlier hard loft conversions in the west end. Condos.ca lists the architects as the developer as well.

From the outside it is a plain red-brick factory with three-panel warehouse windows, sitting on a residential corner. Inside, sources describe exposed brick and stone walls, wood and steel beams, exposed ducts, and polished concrete or hardwood floors.

House-sized suites, private elevators and garages

The suite sizes are what set this building apart. Condos.ca shows roughly 1,310 to 2,280 sq ft, and another profile gives a similar range. With ten suites, each one is essentially unique, and layouts are open plan with one or two bedrooms, some with a den.

Several sources describe private elevators opening directly into some suites, and one notes that the old freight elevator shaft was reworked to give a number of suites balconies. Another profile reports that many suites have a private ground-floor garage, and that some have private rooftop terraces or gas fireplaces. Treat each of those as a suite-by-suite feature, not a building standard.

Ceilings are reported at about 10 feet, which is lower than many hard lofts. The volume here comes from floor area rather than height. If you are comparing it with a two-storey loft with 18-foot ceilings, you are comparing different kinds of space.

Finishes vary too. One profile describes Scavolini kitchens, stone counters and marble bathrooms with soaker tubs, but after nearly three decades many suites have been renovated by their owners, some more carefully than others. Judge each suite on its own condition rather than on the original specification.

The storey count does not agree, and why that matters little

Condos.ca and Toronto Life say four storeys. One loft directory says five, and another building profile says six, with twelve units rather than ten. My reading is that some suites span more than one level and the roofline includes terrace structures, so different sources count differently. The condo corporation’s declaration is the place to settle it.

What does matter is that a ten-suite corporation is closer to a small co-owned building than a typical condo. Board decisions are made by a handful of neighbours, and every repair is shared by ten owners.

A small board can work very well when owners get along and plan ahead, and it can stall when they do not. Before you buy, I would want to see that the corporation has a current reserve fund study, a manager who answers questions quickly, and minutes showing decisions actually get made.

Sorauren on the doorstep, and a big project coming

The building sits at a quiet corner near Sorauren Avenue Park, with Roncesvalles Avenue a short walk west and Dundas West close by. The transit and walkability scores are in the data panel on this page.

The biggest change nearby is the city’s planned Wabash Community Recreation Centre at the southeast corner of Sorauren Park, which will reuse the 1910 Canadian Linseed Oil Mills building and add a 25-metre pool and a double gym. The city’s page shows construction running from 2026 to 2030, subject to change. That is several years of construction activity near the park, followed by a major neighbourhood facility.

Pricing: low per foot, high per suite

Condos.ca puts the building average at about $689 per square foot. That looks low next to small west-end lofts trading well above $1,000 per foot, but it is what happens with suites of 1,300 to 2,300 sq ft: per-foot figures fall as size rises, so the total price per suite is high even when the per-foot figure is modest.

There is almost no recent trading to work from. One profile records no sales or leases in the past 12 months and an average ownership period of about six years, and there were no active listings on condos.ca when I checked. With ten suites, the building average can rest on very few trades and should be treated as a rough guide.

Fees cover common elements, building insurance and water. Hydro and heat are on you, and with suites this large, heating and cooling costs are real, so ask the seller for twelve months of utility bills. For the building’s recorded trades, see my building sold report.

Amenities at 1 Columbus Lofts

There are essentially no shared amenities beyond an elevator and security, so you are not paying to run a gym or a party room. Some suites have private elevators, garages or terraces, which matter far more here than any common facility would.

Jatin’s honest take on 1 Columbus Lofts

Who this building suits

Buyers who want house-sized space without a house: couples and downsizers moving out of a Roncesvalles or High Park home, people who need a real home office or studio, and anyone who values a quiet corner by Sorauren Park. It also suits buyers who would rather have ten neighbours than three hundred.

What I’d want you to check

This corporation registered in 1997 and the building is far older, so read the reserve fund study, the most recent engineering review and the minutes carefully. Ask what is shared and what is suite-specific, especially private elevators, garages and terraces, because maintenance responsibility for those should be clear in the declaration. Confirm the storey and suite count, the parking arrangement for your suite, and the pet rules in the governing documents. With ten owners, ask how often the board meets and how decisions get made.

The value question

At around $689 per square foot, this is one of the lower per-foot figures for a genuine hard loft in the west end, simply because the suites are large. The comparison I would make is with a semi or a large house conversion nearby: you give up land and a backyard, and you gain character, an elevator and shared exterior upkeep. For the right buyer, I think that is good value, provided the reserve fund supports a building this old. If you want me to pull the recent trades before you make an offer, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
