Living here
Renters, Airbnb and elevators at 57 Brock Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 30 deals here in the last 24 months, 22 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 57 Brock Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 57 Brock Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

57 Brock is what a lot of west-end buyers say they want and rarely find: a small, brick-faced new building with exposed concrete ceilings, a few genuine two-storey suites, and a park next door. It replaced a Beer Store, it fought its way through the Ontario Municipal Board, and it registered in 2024, so it is about as new as resale gets. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
57 Brock Condos is a seven-storey mid-rise condominium at 57 Brock Ave, Toronto, on the Parkdale and Roncesvalles border just north of Queen Street West. It was developed by Block Developments and designed by RAW Design, with amenity interiors by Tomas Pearce Interior Design and landscape by Thinc Design. Condos.ca lists 97 suites built in 2024. The condominium corporation is TSCC-3057, registered 14 May 2024. Suites include ground-floor townhomes and two-storey SkyTowns on the sixth floor.
57 Brock Condos at a glance
From Beer Store to boutique condo, by way of the OMB
The site was a Beer Store. When Block Developments first proposed a seven-storey building in 2016, residents objected at the pre-application meeting, and blogTO framed it as the moment condo development finally reached Parkdale’s side streets.
The City did not decide within the required time, so Block appealed to the Ontario Municipal Board. Before the hearing, it revised the plan: the suite count dropped from 105 to 97, the mechanical penthouse was folded into the seventh floor, cutting about 15 feet off the height, and more townhomes were added at grade. Construction formally started in late 2019 and the corporation registered in May 2024.
That history matters to you as a buyer in two ways. The building was shaped to fit a street of Victorian bay-and-gable houses, which is why it reads as brick and low. And it is very new, so you are buying into a corporation that is still sorting out its first-year issues.
Soft-loft suites, townhomes and SkyTowns
At launch, Block marketed “soft-loft” finishes: 9- and 10-foot exposed concrete ceilings and wide-plank floors. That is the feature that sets 57 Brock apart from most new mid-rises, which hide the slab behind drywall. Buyers could choose from three colour schemes curated by Tomas Pearce.
The format is unusually varied for 97 suites. There are townhomes on the ground floor with their own frontage, standard suites and penthouses above, and a limited number of two-storey SkyTowns on the sixth floor. The revised plan called for 42 one-bedrooms, 34 two-bedrooms and 19 three-bedrooms. A share of three-bedrooms that high is rare in a new Toronto condo, and it is good news for families.
Sizes depend on which source you read. Launch materials gave about 548 to 2,144 square feet, while condos.ca currently shows about 618 to 1,604. The difference probably reflects which suites have actually come to market, but check the floor plan and the declaration for any suite you consider.

The park, the rail line and the parking count
As part of the approval, about 331 square metres of the site, roughly a tenth of it, became a new public park on the southwest corner along Brock. Suites overlooking it get green space that no future building can take away.
The east side of the building faces a rail corridor. RAW cantilevered floors four to seven on that side over the amenity terraces, but you should still think about train noise and vibration if a suite faces east. Visit when trains are running and ask about window glazing.
The plan approved at the OMB stage showed 67 parking spaces, 52 of them for residents and 15 for visitors. With 97 suites, that means many suites have no parking. If you need a space, filter for it from the start, and price suites with and without parking separately.
Daily life on Brock Avenue
Brock is a quiet residential street of older houses, which gives the building a calmer front door than most Queen West condos. Queen Street West, with its restaurants, bars and shops, is at the south end of the block, and Roncesvalles and Dundas West are to the north and west. Transit, schools and Walk Score are shown in the panel on this page.
Change is coming nearby. BlogTO pointed out that the former LCBO at 11 Brock, a large lot close to Queen, was expected to draw developer interest. If you are buying for the quiet, keep an eye on what is proposed on that site.
Pricing and fees: what the numbers say
This building is too new for a long resale record, and condos.ca does not publish a building average per square foot for it yet. That makes the current listings more useful than usual as a guide, with the caveat that a handful of sales will set the comparables for years.
At the time of writing, three suites were for sale, all under 700 square feet, asking between roughly $300,000 and $650,000. The low end of that range sits far below the developer’s 2019 launch pricing, which started in the mid-$500,000s, so find out why before you rely on it as a comparable. A distressed or unusual sale can drag a new building’s numbers down for a while.
Fees in current listings work out to about $0.90 per square foot. That is reasonable for a small building with a concierge and a full amenity floor, and clearly lower per square foot than at The Roncy, the other new boutique building nearby on Roncesvalles. Condos.ca does not list what the fee includes, so confirm whether heat, water and building insurance are in it before you compare. In a first-year corporation, the budget is still an estimate, so ask whether an increase is planned.

Amenities at 57 Brock Condos
The amenities sit together on the second floor, with the party room opening onto a two-level terrace that has barbecues, a fire pit and a sunbathing deck. Condos.ca labels it a rooftop deck, but the developer’s plans put it on a lower level, so check the view and sun before you count on it.
Jatin’s honest take on 57 Brock Condos
Who this building suits
Buyers who want new construction with character: exposed concrete ceilings, a brick building and a quiet street. It suits families who need a true three-bedroom, couples who want a townhome with its own door, and buyers who would otherwise be looking at a semi in Parkdale or Roncesvalles. It does not suit buyers who need guaranteed parking or want a pool.
What I’d want you to check
Because the corporation registered in 2024, ask what deficiencies have been reported, the status of Tarion warranty claims and whether the first-year budget is holding. Confirm who manages the building, since condos.ca does not list a manager. For east-facing suites, check train noise. For any suite, confirm parking and locker, and what the fee includes. If you are looking at a SkyTown or townhome, walk both levels and check the stairs, the terrace or patio, and how the suite is heated and cooled.
The value question
With so little resale history, value here rests on the product. You get loft-style ceilings, unusual layouts and a park in a seven-storey building, at a fee near $0.90 per square foot. For an owner who plans to stay, that is a strong combination in this part of the west end. Investors should be more cautious, since parking is limited and the building’s early sales will set the comparables. If you want the numbers on a specific suite, book a call.
