Living here
Renters, Airbnb and elevators at 35 Wabash
Do mostly owners or renters live here?
Renter-heavy building. Of 13 deals here in the last 24 months, 10 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 35 Wabash?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 35 Wabash
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

35 Wabash is what I show buyers who want Roncesvalles and Sorauren Park but are not ready for a semi with a 100-year-old furnace. It is a small 2019 stacked-townhome building where every suite comes with private outdoor space, and the City is about to build a major community centre at the end of the street. It is also one of the more expensive buildings per square foot in the west end, and it trades rarely. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
35 Wabash is a low-rise stacked-townhome condominium at 35 Wabash Avenue in Toronto’s Roncesvalles neighbourhood, just south of Sorauren Park. It was developed by Zinc Developments and designed by RAW Design, with suite interiors by The Design Agency. It was completed in 2019 and registered as TSCC-2732 on 26 August 2019. Condos.ca and strata.ca list 60 suites, and FirstService Residential is the listed manager. Suites run roughly 542 to 1,623 square feet.
35 Wabash at a glance
Infill done at the right scale
Zinc built this on a vacant lot just south of Sorauren Park, beside the old Canadian Linseed Oil Mills building. Rather than push for height, the project stayed low, with a tumbled-brick exterior and recessed balconies trimmed in wood, meant to sit comfortably next to the street’s townhouses and the converted warehouses nearby.
Sources disagree on the basic numbers. Condos.ca lists three storeys and 60 suites, strata.ca says four storeys and 60 suites, and UrbanToronto’s database gives four storeys and 62 units while its description mentions 57 homes. The four-storey count matches how the building actually works: two levels of two-storey suites stacked on top of each other. Use 60 as the registered figure, and check the declaration if the number matters to you.
The design team was chosen with that context in mind: RAW Design did the architecture and The Design Agency did the suite interiors, with warm wood tones inside. Good design does not replace a proper review of the building’s records, but it does explain why the building still looks right on the street.
Garden suites below, Sky suites above
Every suite here is a split-level home, and every one has its own outdoor space. The lower Garden suites have private backyards or terraces at grade. The upper Sky suites go up to private rooftop terraces, and the published plans show gas and water lines and outdoor lighting on these outdoor spaces, with some built out with a barbecue and sink.
The layouts follow a townhouse logic. On the published Sky plans, the lower level holds the kitchen, living and dining space with a powder room, and the bedrooms, full bathrooms and primary ensuite sit upstairs. The largest Sky suite shown was a three-bedroom of about 1,620 square feet with up to about 500 square feet of outdoor space; a Garden plan of about 1,360 square feet put two bedrooms and a den on the upper floor.
The choice between them is real. Garden suites give you a yard you can step into from the kitchen, which suits a dog or a young child, but less light and more street exposure. Sky suites give you light, views and the rooftop, at the cost of more stairs every time you bring groceries home. Ceiling heights were not published in anything I found, so measure the suite you are viewing.

Sorauren Park, and what is coming to it
Sorauren Park is the main reason to live here. It has sports fields, tennis courts, a dog area and the farmers’ market, and Roncesvalles Avenue’s shops and restaurants are a short walk west. For a family that wants a backyard and a park without a detached house budget, this is one of the few new-build options in the area.
The bigger change is the Wabash Community Recreation Centre. The City plans to build it at the southeast corner of the park, reusing the 1910 Canadian Linseed Oil Mills building, with a 25-metre six-lane pool, a leisure pool, a double gym, a running track, studios and a town square. The City’s timeline puts construction from 2026 to 2030, and it says that may change.
For owners here, that means several years of construction activity nearby, and then a major public facility essentially next door. I expect the finished centre to be a clear positive for value. If you are buying now, ask how close construction access will run to the building and plan for some disruption in the meantime.
Pricing: high per square foot, modest fees
This is one of the pricier condos in the west end on a per-square-foot basis. Condos.ca puts the average at about $1,207 and strata.ca, using the past 12 months of sales, at about $1,135. Either way it sits well above most Roncesvalles and Parkdale condo apartments, and buyers are paying for the private outdoor space, the townhouse layout and a young building near the park.
Fees are the other side of that. Strata.ca puts the average at about $0.70 per square foot, below its neighbourhood average of about $0.82. With no concierge, no pool and a short amenity list, that makes sense. On a larger Sky suite the monthly fee is still significant, so compare it against what is included and against the cost of maintaining a freehold house.
Supply is thin. Strata.ca records about six sales and two leases in the past 12 months, with sales averaging about 23 days on market and about 1% below asking. With so few transactions, a single sale can move the average, so I would price any suite here from the closest comparable layout, Garden against Garden and Sky against Sky. My building sold report covers what has actually sold.

Amenities at 35 Wabash
The amenity list is short on purpose: a gym, a rec room and bike storage, with the real amenity being each suite’s own yard or rooftop terrace. You are not paying for a concierge desk or pool equipment, which is part of why fees per square foot stay below the neighbourhood average.
Jatin’s honest take on 35 Wabash
Who this building suits
Buyers who want a townhouse way of living in Roncesvalles without a freehold house’s maintenance: young families who want a yard by the park, couples who want a rooftop terrace, and downsizers from nearby houses who still want outdoor space. It suits people who will use Sorauren Park and Roncesvalles every week, because that is what you are paying for.
What I’d want you to check
Ask whether parking and a locker come with the suite you are viewing, because I could not confirm the building’s resident parking setup from published sources. On a Sky suite, look closely at the rooftop: the membrane, drainage and who is responsible for repairs under the declaration. On a Garden suite, check drainage and privacy at grade. With registration in August 2019, the Tarion warranty periods, including the seven-year major structural coverage, have essentially run out, so any defects are now the corporation’s to fund. Read the reserve fund study and recent board minutes, and plan around the Wabash community centre construction from 2026.
The value question
At about $1,135 to $1,207 per square foot, you are paying a premium. Against a semi in the same neighbourhood, the comparison is closer than it looks, because you are buying a 2019 building with a known condo budget rather than a century-old house with its roof, wiring and basement all to come. For an owner who values outdoor space and a low-maintenance life near the park, I think it is a fair price. For an investor chasing yield, the numbers are harder to make work. To talk through a specific suite, book a call.
