Can you Airbnb a unit at Sorauren Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sorauren Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sorauren Lofts is the building I point to when a buyer tells me they want a real loft and not a glass tower with a loft-style marketing brochure. It is a former ball-bearing factory, only two storeys high, with timber ceilings, exposed brick and a south side that opens straight onto Sorauren Park. It is also small, plain on amenities and rarely for sale, and all three of those facts shape whether it is right for you. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sorauren Lofts is a two-storey, 48-suite hard loft condominium at 347 Sorauren Avenue in Toronto’s Roncesvalles area, just south of Dundas Street West and backing onto Sorauren Park. It is a conversion of a former ball-bearing factory by Mel Brown (the Brown Group), registered as MTCC-1279 on 29 November 1999. Suites run roughly 532 to 1,680 sq ft. Maintenance fees cover common elements, building insurance and water; hydro and heat are paid by the owner. Icon Property Management is the listed manager.

A real factory, not a loft-style condo

The word “loft” gets stretched a long way in Toronto. Here it means what it originally meant: an industrial building, in this case a former ball-bearing factory, rebuilt as homes. One listing dates the original factory to 1908; I have not been able to confirm that from a primary source, so treat it as a claim rather than a fact.

The conversion kept the original two-storey mill-style structure and added onto it, and the timber construction was carried into the newer sections so the building reads as one piece. Inside you get the things buyers come for: exposed brick, wood beams and wood-slat ceilings, exposed ductwork and pipes, metal suite doors off industrial corridors, and big factory windows.

It was one of the earliest hard loft conversions in this part of the west end, and it predates the better-known Robert Watson Lofts, the former candy factory a few doors up at 363 and 369 Sorauren. If you are comparing the two, start with the fact that both are genuine conversions, not new builds dressed up in brick.

Ceilings, mezzanines and the no-two-alike problem

Ceiling height is the headline and also where sources disagree. One building profile gives about 15 feet on the ground floor and about 12 feet with a steel frame upstairs; listings and press coverage describe individual suites at 15 to 17 feet. The honest answer is that it depends on the suite and the floor, so measure the one you are looking at.

Layouts are long and open, with kitchen, living and dining in one run, and many suites use partial walls or a mezzanine rather than enclosed bedrooms. No two plans are identical. That is the charm, and it is also the catch: some smaller suites draw their light mainly from a large skylight, and some mezzanine additions sit under low metal beams that a tall buyer will notice the first time they stand up.

The building is described by more than one source as zoned for live/work use, which suits people who run a studio or practice from home. Confirm exactly what that permits in the condo’s declaration before you plan a business around it.

The park side is the prize

Some ground-floor suites on the south side have private terraces that open directly onto Sorauren Park, and some have a gas line for a barbecue. In a building with no balconies on most suites, that outdoor space is what separates the best units from the rest, and it is reflected in what they sell for.

Sorauren Park itself is the daily reality of living here: sports fields, tennis courts, an off-leash dog area, a winter rink and a well-established farmers’ market. Sources differ on whether the market runs seasonally or year-round, so check the current schedule if it matters to you.

What is changing: the City plans to build the Wabash Community Recreation Centre at the southeast corner of the park, reusing the 1910 Canadian Linseed Oil Mills building, with a 25-metre pool, a double gym, a running track and a new town square. The City’s own timeline runs construction from 2026 to about 2030. For owners that means years of construction next door, then a major public facility on the doorstep, which I expect to be a net positive for value once it is open.

Small building, short amenity list, lower overhead

There is no concierge, no gym, no pool and no underground garage. What you get is a party room with a kitchen, a meeting room, a security system and visitor parking. A selling agent described this to The Globe and Mail years ago as the reason fees stay low, and I agree with the logic: you are not paying for a lobby desk or pool mechanicals.

The flip side of a 48-suite building is that every major repair is shared among very few owners. A roof, a masonry repair or a window program in a century-old industrial shell is not cheap, and there is no 300-unit base to spread it across. That is why the reserve fund matters more here than in a tower.

Pricing: thin data, so read it carefully

Condos.ca puts the building’s average at about $881 per square foot. Strata.ca, working from a narrower set of recent one-bedroom trades, shows something closer to $751. The gap is not a contradiction so much as a warning: with only a handful of sales a year in a 48-suite building, one park-side terrace suite or one awkward skylight unit can move the average a lot.

Turnover is low. Press coverage has described roughly half a dozen resale opportunities a year at most, and recent years have been quieter than that, with two or three sales in most years per one building profile. There were no active listings when I checked, so I cannot give you a current asking range. If you want to buy here, you set up an alert and wait.

On fees, the inclusions are basic: common elements, building insurance and water. Heat and hydro are on you, so compare total monthly cost, not the fee line alone. Press reports from about a decade ago put fees on smaller suites in the low-to-mid $300s a month; today’s figures will be higher, and I would ask for the current fee schedule and budget rather than rely on any old number. For the building’s recorded trades, see my building sold report.

Amenities at Sorauren Lofts

The amenity list is short on purpose: a party room, a meeting room, security and visitor parking. Your real amenity is Sorauren Park, which sits right behind the building.

Jatin’s honest take on Sorauren Lofts

Who this building suits

Buyers who want genuine industrial character and will trade amenities for it: creatives, people who work from home, couples without kids, and dog owners who want a park at the back door. The park-side ground-floor suites with terraces suit anyone who would otherwise be shopping for a small house for the outdoor space. Growing families usually find the open, partial-wall layouts hard to live with.

What I’d want you to check

Start with the reserve fund study and the last few years of minutes, because this is an older industrial structure with a small owner base, and roof, masonry, windows and mechanical items fall on 48 suites. Check whether the suite you want has parking and a locker, since not every unit does and there is no underground garage. Measure the real ceiling height under any mezzanine, look at where the light actually comes from, and confirm the live/work and pet rules in the declaration and status certificate. Ask how the board expects the Wabash construction next door to affect the park side.

The value question

At roughly $750 to $880 per square foot on thin data, you are paying for authenticity and the park, not for finishes or a gym. Compared with new west-end towers at higher per-foot prices with parking extra, an authentic hard loft that rarely comes up holds a certain kind of buyer well. For an owner-occupier staying five years or more, I think the right suite here is good value, provided the reserve fund is healthy and you pick the layout carefully. If you want me to pull the recent trades before you make an offer, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
