Living here
Renters, Airbnb and elevators at High Park Lofts
Do mostly owners or renters live here?
Mix of owners and renters. Of 17 deals here in the last 24 months, 7 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at High Park Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about High Park Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

High Park Lofts is the building with the clock tower at the north end of Roncesvalles, and people tend to either love the look or wish it were somewhere else. What matters more is inside: suites arranged around a glass-roofed garden atrium, geothermal heating and cooling, and a fee that already covers heat, air conditioning and parking. It is also small and rarely for sale. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
High Park Lofts is a seven-storey, 90-suite soft loft condominium at 433 and 437 Roncesvalles Avenue in Toronto’s Roncesvalles neighbourhood, just south of Dundas Street West. It was developed by Stinson Properties (registered under High Park Lofts Ltd.) and completed in 2008. The condominium corporation is TSCC-1922, registered on 5 March 2008. Suites run roughly 549 to 1,906 sq ft in one-, two- and three-level plans. Maintenance fees include common elements, heat, water, air conditioning, building insurance and parking.
High Park Lofts at a glance
A new building dressed as a warehouse, around a garden
This is not a conversion. It was built new in 2007 and 2008, in pre-cast concrete with clusters of warehouse-style windows and a corner prow topped by a watchtower, so it reads as industrial from the street. Not everyone in Roncesvalles welcomed the design, and one long-running building profile still notes the criticism. I would rather you know that than discover it from a neighbour.
The real design idea is the atrium. Suites wrap a climate-controlled central space with a glass roof, an indoor garden and seating, and the layout lets most suites draw light from both ends. Some suites have balconies or walkouts onto the atrium. Opinions split here too: some buyers like the greenhouse feel, while one profile calls an inward-facing balcony a poor substitute for real outdoor space. Decide which camp you are in before you book showings.
Geothermal heat, and why your fee looks high
According to the developer, High Park Lofts was Toronto’s first multi-residential building heated with geothermal heat pumps. Whether or not it was literally first, it is unusual for a building of this age, and it is the reason heat and air conditioning sit inside the common fee here rather than on your own meter.
Condos.ca lists the fee as covering common elements, heat, water, air conditioning, building insurance and parking. That bundle makes the per-foot fee look higher than a newer tower where heat, cooling and parking are all separate. Compare total monthly cost, not the fee line.
The other side of geothermal is that it is a specialised system. Heat pumps, the circulating loop and the controls are now close to two decades old, and replacement or major servicing costs will land on just 90 owners. That is the first thing I would read about in the reserve fund study.

One-, two- and three-level layouts
Plans come as single-level, split-level and two-storey suites, with a few three-level units, from about 549 square feet up to roughly 1,900. Ceilings are commonly quoted at 12 to 12.5 feet, and the two-storey plans have double-height sections that feel much taller. Finishes from the original build include hardwood, granite counters, stainless appliances and, unusually for a condo, gas fireplaces in many suites.
Some suites have exposed brick, some have built-in shelving, desks or Murphy beds in the dens, and a number came with deeded private rooftop gardens. Those private roof spaces are the most sought-after suites in the building, since standard balconies here mostly face the atrium. Confirm in the status certificate exactly what outdoor space, parking and locker belong to the suite you want.
Strata.ca’s unit mix shows roughly a third one-bedroom-plus-dens and a meaningful share of three-bedrooms, which is rare in a building this size and makes it one of the few options on the strip for a family that wants to stay in Roncesvalles.
The developer, and life at the top of Roncesvalles
Stinson Properties, Harry Stinson’s company, also developed 1 King West and The Candy Factory lofts on Queen West. This building was finished and registered in 2008 and has been run by its own condo board since, so what matters today is the corporation’s own budget, reserve fund and maintenance record.
The address is the draw. It is one of very few condo buildings directly on Roncesvalles Avenue, with the street’s cafés, the Revue Cinema and the Dundas West junction close by, Sorauren Park a short walk east and High Park within walking distance to the south and west.
Living on the avenue also means living with it. Roncesvalles is a busy streetcar and shopping street, so street-facing suites get more noise and activity than the atrium side, and the Dundas West junction to the north is one of the more hectic intersections in the west end. If you are a light sleeper, compare a street-side suite and an atrium-side suite at different times of day before you choose.
Pricing: below the hard lofts per foot, with more included
Condos.ca puts the building average at about $1,009 per square foot. Strata.ca, working from recent trades, shows one-bedrooms averaging around $944 per square foot and two-bedrooms nearer $809, with recent one-bedroom sales spanning roughly $705,000 to $825,000 and two-bedrooms around $960,000 to $1 million. Larger suites trade at a lower rate per foot, as you would expect.
Turnover is thin. One building profile counts between two and eight sales a year since 2020, with annual averages peaking in 2022 and easing since. With so few trades, a single rooftop-garden suite can move the averages a lot.
Two suites were for sale when I checked, asking from about $700,000 to about $1.04 million. Fees are high on a per-foot basis, but once you add back heat, air conditioning and a parking space that a newer building would bill separately, the gap narrows. For recorded trades, see my building sold report.

Amenities at High Park Lofts
There is no gym or pool. You get a concierge and security, the indoor garden atrium, a shared rooftop with barbecues, and party and meeting rooms, which suits a small building where High Park does the job of the fitness centre.
Jatin’s honest take on High Park Lofts
Who this building suits
Owner-occupiers who want to live right on Roncesvalles, like a loft volume without the quirks of a century-old conversion, and value a fee that keeps winter and summer costs predictable. The larger two- and three-bedroom plans suit small families, and the rooftop-garden suites suit downsizers who would not give up outdoor space.
What I’d want you to check
Start with the reserve fund study and ask specifically about the geothermal system: its age, service history and planned replacement costs. Confirm the pet rules, since the building is listed with pet restrictions, and check what the declaration says about the atrium and the private roof gardens. Look carefully at any suite whose only outdoor space faces the atrium, and confirm the parking and locker in the status certificate.
The value question
At roughly $810 to $1,010 per square foot with heat, cooling and parking included, I think this compares well with newer west-end condos that look cheaper per foot until you add those costs back. You give up a gym and a true hard-loft shell and gain the location and a quiet, small building. For an owner staying five years or more it is solid value, provided the geothermal plan checks out. To see recent trades before an offer, book a call.
