Renter-heavy building. Of 147 deals here in the last 24 months, 120 were leases and 27 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at NXT II Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about NXT II Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

NXT II is the tower I show buyers who want a full amenity package, a lake-side west-end address and a price per foot well under what newer towers ask. It is a 2013 Cresford building, 34 storeys and 525 suites, and it is mostly one-bedrooms and one-plus-dens, which shapes everything from resale to who your neighbours are. The neighbourhood around it is also about to change. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

NXT II is a 34-storey, 525-suite high-rise condominium at 105 The Queensway in Toronto’s High Park-Swansea neighbourhood, set back from The Queensway off Windermere Avenue. It is the second of two NXT towers by Cresford Developments, designed by architects—Alliance and completed in 2013. The condominium corporation is TSCC-2319, registered 2 July 2013. Condos.ca lists fees as covering common elements, heat, air conditioning, building insurance, parking and water; another source lists only water, so confirm on the status certificate. Del Property Management is the listed manager.

One of two towers, and what that means

NXT was planned as a pair: NXT at 103 The Queensway and NXT II at 105, two slim glass towers set around a landscaped courtyard between High Park and the lake. Architects—Alliance designed them and TMG Builders built them for Cresford. NXT II is the taller one, at 34 storeys.

The marketing described a single amenity package for the development: indoor and outdoor pools, a fitness centre, a tennis court, guest suites and a party room, with a Fendi-furnished lobby that blogTO called over the top when the first tower launched. When two corporations share facilities, the cost split lives in a shared facilities agreement. Ask for it, and read how the pools and tennis court are budgeted.

The practical upside of a two-tower site is scale. Two buildings’ worth of owners share the cost of a concierge, two pools and a tennis court, which a single 525-suite tower would struggle to carry. The downside is that you have two boards whose interests do not always line up, so look in the minutes for any disputes over shared costs or repairs.

The developer question

Buyers ask me about Cresford, and it is a fair question. In 2020, three of the firm’s downtown pre-construction projects went into receivership, and the company’s name has carried that weight since.

That history affects people who bought those unbuilt projects. NXT II was finished and registered years earlier, in 2013, and is now run by its own condo board and a management company. What you are judging today is that board, the reserve fund and how well the building has been maintained, not the developer’s later troubles.

Layouts: a one-bedroom building

Suites run from about 449 to 1,135 sq ft by condos.ca’s range, with 9-foot ceilings and open-plan kitchens. One building profile puts roughly 80 percent of the suites at one-bedroom or one-bedroom-plus-den, and only about one in five at two bedrooms or larger.

That mix has consequences. Resale competition is heavy in the smaller plans, the rental share is high (one profile counted about three times as many leases as sales in the last year), and the true two-bedroom-plus-den suites are scarce enough that they can be hard to price. If you are buying a one-bedroom, be picky about view, floor and den size, because that is how you will stand out when you sell.

Views are the reason to pay up for a higher floor. The towers sit south of High Park with the lake and the downtown skyline to the east and south, but anything you see today over the low-rise land to the north and east may not be there in ten years.

A corner of Swansea that is about to fill in

Daily life here means The Queensway, the Gardiner and the lake trail at your door, with High Park’s southern end and Grenadier Pond a short walk north. It is quieter than Roncesvalles or Bloor West, and you will drive or ride transit for much of your shopping.

For a buyer coming from downtown, the trade is simple. You give up a short walk to the office and the restaurant density of King West, and you get the lake, the park and a larger suite for the money. For people who work from home or drive west, that is often an easy trade.

The big change is next door. The Swansea Mews townhouse complex at The Queensway and Windermere, emptied after a 2022 ceiling collapse, is being redeveloped by Toronto Community Housing as two rental towers of 35 and 20 storeys with about 639 homes and planned ground-floor retail. City Council approved the applications in March 2026. Add the Southport towers under construction to the west and the planned towers at 2002 Lake Shore Boulevard West, and this pocket will look very different within a decade. Expect construction noise, and possibly better local retail.

Pricing and fees

Condos.ca puts the building average at about $786 per square foot. Strata.ca’s breakdown runs from roughly $790 to $840 for the larger plans up to about $1,050 for the small one-bedrooms, which is normal: the smallest suites always carry the highest price per foot. That sits below what new towers in the area are asking, with established resale comparables you can actually check.

When I checked, a dozen suites were for sale. Eight one-bedroom and one-plus-den listings were asking from roughly $300,000 to $512,000, and a few suites were for rent. With that much choice, buyers have negotiating room; take your time.

Fees on those listings averaged about $0.96 per square foot. That is not cheap, but if condos.ca is right that heat, cooling and a parking space are in the fee, the comparison with newer buildings that bill those separately is closer than it looks. If the other source is right and only water is included, it is expensive. Settle that before you compare buildings. See my building sold report for recorded trades.

Amenities at NXT II Condos

This is a resort-style package, with two pools, a tennis court and guest suites, which is rare in this price band in the west end. The catch is that pools are expensive to run and repair, so the amenities are part of why the fee is what it is.

Jatin’s honest take on NXT II Condos

Who this building suits

First-time buyers and investors who want a one-bedroom with real amenities and lake access at a lower price per foot than downtown or the newer Humber Bay towers. It also suits swimmers, tennis players and runners on the waterfront trail. Families needing three bedrooms will find very little here.

What I’d want you to check

Get the shared facilities agreement with NXT at 103 The Queensway and see how pool and tennis court costs are shared. Settle the fee-inclusion question, since the sources disagree on whether heat, cooling and parking are in the fee. At thirteen years old, read the reserve fund study for the pools, the window wall and garage repairs. Check whether the suite has parking and a locker. Expect construction next door at Swansea Mews, and possibly a lost view, over the next few years.

The value question

At under $800 per square foot on average, NXT II is a reasonable buy for an owner-occupier who will stay at least five years and picks a plan that stands out. For a short hold, the supply of similar one-bedrooms and nearby new towers are real headwinds. If you want me to pull comparables before you offer, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
