Living here

Renters, Airbnb and elevators at Ellie Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Ellie Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Ellie Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Ellie is one of the newest towers on Yonge Street between Sheppard and Finch, and it is not just a condo. It shares its podium with a 10-storey office building and a retail mews, which means more life at street level and more moving parts behind the scenes. For a first-time buyer or an investor who wants a brand-new suite on Yonge, it deserves a look, with a careful read of the paperwork. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Ellie Condos is a 31-storey condominium at 5220 Yonge Street (also 15 Ellerslie Avenue), at the southwest corner of Yonge Street and Ellerslie Avenue in Willowdale West, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by G Group Development, with Lalu Group as a partner, designed by Kirkor Architects and completed in 2025. The condominium corporation is TSCC-3097, registered on 19 February 2025. Condos.ca lists 301 suites; planning and project coverage gives 308 or 309. Suites range from about 428 to 996 square feet.

A condo, an office block and a mews on one site

Ellie is a mixed-use project. The 31-storey residential tower, about 106 metres tall, rises from a podium shared with a 10-storey office building at Yonge and Ellerslie. The podium holds retail on its first two levels, with ceiling heights of 15 and 17 feet planned for those floors.

The most interesting piece is at the south end of the site: a market-style pedestrian mews lined with shops, designed to join up with the retail at the neighbouring Beacon Condos. The plans called for a glass canopy from the second floor, trellises down the middle to cut the wind, and trees and landscaping throughout.

Mixed-use buildings are more complicated to run than a plain condo tower. The residential corporation usually shares parts of the garage, structure, loading and mechanical systems with the commercial owners, under a shared facilities or reciprocal agreement. That document decides who pays for what, and it is one of the first things I would ask for.

There are day-to-day effects too. Retail and office tenants bring deliveries, garbage pickup and visitors, and suites on the lower floors facing the podium or the loading area will notice them. On the plus side, a coffee shop or a clinic downstairs is a genuine convenience, and offices on the same site mean the block stays busy and lit during the day. Ask which suites face the mews and which face the loading side, and visit at both a weekday morning and an evening.

Suites: compact one-bedrooms to two-plus-dens

Suites run from about 428 to 996 square feet, from compact one-bedrooms through two-bedroom-plus-den plans. There is no large-suite or penthouse range to speak of. This is a building aimed at single professionals, couples and investors, not at families looking for three bedrooms.

The tower is mostly window wall, with light and dark pre-finished aluminum balcony rails, and a crown of white panels with a lighting feature at the top. On a building finished in 2025, the window wall system is something to keep an eye on in the reserve fund study for the long term, as it is for every tower of this era.

In the smaller one-bedrooms, check for a bedroom with a real window rather than a sliding-panel space, and a living area wide enough for a sofa and a table. In the two-plus-dens, check whether the den can take a door, because that one detail changes how tenants and future buyers value the suite.

Halfway between Sheppard and Finch

Ellie sits roughly halfway between Sheppard and Finch on Yonge, in the stretch that has filled in with towers over the last two decades. Groceries, restaurants and services line Yonge in both directions, and the Yonge subway line serves the area. Transit, school and walkability details are in the data panel on this page.

Until construction began, the site was a surface parking lot. The office building, the shops in the podium and the mews add daytime activity that a purely residential block would not have, and the mews with Beacon creates a pedestrian route off Yonge that should feel more like a street than a driveway once the retail is fully let.

Yonge Street between Sheppard and Finch is still building out, so expect more towers and some construction nearby for years. That is the price of living on one of the busiest development corridors in North York.

A new corporation with a commercial neighbour

TSCC-3097 registered in February 2025, so the corporation is less than two years old. The first budgets are prepared by the developer, and fees often change once an owner-elected board and real operating costs take over. Ask for the current budget, any approved increase and the Tarion performance audit status.

The suite count varies by source: 301 on condos.ca, 308 in the planning update and 309 in the project database. The retail figure also varies between project descriptions. Neither difference changes how the building lives, but it is a reminder to rely on the declaration and the status certificate for exact numbers.

What Ellie is asking and what the fees look like

When I checked, four suites were for sale, asking from $459,000 to $793,625, while eight were listed for lease. Twice as many lease listings as sale listings is typical of a recently completed investor-heavy tower, and it means competition for tenants if you are buying to rent.

Monthly fees on those listings ranged from $493 to $956, averaging about $1.06 per square foot. That is high, and it reflects small suites carrying fixed costs plus a long amenity list. Condos.ca does not show what the fee includes, so confirm whether heat, water, cooling and parking are included or billed separately.

In a building this new, asking prices are not a reliable guide on their own. Use the 12-month sales figures in the panel and recent comparables from similar towers nearby. Ellie’s suites are small enough that a few thousand dollars of price difference can come down to floor height, view and parking alone. If you would like me to pull comparables for a specific suite, book a call.

Jatin’s honest take on Ellie Condos

Who this building suits

First-time buyers and young professionals who want a brand-new suite on Yonge with shops and offices at the base, and investors who want a modern unit on the Yonge corridor and are comfortable competing with other new-build landlords.

What I’d want you to check

Ask for the shared facilities agreement with the commercial and office components and understand how garage, structure and mechanical costs are split. Confirm exactly what the fee includes. Review the first budgets, any planned fee increase, the reserve fund study and the Tarion performance audit. Confirm parking and locker allocation, since they are not listed among fee inclusions.

The value question

Ellie offers a brand-new building with a street-level mix that most towers on this stretch lack. Against that, fees are high per square foot and supply on this corridor keeps growing. For an owner-occupier who values new construction and will stay for years, it can work well. For an investor, run the rent against the fee carefully before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
