Living here
Renters, Airbnb and elevators at 20 Budgell Terrace Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 20 Budgell Terrace Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 20 Budgell Terrace Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

20 Budgell Terrace is the kind of place you only find if someone tells you about it. It is 15 townhouses on a quiet cul-de-sac in Swansea, built in 1979 on the edge of an escarpment above a ravine, and run by its own owners. That combination is exactly why people love it, and exactly why you need to do more homework here than in a big building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
20 Budgell Terrace Townhouses is a 15-unit townhouse condominium at 20 Budgell Terrace in Toronto’s High Park-Swansea neighbourhood, near Morningside Avenue and Windermere Avenue, south of Bloor Street West. It was built in 1979 and registered as YCC-462 on 27 February 1979. The corporation is self-managed. Listing descriptions describe three-storey homes, some with direct access to a private garage, and include water in the maintenance fee; condos.ca records the complex as one floor, so treat the storey count as a listing claim.
20 Budgell Terrace Townhouses at a glance
A 1979 enclave, not a building
Most pages on this site are about towers with lobbies and concierges. This is something else: a small group of townhouses that happens to be held as a condominium. There is no lobby, no elevator and no amenity floor. You are buying a house-like home on a shared site, with a corporation that looks after the common parts.
The corporation number tells you its age. YCC-462 is the older style of number you see on condominiums registered in the 1970s, and this one was registered in February 1979, making it one of the more established condo corporations in the west end. It has had more than four decades of owners, boards and repairs, and that history is something you can read.
Records disagree on the form of the homes. Condos.ca lists the complex as a single floor, while a recent listing describes three-storey townhouses. I would go by what you see on the site and on the survey, but it is a reminder that data on very small, older corporations is often thin or wrong.
The escarpment is the point
The listing language for this complex leans on one feature: the homes sit on an escarpment and overlook a ravine. Swansea is a hilly neighbourhood, with the land around Grenadier Pond, Rennie Pond and the Humber close to lake level and much of the upper area rising well above them on steep slopes. Budgell Terrace sits on the top of one of those edges.
In practice that means green views from the back of the homes, a sense of privacy that is unusual this close to Bloor Street, and a cul-de-sac with almost no through traffic. It also means a slope behind the buildings, which is worth thinking about as an owner rather than only as a view.
Some homes have direct access to a private garage, according to listing descriptions. Not every unit appears to, so confirm whether the home you are looking at has a garage, a driveway space or neither, and whether that parking is owned, exclusive-use or common element.

Self-managed, by 15 owners
Condos.ca lists the corporation as self-managed. In a complex this size, that usually means the board hires contractors directly, collects fees and keeps the books, with no property management company in between. Done well, it keeps costs down and decisions close to home. Done badly, it leaves records patchy and repairs delayed.
With only 15 owners, every major project is shared between very few people. A new roof cycle, a window program, retaining work on a slope or paving the lane can be a large bill per home, and there is no 300-suite tower to spread it across. That is the core reason the reserve fund is the most important document in any purchase here.
It also means the people matter. You will know your neighbours, you may be asked to serve on the board, and a single disagreement between owners can stall a decision. Buyers who like a small, involved community tend to love that. Buyers who want to pay a fee and never think about the building again should look at something larger.
Swansea, and why people stay
Swansea was its own village until it joined the City of Toronto in 1967, and it still feels separate. It is bounded by the Humber River on the west, Bloor Street on the north, High Park on the east and the lake to the south, and most of its housing is detached and semi-detached homes from the early 1900s through the 1930s.
From Budgell Terrace, High Park and the shops and restaurants of Bloor West Village are both close, which is a big part of the appeal. The data panel on this page has the transit, school and walkability details, so I will not repeat them here. The short version is that this is a quiet residential pocket with the city still within reach.
Pricing: too few sales for an average
With 15 homes and very little turnover, there is no meaningful building average here. Condos.ca shows no published price-per-square-foot figure or price history for the complex, and I would not trust an average built from one or two sales a year anyway. Each home differs by size, garage, renovation and how much of the ravine view it gets.
The right way to value a home here is against freehold houses in Swansea and against the handful of other townhouse condos in the west end, then adjust for the monthly fee and the condition of the common elements. A townhouse with a garage and a ravine view in Swansea should be compared with a semi on a nearby street, not with a condo apartment on Bloor.
Ask for the fee and what it covers in writing. Listings confirm water is included; anything beyond that, such as insurance, roof or exterior maintenance, depends on the declaration and the budget. For a read of what has recently sold nearby, see my building sold report.

Jatin’s honest take on 20 Budgell Terrace Townhouses
Who this building suits
Buyers who want a house-like home in Swansea without buying a freehold: downsizers from nearby houses, couples who want quiet and green views, and anyone who likes a small community where neighbours know each other. It suits people willing to take part in how the corporation is run.
What I’d want you to check
Read the reserve fund study, the last two years of financial statements and the board minutes, and ask directly about any planned or recent roof, window, paving or slope work. Because the homes sit on an escarpment, ask whether there has been any erosion or retaining-wall work, and whether any part of the property falls under the City’s Ravine and Natural Feature Protection by-law. Where it applies, permits are generally needed for tree removal, grade changes, decks, fences and retaining walls, and land in a TRCA-regulated area can need a separate conservation authority permit. You can check a property through the City or by calling 311. Confirm what the declaration makes the owner responsible for versus the corporation. In a 1979 building, also check the age of the furnace, roof and windows in the home itself, and get a full home inspection as you would on a house.
The value question
The value case here is scarcity and setting: a ravine-edge townhouse on a cul-de-sac in Swansea, with a monthly fee instead of a freehold’s full maintenance bill. The risk is concentration: 15 owners carry every repair, and a weak reserve fund lands on you quickly. If the reserve fund and records are in good order, I think these homes offer something the area’s houses and condos rarely do. If they are not, walk away. To go through the documents on a specific home, book a call.
