Can you Airbnb a unit at NXT Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about NXT Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

NXT is the slim glass tower at the bottom of Windermere Avenue, where Swansea runs down to the Humber and the lake. It is one of very few buildings in this pocket with both an indoor and an outdoor pool, and its fee covers heat, air conditioning and parking, which changes how the per-foot number should be read. It was built by Cresford, and since Cresford’s collapse in 2020 that is the first thing buyers ask me about, so I deal with it directly below. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

NXT Condos is a 29-storey high-rise at 103 The Queensway in Toronto’s High Park-Swansea area, near Windermere Avenue and the mouth of the Humber River. It was developed by Cresford Developments, designed by Peter Clewes of architectsAlliance, and completed in 2011. The condominium corporation is TSCC-2143, registered 5 April 2011, and Del Property Management is the listed manager. Condos.ca and strata.ca give 464 suites, ranging from about 449 to 1,143 sq ft. Maintenance fees include air conditioning, common elements, heat, building insurance, parking and water.

An architectsAlliance tower on a private street

NXT and its sister tower, NXT2 at 105 The Queensway, were designed by Peter Clewes of architectsAlliance, the firm behind a long list of downtown glass towers. UrbanToronto’s 2010 review of the nearly finished building singled out the details that still give it more character than the typical Queensway box: balconies notched into the glass to create a rhythm up the face, staggered window mullions, and a crimped east facade.

At street level the tower sits on a black brick base that ties it to the brick townhomes wrapped around the site. The street in front is part of the private complex, which is why the building can overhang it, and the lobby and amenity space sit in a separate single-storey pavilion rather than a tall podium. A grid of birch trees marks the entrance.

When the suites were first marketed, the lobby was furnished by Fendi, a detail blogTO found a little over the top at the time. Whether those original pieces are still in place after fifteen years, I cannot confirm, and it does not change the value of a suite either way.

Cresford: what the developer’s collapse does and does not mean

In March 2020 a court put three Cresford projects into receivership: The Clover, Halo Residences and 33 Yorkville. All three were downtown projects that had not been built, and the lenders cited loan defaults, liens and projected cost overruns. Buyers of those projects went through real hardship, so I understand why the name makes people nervous.

NXT is a different situation. It was finished and registered in 2011, and from that point the building has been owned and run by its own condominium corporation, TSCC-2143, with its own board, reserve fund and manager. Cresford’s later finances do not reach into that reserve fund, and there is no developer debt sitting on the title of a resale suite.

What it does mean is that there is no developer left to call about original construction, and Tarion’s longest warranty coverage for a building this age has long since expired. That puts all the weight on the corporation’s own records: the reserve fund study, the engineering reports and the board minutes. That is true of any 2011 building, but here nobody else is going to step in.

Suite counts, sizes and the one-plus-den reality

Condos.ca and strata.ca both list 464 suites. A 2013 blogTO feature on the project gave 383 suites, with sizes from 687 to 1,521 sq ft, which looks like it described a different phase or the original marketing plan. I would rely on the corporation’s own documents for the count, but the resale data is consistent with the larger figure.

Strata.ca’s breakdown shows a building weighted toward smaller suites: roughly 36% one-bedrooms, 29% one-plus-dens, 26% two-bedrooms and about 11% two-plus-dens, with three-bedrooms close to non-existent. Most resale supply is in the 600 to 800 sq ft range. Ceilings are 9 feet according to blogTO, floor-to-ceiling glass is standard, and several plans use sliding doors to close off the bedroom.

If you are buying a one-plus-den as a two-bedroom substitute, look at the den on the floor plan before you look at the view. A den without a door or a window is a work nook, not a bedroom, and both a tenant and a future buyer will price it that way.

Living at the bottom of Windermere

This is the quiet end of Swansea. Sunnyside Park and the Martin Goodman Trail are a short walk south, the Humber mouth is just west, and High Park’s southern edge is within reach. Cheese Boutique, one of the city’s best-known specialty food shops, is nearby, and there is a Sobeys on The Queensway for everyday groceries. Transit details are in the data panel on this page.

The trade-off is the highway. The Gardiner and Lake Shore run between the building and the water, and the same open southern outlook that gives you the lake view also gives you traffic noise, especially on lower floors. Visit a south-facing suite on a weekday afternoon with the balcony door open before you commit.

The immediate neighbours are worth knowing. Cresford’s earlier, rounded tower, Windermere by the Lake, is across Windermere. The gated low-rise buildings of South Kingsway Village sit on Southport Street, and further up Southport, State Building Group has a proposal for two towers of 26 and 29 storeys on a former plaza site at 34 Southport. That project was still listed as pre-construction when I checked, but if it proceeds it will bring years of construction to the street and could change the outlook from some north-facing suites.

Pricing and what the fee actually buys

Condos.ca puts the building’s average at about $722 per square foot. At the time of writing there were four suites for sale and two for lease, which is thin supply for a building with more than 460 suites. All four listings were one-plus-dens in the 700 to 799 sq ft band, asking between $499,900 and $549,900.

The same four listings showed monthly fees between $695 and $744, which averages roughly $0.96 per square foot. That looks expensive next to a new Queensway building advertising $0.65, but NXT’s fee covers heat, air conditioning, parking and water. On most newer buildings parking is a separate monthly charge and heating and cooling are metered to the suite, so once you add those back the gap shrinks a great deal. Hydro is not on the inclusion list, so budget for it.

Because almost all current supply is one size and type, comparables are easy to find for a one-plus-den and much harder for a two-plus-den. If you are pricing a larger suite, ask me for the closed sales; you will not get an accurate picture from active listings alone.

Two pools, a sauna and a tennis court are a heavier amenity package than most buildings of this size carry, and they are part of why the fee is what it is. An on-site daycare has been reported since launch; if you are counting on it, confirm it is still operating and whether it has space.

Jatin’s honest take on NXT Condos

Who this building suits

First-time buyers and young professionals who want a one-bedroom or one-plus-den with a real lake-and-trail lifestyle, and swimmers who want a pool without a club membership. It also suits buyers who like predictable costs, because heat, cooling and parking are already in the fee.

What I’d want you to check

This is a 2011 glass tower, so the items I care about are the window wall seals and caulking, balcony condition, the outdoor pool and the garage. Read the reserve fund study and the most recent engineering reports, and ask whether any window or balcony work is planned. Confirm the suite count and pet rules from the corporation’s own documents, since sources do not agree on the first and the listing data only says pets are restricted. On a south-facing suite, judge the highway noise yourself.

The value question

At around $722 a square foot with parking and heat included, NXT sits below most new west-end product, which is selling from developers at well above that with parking extra. You give up new finishes and gain a registered building with fifteen years of records you can actually read. For an owner-occupier who will stay five years or more, I think it is a sensible buy as long as the reserve fund and engineering reports hold up; the Cresford name on its own is not a reason to walk away.

NXT Condos — frequently asked questions

Who built NXT Condos?

Cresford Developments developed NXT and its sister tower NXT2, with TMG Builders listed on the project. It was designed by Peter Clewes of architectsAlliance and completed in 2011.

Does Cresford’s 2020 receivership affect owners at NXT?

Not directly. The receivership covered three unbuilt downtown projects; NXT was registered in 2011 and is run by its own corporation, TSCC-2143, with its own reserve fund.

How many storeys and suites does NXT have?

NXT is 29 storeys. Condos.ca and strata.ca list 464 suites, while a 2013 blogTO feature gave 383, so confirm with the corporation’s documents.

What do the maintenance fees include?

Air conditioning, common elements, heat, building insurance, parking and water. Hydro is not on the inclusion list.

Does NXT have a pool?

Yes, both an indoor and an outdoor pool, plus a sauna, fitness centre and tennis court.

How high are the ceilings?

Ceilings are 9 feet according to blogTO’s 2013 feature on the building, with floor-to-ceiling windows.

Who manages NXT?

Del Property Management is listed as the manager by both condos.ca and strata.ca.

What is the difference between NXT and NXT2?

They are sister towers by the same developer and architect on the same private site, at 103 and 105 The Queensway. They are separate buildings, so check which one a listing is in and read that building’s own status certificate.

Is NXT a good fit for families?

It can be, but the building is weighted toward one-bedrooms and one-plus-dens, and two-plus-dens are only about one suite in ten. Families usually need patience to find the right layout here.

How does NXT compare with South Kingsway Village nearby?

South Kingsway Village is a set of three late-1980s low-rise buildings in a gated complex on Southport Street, with larger suites and fees that also include hydro. NXT is newer, taller and glassier, with smaller suites and a lower fee per square foot.

How much do condos at NXT Condos sell for?

Over the last 12 months the median resale at NXT Condos was $542,500, across 14 sales. The typical unit sold in 29 days at about 95% of the asking price. That works out to roughly $700 per square foot.

How much is rent at NXT Condos?

The median lease at NXT Condos over the last 12 months was $2,300/mo, from 39 leases. Units typically leased in 13 days.

What does each unit type cost at NXT Condos?

Over the last 24 months: One-bedrooms sold for a median $455,000 and rented for $2,250/mo; Two-bedrooms sold for a median $660,000 and rented for $3,300/mo. Each median uses three or more deals.

Are prices at NXT Condos up or down since 2022?

Down about 28%. The median sold price per square foot was $977 in 2022 and $700 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does NXT Condos offer an investor?

At a median price of $542,500 and a median rent of $2,300 a month, the gross yield is about 5.1%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at NXT Condos?

Mostly renters. Of the deals here in the last 24 months, 70% were leases and 30% were sales.

Can you Airbnb a unit at NXT Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has NXT Condos had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is NXT Condos zoned for?

For TDSB public schools, the address is zoned for Swansea Junior and Senior Public School (Elementary, JK–8), Humberside Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

What is the closest subway or GO station to NXT Condos?

The nearest subway is Runnymede station (Line 2 Bloor–Danforth), 1.8 km away; the nearest GO station is Bloor GO on the Kitchener line, 2.8 km; UP Express runs from Bloor station, 2.8 km; the 501 Queen / 508 Lake Shore streetcar stops 0.1 km away; the closest bus is the Queensway (TTC bus). Distances are straight-line from the building.

What is the Walk Score of NXT Condos?

Walk Score 74, Transit Score 62 and Bike Score 89. Most daily errands can be done on foot.

Which parks are near NXT Condos?

Sir Casimir Gzowski Park, Humber Marshes, Rennie Park are the closest green spaces.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
