Living here
Renters, Airbnb and elevators at Greystones
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Greystones?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Greystones
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Greystones is about as small as a condominium gets in Toronto: nine homes on Dervock Crescent in Bayview Village, built in 1997. For the right buyer, that means a house-like home on a quiet crescent with almost no shared overhead. It also means every decision, and every repair bill, is shared among nine owners. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Greystones is a low-rise condominium of nine homes at 7 Dervock Crescent in North York’s Bayview Village neighbourhood, south of Sheppard Avenue East and east of Bayview Avenue, in the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre market. It was built in 1997 by Tri Cardinal Group. The condominium corporation is MTCC-1159, registered on 8 September 1997. Condos.ca lists homes of about 1,615 square feet and a fee covering building insurance and parking. No property manager is listed.
Greystones at a glance
Nine homes, one corporation
Greystones is a condominium of just nine homes, registered as MTCC-1159 in September 1997. Condos.ca classes it as a low-rise condo built by Tri Cardinal Group, and other directories list it as Greystones Townhomes. In practice, it is a small group of low-rise homes sharing a site, a reserve fund and a budget.
That size changes how the corporation works. A building of 300 suites has a manager, a budget measured in millions and a board elected from hundreds of owners. A corporation of nine has a handful of neighbours who often know each other well, and every one of them has a real stake in every decision.
That can be a strength. Small boards tend to move quickly, owners notice problems early, and nobody is paying for a lobby they never use. It can also be a weakness if one or two owners carry all the work, or if neighbours disagree about spending. Before you buy, it is worth asking how the board operates and how often it meets.
Condos.ca does not list a property manager. That could mean the corporation is self-managed or uses a small firm that is not listed, and I could not confirm which. Ask who keeps the books, who arranges insurance and repairs, and who prepares the status certificate, because in a small corporation those jobs matter a great deal.
About 1,615 square feet of house-like space
Condos.ca lists a single size for the homes here, about 1,615 square feet. That suggests the plans are similar to one another, which is common in a small townhouse group built at one time. It is a comfortable size for a couple or a small family, and larger than nearly every two-bedroom condo apartment in the area.
Townhomes of this size usually spread over two or three floors, with living space on one level and bedrooms above. Confirm the floor plan, the number of bedrooms and bathrooms, and the parking arrangement for the specific home, because condos.ca gives very little detail and nothing was listed for sale or lease when I checked.
A 1997 home will have its original layout unless an owner has renovated. Check the kitchen, the bathrooms, the windows and the mechanical systems, and ask which of those belong to you and which belong to the corporation.

A thin fee, and what it does not cover
Condos.ca lists only building insurance and parking as included in the fee. Heat, hydro and water are not on the list, so expect to pay your own utilities as you would in a house. The fee itself should be modest, because there are no amenities beyond visitor parking.
The risk in a nine-home corporation is concentration. When the roofs, windows or paving come due, the cost is split nine ways. A repair that would be a rounding error in a large tower can be a meaningful bill for each owner here, so the reserve fund has to carry real weight.
Insurance is the other thing to look at. The corporation’s policy covers the buildings, and in a small group the deductible and the premium can move a lot from year to year. Ask for the current policy details along with the status certificate.
Bayview Village, and the change coming to it
Dervock Crescent is a quiet residential street in Bayview Village, close to Bayview Avenue and Sheppard Avenue East. Bayview Village Shopping Centre is nearby, and Line 4 runs under Sheppard, with Bayview station at the corner. The panel beside this review shows the exact walking and transit details and the schools.
The biggest change in the area is the redevelopment of the Bayview Village site at the northeast corner of Bayview and Sheppard. QuadReal’s first phase is under construction, and in January 2026 UrbanToronto reported plans for a second phase of two towers at 44 and 52 storeys with about 1,074 homes, new retail, a park and a direct connection to Bayview station.
For an owner here, that means years of construction nearby and a much denser corner at Bayview and Sheppard, followed by more shops and services within walking distance. Dervock Crescent itself stays low-rise, which is part of what makes a home like this one valuable.
Pricing a home that rarely comes up
Condos.ca does not publish an average price per square foot for Greystones, and nothing was listed for sale or lease when I checked. With nine homes, a building may go a year or more without a sale, so there is often no recent comparable inside the corporation at all.
That makes the nearby townhouse complexes on the same crescent, including Briar Towns and BT Modern Towns, the most useful comparables, along with semi-detached houses in Bayview Village. Adjust for age, size, renovation level and parking.
If you own here and are thinking of selling, a careful pricing plan matters more than in a big building, because buyers have little to compare against. For recent results in the area, request my building sold report.

Jatin’s honest take on Greystones
Who this building suits
Greystones suits buyers who want a house-like home in Bayview Village without the price or upkeep of a detached house, and who like the idea of a tiny community where neighbours know each other. It works for couples and small families, and for downsizers who still want a few floors of their own space.
What I’d want you to check
In a nine-home corporation, read everything. Ask for the status certificate, the reserve fund study, the budget, the insurance policy and recent minutes, and ask who manages the corporation, since condos.ca lists no manager. At almost 30 years old, roofs, windows, doors and paving are due or have been done; find out which. Confirm what the declaration makes your responsibility and what belongs to the corporation. If one owner is behind on fees, it matters far more here than in a large building, so ask about arrears.
The value question
Homes like this are scarce in Bayview Village, and the area is about to get busier and better served as the Bayview Village site redevelops. That supports long-term value. The trade-off is concentrated risk in a very small corporation. If the reserve fund and the paperwork are in order, I think it is a good buy for an owner who plans to stay. To go through one with me, book a call.
