The park is the reason. Most Queensway condo buyers are choosing between buildings that face an arterial road on one side and a commercial plaza on the other. Queensway Park Condos backs onto Queensway Park — 3.1 hectares with a ball diamond, tennis courts, a playground and a skating rink in winter. North-facing suites look at trees instead of traffic.
That matters more than buyers expect. In a corridor being redeveloped as aggressively as this one, a permanent park behind you is protection against the thing that quietly destroys condo value: someone building a tower into your window three years after you close.
The second draw is the finish level. RAW Design specified 10-foot exposed concrete ceilings and inset balconies, which reads far more like a downtown loft than a suburban mid-rise. Top-floor suites get private rooftop terraces.
The amenity package is unusually deep for 170 suites
Buildings this size normally give you a gym, a party room and not much else. Queensway Park runs an art studio, a hobby and craft room, a library, an indoor children’s playroom and a pet wash station, plus vegetable and herb gardens on the second-floor terrace.
Two ways to read that. The optimistic read: genuine community programming, and the family and pet amenities tell you the developer expected long-term residents rather than a churn of one-year tenants. The cautious read: more amenity square footage means more to heat, clean, insure and eventually replace — and that shows up in your fees over a 20-year horizon. Ask for the reserve fund study.
What a suite costs — and why the numbers disagree
Here is where I’ll be straight with you, because most building pages won’t be: the major data sources do not agree on this building. As at August 2026, one puts the building average near $977 per square foot; another says $828; a third says $773. That is not a rounding error.
The trailing 12-month sold data is more useful than any building average:
- 1 bedroom: roughly $510,000 to $597,000
- 1 bed + den: roughly $595,000 to $768,000
- 2 bedroom: roughly $655,000 to $949,000
- 2 bed + den: around $1,008,800
Roughly 17 sales and 19 leases in twelve months, averaging about 22 days on market and selling around 2.4% under asking. That is a healthy, liquid building — enough turnover to establish real comparables, not so much that it reads as investor churn.
Getting around from 784 The Queensway
The Route 80 Queensway bus stops at “The Queensway at Smith Cres” — at your door. Route 76 Royal York South runs the corridor. Royal York Station is about a 24-minute walk or a 7-minute drive, so this is realistically a bus-to-subway or car building, not a walk-to-subway one. Be honest with yourself about that before you buy.
By car: Costco at 50 Queen Elizabeth Blvd is under a minute away, Mimico GO about 3 minutes, Sherway Gardens about 7, Humber Bay Park West about 7, Kipling Station about 7. Gardiner access via Islington is roughly 2 minutes — genuinely one of the strongest highway positions in south Etobicoke.

It also works for downsizers who want 10-foot ceilings and a real building without downtown pricing.
What I’d want you to check
Get the status certificate and read the reserve fund study properly. This corporation registered in 2022, so it has not yet faced a major capital cycle, and the amenity program is large relative to 170 units. Also confirm exactly what the fees include — sources disagree on whether heat and hydro are covered, and that’s a real monthly difference. Finally, if you want the park view, confirm the exposure in writing; not every suite has it.
The value question
Against newer Queensway product asking $1,000+ per square foot from developer inventory, resale here in the $800s to low $900s is defensible — you get 10-foot ceilings, a deep amenity package and a permanent park. The question is whether the specific suite is priced against the optimistic building average or the realistic sold data. That gap is where buyers overpay, and it’s the single thing I’d push back on for you.
