Renter-heavy building. Of 71 deals here in the last 24 months, 71 were leases and 0 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Westbend Residences?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Westbend Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Westbend Residences is the newest condo on this stretch of Bloor, a 13-storey Mattamy building that registered in January 2026 on a lot that used to hold auto shops. It puts you between two subway stations, a short walk from High Park, in a part of the west end that has very little new mid-rise stock. It is also a first-year building with first-year fees and mostly small suites, and that shapes who should buy here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Westbend Residences is a 13-storey condominium at 1660 Bloor Street West in Toronto’s High Park North area, between Dundas West and Keele subway stations. It was developed by Mattamy Homes and designed by BDP Quadrangle. The condominium corporation, TSCC-3162, was registered on 21 January 2026. Condos.ca lists 182 suites, while Mattamy’s launch materials described 174. Suites run roughly 427 to 1,118 sq ft, from studios to three-bedroom plans. Listings describe individually metered hydro and water, so check the status certificate for exactly what the fee covers.

What replaced the auto shops

Before Westbend, this site was a low-rise building with auto service businesses and a small store, about 1,638 square metres of land on the north side of Bloor. Mattamy’s plan for a 13-storey building went through the Toronto Local Appeal Body, which approved it in 2022, and Mattamy launched sales in late 2022 and broke ground early the following year.

The architect is BDP Quadrangle. The design uses a four-storey base clad in light brick-look precast panels, with a darker metal-clad tower above it and a copper-toned accent that the marketing makes a lot of. In plain terms, the base is scaled to match the older two- and three-storey main-street buildings on Bloor, and the height is stepped back above it.

For a buyer, the significance is that Westbend is one of very few newly completed condos on this part of Bloor. Most of the new supply in this corner of the city is still on paper, including the large Bloor and Dundas redevelopment proposed by Choice Properties at 2280 Dundas West.

Mostly one-bedrooms, and a few big terraces

At launch, about two-thirds of the suites were one-bedroom plans, with the rest split among studios, two-bedrooms and a handful of three-bedrooms. Public data puts the range at roughly 427 to 1,118 square feet, and the smallest studios are just over 400.

That mix tells you who the building was designed for: first-time buyers and investors, not families. If you need two real bedrooms, the supply here is limited and you will be competing for it. The 1+1 plans are the most common middle ground, and some come with a second bathroom.

The exceptions are on the upper floors, where the stepped design creates terraces. Recent listings show some suites with outdoor space well over 1,000 square feet, which is extraordinary for this price range in the west end. If outdoor space matters to you, those are the suites to watch for.

Exposure matters more than usual here. The marketing promised views of the lake, High Park and the skyline, and on the upper south-facing floors that is plausible, but lower suites look onto Bloor or the low-rise streets behind it. A north-facing studio on a low floor and a south-facing terrace suite are very different homes, even in the same building, so price them separately and visit at the time of day you would actually be home.

First-year fees, smart systems and the energy question

Fees on the current listings average about $1.15 per square foot a month, which is high for a brand-new building. Part of that is arithmetic: small suites carry a higher fee per square foot. Part of it is that a first-year budget is a developer’s estimate, and it often moves once the board takes over and sees real operating costs.

Listings describe 1Valet smart entry, smart thermostats and individually metered hydro and water. Separate metering is fairer to owners who use less, but it means water is likely not in your fee, so compare buildings on total monthly cost, not on the fee alone.

At groundbreaking, Mattamy said the building would use a geothermal heating and cooling system. I have not confirmed how the finished system is owned and billed. In some new Toronto buildings an outside energy company owns the system and charges owners under a long-term contract, so read the disclosure documents and status certificate for any energy or equipment agreement before you buy.

The location between two stations

Westbend sits on Bloor between Dundas West and Keele stations, with the Bloor GO and UP Express connection near Dundas West. High Park is to the south-west, Roncesvalles is down the hill, and the Junction is a short trip north. This is the reason most buyers look here.

The block itself is a working main street, with older retail and apartments, not a polished new neighbourhood, and Westbend adds its own ground-floor retail. Expect street noise on the Bloor side and more construction nearby over the next decade if the Bloor and Dundas proposals move ahead, which is a short-term nuisance but a long-term sign that this area is gaining services. The data panel on this page covers transit, schools and Walk Score in detail.

What it costs, and how to read the numbers

The building average on public data is about $1,176 per square foot. That is a premium to older resale buildings nearby, as you would expect for a new suite with Tarion warranty coverage still running, but the average is drawn from a small, studio-heavy sample.

At the time of writing, four suites were listed for sale, asking from about $423,000 for the smallest studio and one-bedroom plans up to about $796,000 for a larger 1+1. Fees across those listings ranged from roughly $350 to $680 a month.

Many of these sellers bought in the 2022 launch, when Mattamy advertised prices from the low $600,000s, and some may be selling close to what they paid. That can create negotiating room, but it also means you need recent closed sales, not asking prices, to judge value. My building sold report pulls the TRREB record for the building.

Jatin’s honest take on Westbend Residences

Who this building suits

First-time buyers who want a new suite near High Park and two subway stations, people who work from home and will use the co-working room, and investors who want a new, compact rental near the subway. The terrace suites suit downsizers who want outdoor space without a house.

What I’d want you to check

Because this building only registered in January 2026, read the first-year budget, the reserve fund plan and the Tarion warranty timelines, and ask whether the board has started its performance audit. Confirm whether the geothermal system has a third-party contract and what it costs. Check whether the suite includes parking or a locker, since many listings have no parking, and review the rules on pets, leasing and short-term rentals in the status certificate.

The value question

You are paying a new-build premium for location and warranty, and fees per square foot are on the high side. For a buyer who will live here five years or more, the location between two stations by High Park is hard to replicate. For a short-term investor, I would want a lower entry price than current asks before I committed.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
