Living here
Renters, Airbnb and elevators at The Roncy
Do mostly owners or renters live here?
Renter-heavy building. Of 27 deals here in the last 24 months, 21 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Roncy?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Roncy
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

There are almost no new condos on Roncesvalles Avenue itself, which is exactly why The Roncy gets attention. It is a small, eight-storey building at Howard Park Avenue, finished in 2022, with shops at the sidewalk and the village on the doorstep. What it is not is cheap to carry, and that is the part most buyers skip. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Roncy is an eight-storey mid-rise condominium at 422–436 Roncesvalles Ave (suites use the 430 Roncesvalles address) at Howard Park Ave in Toronto’s Roncesvalles Village, in the High Park-Swansea area. It was developed by Worsley Urban Partners and designed by RAW Design, with interiors by U31. Condos.ca lists 93 suites built in 2022; the developer marketed 90. The condominium corporation is TSCC-2918, registered 23 June 2022, and it is managed by Crossbridge Condominium Services. Maintenance fees cover common elements, building insurance and water.
The Roncy at a glance
A new building on a street that rarely gets one
Roncesvalles is a street of two- and three-storey brick storefronts with apartments above. New condo stock on the avenue itself is rare, and The Roncy is one of the few. That scarcity is the whole pitch: you get a new suite, an elevator and underground parking without leaving the village strip.
The site has a long backstory. It was the Turner & Porter funeral home, two existing two-storey buildings on Roncesvalles. Mattamy was linked to an earlier plan around 2012 and sold the property; Worsley Urban Partners bought it in early 2015 and named the project after the neighbourhood.
Construction ran from shoring at the end of 2018 to structural completion in late 2020, with first residents expected in 2021. The corporation registered in June 2022. So this is a young building, still within the years when new-build deficiencies and warranty claims get sorted out.
Brick, glass and two buildings on one lot
RAW Design clad the building in brick, glazing and light- and dark-toned aluminum panels. The brick at the base is a nod to the older storefronts, and the ground floor puts retail back on the sidewalk, filling what had been a gap in the Roncesvalles shopfronts between its neighbours.
UrbanToronto’s database records the project as two buildings, and condos.ca groups the addresses 422–436 Roncesvalles with 76 Howard Park Avenue. In practice, the suites you will see listed use 430 Roncesvalles. If you are looking at a suite on the Howard Park side, confirm which entrance, elevator and parking access it uses.
The suite count is not settled. Worsley’s marketing described a collection of 90 suites, while UrbanToronto and condos.ca both say 93. The difference is small, but it tells you to read the declaration rather than the brochure.

Layouts: from compact one-bedrooms to very large suites
Condos.ca puts suite sizes at roughly 498 to 2,200 square feet. That is an unusually wide range for a building of this size. The bottom end is a compact one-bedroom, and the top end is closer to a house than a condo, which suggests a small number of large upper-floor or through suites.
Recent listings describe floor-to-ceiling windows, kitchens with integrated appliances and quartz counters, open balconies and owned lockers. Parking varies by suite: current one-bedroom listings come without a space, while larger two-bedrooms include one. Do not assume either way; confirm it on the schedule in the status certificate, because in a small building with few comparables, a parking space makes a real difference at resale.
Interiors were done by U31, and what you get is a clean, contemporary new-build suite rather than character. That suits buyers who want move-in condition and nothing to renovate. Anyone hoping for a loft feel, with exposed brick or very high ceilings, should look at the older conversions nearby instead.
Daily life at Roncesvalles and Howard Park
The everyday appeal is simple. You walk out to cafés, bakeries, restaurants and independent shops along Roncesvalles, and both High Park and Sorauren Park are within walking distance. The panel on this page shows the transit, schools and Walk Score in detail, so I will not repeat them here.
The trade-off of living on a busy village strip is that it is busy. Roncesvalles carries the streetcar, and Howard Park is a through street. Ask which way the suite faces, and visit at rush hour and on a Saturday before you commit.
The area north of you is changing. At Bloor and Dundas, Lormel’s 27-storey LNX tower is bringing close to 400 market-rental apartments to the corner, and more density is likely around the station. That will add foot traffic and new shops, and it means more competition for tenants if you are buying to rent.
Price per square foot, and fees that need explaining
Condos.ca puts The Roncy’s average at about $961 per square foot. That is a new-construction price for this part of the west end, and it reflects the rarity of new suites on Roncesvalles rather than any special amenity package.
At the time of writing, only two suites were for sale, asking between about $519,000 and $899,000, a one-bedroom and a two-bedroom. With so little on the market, one listing can move the averages, so treat any building-wide figure as a guide rather than a fixed price.
The fee is the number to look at hardest. Fees in the current listings work out to well over $1.20 per square foot even on the size bands, and condos.ca’s own per-square-foot figure is higher still. That is high for any Toronto building, and the fee covers only common elements, building insurance and water, so heat and hydro are extra. In a building of about 90 suites, staffing and shared costs are spread over few owners. Get the budget, the reserve fund study and any fee increase history before you compare this with a larger building.

Amenities at The Roncy
This is a short, practical list: a gym, a party room, a terrace and bike storage, with no pool. Condos.ca lists a concierge, while a recent listing describes a remote concierge service, and UrbanToronto names a security contractor, so ask what front-desk coverage you actually get for the fee.
Jatin’s honest take on The Roncy
Who this building suits
Buyers who want to live on Roncesvalles itself in a new building, with an elevator and the option of parking. It suits professionals and couples who will use the street every day, and downsizers from nearby houses who want one of the larger suites without leaving the neighbourhood. It does not suit buyers who want a big amenity package or the lowest monthly cost.
What I’d want you to check
Start with the fees: ask why they are where they are, read the budget and reserve fund study, and check whether increases are planned. Because the building is only a few years old, ask what new-build deficiencies were reported, whether the Tarion warranty claims are closed, and whether any are still open. Confirm the concierge arrangement, the parking and locker attached to the suite, and, for Howard Park-side suites, the access route. Finally, check which way the suite faces and how much street noise reaches it.
The value question
At roughly $961 per square foot, you are paying for a new suite on a street where very few exist, not for amenities. That premium may hold, because new supply on Roncesvalles is so limited. The fee is what decides the value: at these levels, an older building nearby with a lower fee can cost less to carry each month. Run the full monthly cost before you fall for the location. If you want the numbers for a specific suite, book a call.
