Renter-heavy building. Of 13 deals here in the last 24 months, 8 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Sloane Square?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sloane Square

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sloane Square is what I show buyers who want to live in the Annex but cannot stretch to an Annex house. It is 54 townhouse-style suites from 1995, set around garden walkways and a courtyard on St. George Street, a short walk north of Bloor. You get your own front door and a low-rise street, and you trade away the amenities of a tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sloane Square is a 54-suite low-rise condominium at 217 St. George Street in the Annex, midtown Toronto, just north of Bloor Street West. It was built by Landmark Building Group and registered in 1995. Condos.ca lists it as four storeys and describes it as a loft conversion. The condominium corporation is MTCC-1095, registered 17 July 1995, and the building is reported as managed by Percel Property Management. Suites run roughly 485 to 1,204 sq ft. Maintenance fees include heat, air conditioning, water, parking, building insurance and common elements.

Townhouse living, condo paperwork

Most people searching for Sloane Square are looking for an Annex condo that does not feel like one. The suites here are arranged as townhouses, with individual private entrances off garden walkways rather than a shared corridor, and many look onto a central courtyard.

Condos.ca describes the building as a loft conversion. I could not find a reliable source for what stood on the site before, so I would treat the history as unconfirmed and ask the seller or the corporation for the building’s background. What I can say is that the finished product reads as a low, landscaped enclave, which suits St. George Street.

That street matters. North of Bloor, St. George is lined with large Annex houses, many of them now institutional or divided, and low-rise condominiums like this one and Powell House across the street. It is a quieter address than the Bloor frontage a few minutes south.

Layouts: two-level suites and courtyard terraces

Suites range from about 485 to 1,204 sq ft. That is small to mid-sized, and it means the building attracts a mix of single professionals, couples and university-connected buyers rather than large families.

Recent listings show what the townhouse format looks like in practice: two-level suites with an open living and dining area and kitchen on the main floor, and a bedroom on the lower level with a walkout to a private terrace. Lower-level bedrooms are quiet and cool in summer, but they also get less light. See the suite in daylight before you decide.

The courtyard-facing suites with large windows are the ones I would prioritise. Suites on the street side trade outlook for convenience, and the difference in daily life is bigger than the difference in price usually suggests.

Ask, too, about laundry and storage. The recent listing I reviewed had ensuite laundry and storage on the lower level, which is what you want, but in a 1995 building the arrangement can differ from one suite to the next.

Parking, storage and what to confirm

Parking is listed among the fee inclusions and the building has an underground garage and visitor parking. But at least one recent suite was offered with no parking and no locker, so parking is clearly not attached to every suite.

In this part of the Annex, a parking space matters for resale, because street parking is limited. If you need one, confirm it is deeded or assigned to the specific suite; if you do not, expect to pay less for a suite without one.

Condos.ca lists the building as allowing pets and permitting barbecues, which fits the private-terrace format. Confirm both in the rules before you rely on them.

If you have a car and the suite does not, ask whether the corporation keeps a list of owners willing to rent or sell a space.

The St. George Street low-rise cluster

This stretch of St. George north of Bloor holds a small group of low-rise condominiums that make useful comparisons. Powell House at 212 St. George is a five-storey, 41-suite building from 1980 with compact suites, and condos.ca puts its average around $609 per square foot. Lennox Mews at 230 to 234 St. George is a 1992 townhouse complex of 35 suites.

Sloane Square sits between the two in age and format. It is newer than Powell House with larger suites and a fuller fee, and its townhouse arrangement makes it closer in feel to Lennox Mews. If you are shopping this street, see all three; differences in light, outdoor space and parking will matter more than the age gap.

The broader appeal is the Annex itself. The university, the Bloor Street shops and the side streets of Victorian houses are all close, and a low-rise building here keeps that neighbourhood scale around you instead of putting you above it.

Pricing and fees at Sloane Square

Condos.ca does not publish a building average price per square foot for Sloane Square, and there were no active listings when I checked. With 54 suites, sales come up only a few times a year, so averages can swing on one or two trades.

I price these suites against two groups: low-rise Annex condominiums of similar age, and the condo townhouses north of Bloor such as Lennox Mews. The townhouse format and private entrance usually earn a premium over a corridor building of the same age; the lack of amenities pulls the other way.

The fee is unusually complete for a low-rise. It covers heat, air conditioning, water, parking, building insurance and common elements, while hydro is billed separately according to a recent listing. That makes month-to-month costs predictable.

Two adjustments matter most when you compare suites here. A suite with deeded parking deserves a meaningful premium in this part of the Annex, and a suite with a usable private terrace deserves another. A suite with neither should be priced like a corridor condo of the same size, not like a townhouse.

For the recorded resale history, ask me for the building sold report.

Amenities at Sloane Square

There is no gym, pool or concierge. The real amenity is the format: your own entrance, a courtyard to look at and, for many suites, a private terrace where barbecues are permitted.

Jatin’s honest take on Sloane Square

Who this building suits

Buyers who want an Annex address and a townhouse feel at a condo budget, and who do not need a gym or concierge. It suits professionals at the university and hospitals to the south, couples and downsizers who want a smaller footprint with outdoor space. It does not suit anyone who wants a staffed lobby or deliveries signed for.

What I’d want you to check

This is a 1995 building, so roofs, terraces and their waterproofing, the garage membrane and heating and cooling equipment are all in or near their replacement window. In a townhouse format, terrace and roof leaks are the issue I see most, so read the reserve fund study and board minutes for any history of water problems. Confirm who maintains the terraces and entrances, confirm parking and locker for the suite, and ask for the building’s history given that I could not verify what was converted.

The value question

Without a published average, value here is suite by suite. I think the townhouse format, the street and the complete fee justify paying a little more than a comparable corridor condo in the Annex. I would avoid paying a premium for a lower-level suite with poor light, and I would always pay up for a courtyard suite with parking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
