Living here
Renters, Airbnb and elevators at Grenadier Gardens
Do mostly owners or renters live here?
Mix of owners and renters. Of 29 deals here in the last 24 months, 12 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Grenadier Gardens?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Grenadier Gardens
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Grenadier Gardens is one of the few places near High Park where a family can still buy a three-bedroom condo for well under $1 million. The two towers on Southport Street date from 1973, and they were built with house-sized suites, two pools and landscaped grounds between High Park and the Humber. The building’s age is the question, and here, unusually, there is evidence that the corporation has been dealing with it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Grenadier Gardens is a two-tower condominium complex of 15 and 17 storeys at 45 and 65 Southport St in Toronto’s High Park-Swansea neighbourhood, just north of The Queensway between Windermere Avenue and South Kingsway. Condos.ca lists 332 suites (it also gives 334), mostly two- and three-bedroom units. It was built in 1973 by River Dell Holdings, the condominium corporation is YCC-118, registered 17 December 1973, and Del Property Management manages it. Condos.ca lists the fee as covering common elements, heat, air conditioning, water, building insurance and parking.
Grenadier Gardens at a glance
Two 1970s towers that have had their envelope redone
The most important fact about Grenadier Gardens is not its age but what has been done about it. According to condos.ca, the corporation completed a building-wide energy retrofit a few years ago: new double-pane windows and doors and added insulation on the exterior walls. For a 1973 concrete tower, the windows and envelope are among the largest bills an owners’ corporation ever faces, and buildings that have not done them yet are carrying that cost ahead of them.
I could not find the project’s cost or how it was funded, and that is exactly what to look for in the status certificate. If it was paid for by a special assessment, it is behind you. If it was financed through a loan or a drawdown of the reserve fund, it may still be in your fee or affecting the reserve balance.
The rest of the building is classic early-1970s: a traditional design, two towers set in landscaped grounds, and River Dell Holdings as the original developer. Condos.ca gives both 332 and 334 as the suite count, and strata.ca describes it as one 17-storey building. I have gone with two towers of 15 and 17 storeys, which matches the condos.ca overview.
Two and three bedrooms, and almost nothing smaller
Strata.ca’s data shows about 59 per cent of the suites as two-bedrooms and 40 per cent as three-bedrooms, with a handful of plus-den plans. There are no studios or one-bedrooms to speak of. Condos.ca puts typical sizes at about 953 to 1,220 square feet, and strata.ca at roughly 900 to 1,300.
The plans have proper kitchens with real counter space, wide balconies and ensuite laundry. Many suites have been updated over the years with new bathrooms and flooring. One recent listing mentions an in-suite heat pump, so ask whether individual suites have their own heating and cooling units, who owns and maintains them, and whether the corporation has rules about installing them.
That suite mix makes the building a natural fit for households with children or for downsizers bringing a lifetime of furniture. It also means the competition for each listing comes from the same type of buyer, mostly owner-occupiers.

Fees: what is in, and what to confirm
Condos.ca’s building page lists common elements, heat, air conditioning, water, building insurance and parking. A recent listing goes further and adds hydro and cable TV. Those two versions differ by your entire electricity bill, so confirm in the status certificate and the corporation’s budget before you compare with other buildings.
Strata.ca puts the fee at about $0.80 per square foot, a little below its neighbourhood average of $0.88. For a 1973 building with two pools, heat and parking included, that is reasonable, and it is lower than many newer buildings that leave out parking and heat.
As always with an older building, the fee only tells half the story. A low fee next to a thin reserve fund is a warning; a moderate fee with a well-funded reserve and the windows already done is a good sign. Ask for the most recent reserve fund study and its funding plan, not just the current balance.
Southport Street, between the pond and the river
Southport Street runs north from The Queensway into Swansea, between Grenadier Pond on the west side of High Park and the Humber River. Daily life here is about the green space: the park, the Humber trails and the Martin Goodman waterfront trail to the south. Bloor West Village and its shops are the nearest main street. The panel beside this review shows transit data.
Across the street is The Southport at 60 Southport, a 9-storey Bramalea building from 1972 with similar-sized suites and the same property manager. Further down the street is State Building Group’s 34 Southport, a multi-tower project that UrbanToronto described in June 2026 as under construction, and Toronto Community Housing’s Swansea Mews redevelopment at The Queensway and Windermere, approved in March 2026, will add two rental towers and a planned grocery store.
That means construction traffic for several years, and a lot of new housing supply, some of it rental, competing with any suite you lease out. It also brings new retail to a stretch that has always relied on a drive or a bus for groceries.
Price per square foot at Grenadier Gardens
Condos.ca puts the building average at about $573 per square foot, and strata.ca’s past-year sales average about $621. That is one of the lowest price-per-square-foot figures near High Park, almost identical to The Southport across the street, and roughly half of what newer condos near the park trade for.
Strata.ca’s recorded sales over the past year range from about $525,000 to $775,000 for two-bedroom suites and about $700,000 to $780,000 for three-bedrooms, selling slightly below asking in around 18 days on average. With 16 sales in a year, there are more comparables here than in most older buildings, so you can price a suite with some confidence. Check the sold report for suites in the same tower and size.

Amenities at Grenadier Gardens
Having both an indoor and an outdoor pool is rare at any price, and it gives the building a summer-and-winter routine that most newer condos cannot offer. Two pools are also two sets of equipment to maintain, so check how the reserve fund study treats them.
Jatin’s honest take on Grenadier Gardens
Who this building suits
Families who need two or three real bedrooms near High Park and the Humber on a condo budget, downsizers leaving a house in Swansea or Bloor West, and swimmers. It suits owner-occupiers more than investors, because new rental supply nearby is about to grow.
What I’d want you to check
Get the details of the window and insulation retrofit: what it cost, how it was paid for, and whether any loan or special assessment is still outstanding. Read the reserve fund study for elevators, the garage, balconies and both pools. Confirm whether hydro and cable are really in the fee, how in-suite heat pumps are handled, which tower and parking space go with the suite, and the pet rules, which I could not find.
The value question
At roughly $573 to $621 per square foot with heat and parking in the fee, this is one of the best space-for-money buys in this part of the city. The envelope retrofit, if it was well funded, removes the biggest risk of an older tower. If the status certificate is clean, I would rank it with The Southport as the two strongest large-suite values on Southport Street.
