Living here
Renters, Airbnb and elevators at Windermere by the Lake Terrace
Do mostly owners or renters live here?
Mix of owners and renters. Of 10 deals here in the last 24 months, 4 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Windermere by the Lake Terrace?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Windermere by the Lake Terrace
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Windermere by the Lake Terrace is what I show buyers who want a front door and a terrace, not a tower lobby, but still want a concierge and a parking spot in a garage. It is a 2006 block of 104 brick-and-stone stacked townhomes on The Queensway in Swansea, part of a larger community that includes a condo tower with a pool. It is quiet, it trades slowly, and it is about to get much bigger neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Windermere by the Lake Terrace is a three-storey, 104-suite stacked townhouse condominium at 9 Windermere Avenue and 93-95 The Queensway in Toronto’s High Park-Swansea neighbourhood, running along The Queensway between Windermere and Ellis Avenues. It was built in 2006; strata.ca names Cresford Developments and Reon Developments as developers. The condominium corporation is TSCC-1751, registered 2 March 2006. Condos.ca lists fees as covering common elements, building insurance, parking and water; another source lists none of these, so confirm on the status certificate. Shelter Canadian Properties is the listed manager.
Windermere by the Lake Terrace at a glance
Stacked townhomes, not a tower
This building is a long, low block along The Queensway: three storeys of brick and stone in a traditional style, with suites stacked in one- and multi-level plans instead of a corridor of identical units. Most suites have their own outdoor space, a Juliet balcony, patio, porch or rooftop terrace depending on where they sit.
Suites run from about 351 to 1,422 sq ft. The mix leans toward one- and two-bedrooms, with a small number of studios and three-bedrooms, and interiors typically have open kitchens, hardwood in the main rooms and ensuite laundry.
The format suits people who want to feel like they live in a house. You get fewer neighbours on each floor, often a private entrance, and usually a terrace. The trade-off is stairs, both inside the multi-level suites and sometimes just to reach your door, so it is less suited to anyone with mobility issues.
Location within the block matters more here than in a tower. A suite facing The Queensway gets more traffic and streetcar noise than one on the quieter side, a ground-level suite with a patio lives very differently from an upper suite with a rooftop terrace, and the multi-level plans vary a lot in how usable the rooms are. Walk the suite and the street at rush hour before you decide.
Part of a bigger community
Windermere by the Lake is more than this building. It includes a 27-storey condo tower at 15 Windermere Avenue and another townhome corporation at 97-101 The Queensway and 8 Windermere, all built in the mid-2000s. Strata.ca names Cresford and Reon as the developers of this block.
That matters for amenities. On its own, this corporation lists a concierge, a party room, a meeting room, barbecues and a parking garage. Condos.ca says residents can also use the wider development’s facilities, including a swimming pool and virtual golf, and strata.ca lists an indoor pool, sauna, gym and billiards room. Get the shared facilities agreement and confirm exactly what you can use, where, and what this corporation pays for it.
On Cresford: three of its downtown pre-construction projects went into receivership in 2020. That is a separate story from a corporation registered here in 2006 and run by its own board for nearly twenty years. What you are judging now is the board, the reserve fund and the state of the building.

Living on The Queensway in Swansea
Your front door is on The Queensway or Windermere, with the Gardiner and the Lake Shore close by and the lake trail and Sunnyside within reach on foot. The southern end of High Park and Grenadier Pond are a walk north. It is a quiet, mostly residential pocket, and much of your shopping will mean a short drive or transit trip.
Compared with the tower at 15 Windermere, the Terrace gives up the long views and the elevator ride in exchange for street-level living and outdoor space you can actually furnish. Compared with the freehold houses north of The Queensway in Swansea, it gives up a yard and land value in exchange for a concierge, a garage and a much lower entry price.
That is changing. Directly at The Queensway and Windermere, Toronto Community Housing is redeveloping the Swansea Mews site, vacated after a 2022 ceiling collapse, as two rental towers of 35 and 20 storeys with about 639 homes and space for retail, approved by City Council in March 2026. The Southport towers are under construction to the west, and more towers are planned at 2002 Lake Shore Boulevard West. Expect years of construction nearby, more people on the street and possibly better local shopping.
Pricing: thin data in a slow building
This is a slow-trading building. Strata.ca recorded only two sales and two leases over its latest twelve months, and suites there sold on average below asking price, with low demand and low availability ratings. Its per-foot figures were roughly $756 for two-bedrooms and $857 for three-bedrooms. With so few trades, a single sale can swing the averages, so treat any trend number from this building with caution.
There were no active sale listings when I checked, so I cannot give you a current asking range. If you want a specific layout here, set up an alert, and when one comes up, pull comparables from the neighbouring Windermere townhome corporation as well as this one. My building sold report covers recorded trades.
On fees, the sources disagree on inclusions. Condos.ca lists common elements, building insurance, parking and water, while strata.ca lists none of them. Heat and hydro are separate either way, so in a multi-level suite with exterior walls on several sides, ask the seller for actual winter utility bills.

Amenities at Windermere by the Lake Terrace
Day to day, this is a quiet low-rise with a concierge and a garage, not an amenity building. The pool and gym access through the wider Windermere by the Lake community is the bonus, so confirm it in writing before you count on it. If you never plan to swim, the shared access matters less than the concierge and the garage.
Jatin’s honest take on Windermere by the Lake Terrace
Who this building suits
Buyers who want the feel of a townhouse at condo prices: couples, first-time buyers who want a terrace, and downsizers who still want a front door. It also suits people who work from home and want quiet, with the lake trail and High Park as the backyard.
What I’d want you to check
First, the shared facilities agreement: what you can use at the tower, and what it costs this corporation. Second, at twenty years old, the rooftop terraces, waterproofing over the garage and windows are where the money goes, so read the reserve fund study and the board minutes for leaks and terrace repairs. Third, confirm what the fee includes, whether the suite has its own parking space and locker, and what the pet restriction says in the declaration. Fourth, ask about the Swansea Mews construction schedule.
The value question
On the thin data available, this building trades at well under $900 per square foot, which is fair value for a townhouse-style suite with a terrace this close to the lake and the park. The catch is liquidity: it can take time to sell here. For an owner-occupier staying five years or more, I think the right suite is good value. If you want me to pull comparables, book a call.
