Vaughan’s major shopping centres are Vaughan Mills (1 Bass Pro Mills Drive), Promenade in Thornhill (Bathurst and Centre), the RioCan Colossus Centre at Highway 7 and Weston Road, and a ring of SmartCentres power centres. These include Piazza Del Sole/Westridge, 400 & 7, 427 & 7, Vaughan Northwest and Thornhill. Neighbourhood plazas fill the gaps: Market Lane at 140 Woodbridge Avenue, Woodbridge Square at 7600 Weston Road, Rutherford Marketplace at 9300–9370 Bathurst, and the Maple village plazas. Promenade and Colossus both have large housing plans on file.
Looking for a unit in one of these centres? Tell me what space you need and I will shortlist options for you.
How is this list organised?
Vaughan is not one place. It is Woodbridge, Maple, Concord, the Vaughan side of Thornhill, Kleinburg village and the Vaughan Metropolitan Centre (VMC), all inside one city. Shopping follows the highways: the big enclosed mall sits at Highway 400 and Rutherford Road, the power centres cluster around Highway 7 at Weston Road and Highway 400, and the everyday grocery plazas sit on Major Mackenzie Drive, Rutherford Road and Bathurst Street.
I have grouped the list by area. For each place I give the address or the closest intersection I could confirm, the anchor tenant only where a current source names it, and who the centre tends to suit. Where I could not confirm an address or an anchor, I say so rather than guess.
- Enclosed mall: Vaughan Mills (Highway 400 and Rutherford Road) and Promenade (Bathurst Street and Centre Street).
- Power centres: RioCan Colossus Centre, Piazza Del Sole / SmartCentres Westridge, SmartCentres 400 & 7, SmartCentres 427 & 7, SmartCentres Vaughan Northwest and SmartCentres Thornhill.
- Neighbourhood plazas: Market Lane, Woodbridge Square, Woodbridge Mall, Rutherford Marketplace, the Maple village plazas and more.
What are the biggest shopping centres in Vaughan?
By floor area, Vaughan Mills is in a class of its own. After its 2013 expansion it was described by its then owner as about 1.1 million sq ft with roughly 250 stores, and current references put it at about 1.3 million sq ft. Behind it are the open-air power centres, most of them owned by SmartCentres, which has its head office at 3200 Highway 7 in the VMC.
| Centre | Where | Size (as published) | Anchor (as at 2026 — check before you visit) |
|---|---|---|---|
| Vaughan Mills | 1 Bass Pro Mills Drive (Hwy 400 & Rutherford Rd) | About 1.3M sq ft | Bass Pro Shops; Legoland Discovery Centre |
| RioCan Colossus Centre | Hwy 7 & Weston Rd, bounded by Hwy 400 and Hwy 407 | About 570,000 sq ft of retail (2022) | Cineplex Cinemas Vaughan; Costco next door at 71 Colossus Drive |
| SmartCentres 427 & 7 | Hwy 427 & Hwy 7 area | About 459,000 sq ft | Costco |
| SmartCentres Vaughan Northwest | 3600 Major Mackenzie Dr W (Weston Rd & Major Mackenzie) | About 437,000 sq ft | Walmart Supercentre |
| Piazza Del Sole / SmartCentres Westridge | Windflower Gate, off Hwy 7 west of Hwy 400 | About 422,000 sq ft | Canadian Tire (3850 Windflower Gate) |
| SmartCentres Thornhill | 700 Centre St (Bathurst & Centre) | About 250,000 sq ft | Walmart Supercentre |
| SmartCentres 400 & 7 | Hwy 400 & Hwy 7 (Chrislea Rd area) | About 230,000 sq ft | The Home Depot |
Sizes for the SmartCentres properties come from a mall directory listing and are rounded. Treat them as a sense of scale, not leasing figures.
Woodbridge: which plazas and shopping centres are there?
Woodbridge has two very different shopping worlds. On Highway 7 around Weston Road you get the big boxes and chain restaurants. Down in the old village on Woodbridge Avenue you get Market Lane, which still works like a main street with parking.
| Name | Address / area | Anchor or why it matters | Best for |
|---|---|---|---|
| RioCan Colossus Centre | Colossus Drive and Famous Avenue, Hwy 7 & Weston Rd | Cineplex Cinemas Vaughan (3555 Hwy 7); Staples and Golf Town mapped on site; Costco at 71 Colossus Drive | Movies, big-box errands, sit-down chain restaurants |
| Piazza Del Sole (SmartCentres Westridge) | Windflower Gate, off Hwy 7 | Canadian Tire at 3850 Windflower Gate; Michaels also mapped here | Home, auto and craft errands |
| Woodbridge Square | 7600 Weston Road | Neighbourhood plaza on Weston Rd south of Hwy 7 (anchor not confirmed) | Quick local stops |
| Market Lane Shopping Centre | 140 Woodbridge Avenue | 40+ tenants per the centre’s own site; Cataldi Fresh Market mapped here | Village groceries, Italian food shops, services |
| Woodbridge Mall | 5694 Highway 7 | Older enclosed centre on Hwy 7 west of Kipling (anchor not confirmed) | Everyday services |
| SmartCentres 427 & 7 | Hwy 427 & Hwy 7 area | Costco; a Walmart Supercentre is mapped nearby at 8300 Highway 27 | Bulk shopping for west Woodbridge |
Market Lane is the one I send people to when they want to feel old Woodbridge. The City of Vaughan has been running streetscaping work on Woodbridge Avenue and has told residents the street remains open for business while the work continues.
Vaughan Mills and the Highway 400 power centres
Vaughan Mills sits at the southeast corner of Highway 400 and Rutherford Road, just south of Canada’s Wonderland. It opened in November 2004. Bass Pro Shops lists its store at 1 Bass Pro Mills Drive, and the centre’s leasing listing calls it home to the only Legoland Discovery Centre in Canada. The Harry Rosen outlet also lists the same address.
Transit is easier than people expect. York Region Transit runs buses from the Vaughan Mills Terminal to Vaughan Metropolitan Centre subway station, about 2 km south on Jane Street.
| Name | Address / area | Anchor or why it matters | Best for |
|---|---|---|---|
| Vaughan Mills | 1 Bass Pro Mills Drive | Bass Pro Shops; Legoland Discovery Centre; outlet stores | Outlet shopping, family days out |
| 3200 Rutherford Road centre | 3200 Rutherford Road | Canadian Tire at 3200 Rutherford Rd; a directory lists about 69 stores at this address | Errands while you are at the mall |
| Walmart Supercentre | 670 Applewood Crescent | Stand-alone Walmart in the Vaughan Mills area | Groceries and household |
| IKEA Vaughan | 200 Interchange Way | IKEA, at Highways 400, 407 and 7 | Furniture |
| SmartCentres 400 & 7 | Chrislea Rd and Northview Blvd area | The Home Depot | Renovation supplies |
Maple: which plazas serve the village and Major Mackenzie?
Maple’s old core is around Keele Street and Major Mackenzie Drive. Around it, newer plazas line Major Mackenzie, Rutherford Road and Bathurst Street. These are the places locals use every week.
| Name | Address / area | Anchor or why it matters | Best for |
|---|---|---|---|
| Maple Centre Plaza | Maple village, Keele St & Major Mackenzie area | Small village plaza; Shoppers Drug Mart is mapped close by at 2266 Major Mackenzie Dr W | Village errands, local restaurants |
| Maple Lanes Plaza | Maple village, next to Maple Centre Plaza | Small strip plaza (anchor not confirmed) | Local services |
| Walmart Supercentre (Maple) | 1900 Major Mackenzie Dr W | Walmart with pharmacy | Weekly shop |
| Rutherford Marketplace | 9300–9370 Bathurst Street | Longo’s and Shoppers Drug Mart (9306), LCBO (9310), LA Fitness (9350) mapped here | Groceries plus gym in one stop |
| 9200 Bathurst Street plaza | 9200 Bathurst Street | Sobeys mapped at 9200 Bathurst Street | Groceries |
You will also hear about Rutherford Village. SmartCentres lists a Rutherford Village centre in Vaughan, and a mall directory puts it at about 104,000 sq ft. I could not tie it to a confirmed street address from a current public source, so call ahead before you rely on it for a visit or a site search.
Woodbridge north and Vellore: Weston Road and Major Mackenzie
The Weston Road and Major Mackenzie Drive corner is the main retail node for Vellore Village and north Woodbridge. SmartCentres Vaughan Northwest is the big one here, with a Walmart Supercentre at 3600 Major Mackenzie Drive West. Around it are an LCBO (3631 Major Mackenzie Dr W), a GoodLife Fitness (3420), and a Shoppers Drug Mart and bank branches at 3737.
Further south, the Rutherford Shopping Centre at 5100 Rutherford Road is a smaller neighbourhood plaza. The Home Depot at 55 Cityview Boulevard serves the Highway 400 and Major Mackenzie side.
Thornhill (Vaughan side): Promenade and Centre Street
West of Yonge Street, Thornhill is part of Vaughan. Its retail heart is the Bathurst Street and Centre Street corner, where Promenade and SmartCentres Thornhill face each other.
| Name | Address / area | Anchor or why it matters | Best for |
|---|---|---|---|
| Promenade | 1 Promenade Circle (Bathurst St & Centre St) | T&T Supermarket and Imagine Cinemas; The Olive Branch kosher grocery opened late 2024; 150+ stores per the centre | Indoor shopping, groceries, movies |
| SmartCentres Thornhill | 700 Centre Street (NW corner of Centre & Bathurst) | Walmart Supercentre | Weekly shop |
| 1054 Centre Street plaza | 1054 Centre Street | No Frills mapped here | Budget groceries |
| 441 Clark Avenue West plaza | 441 Clark Avenue West | Sobeys mapped here | Groceries |
| The Shoppes of Thornhill Woods | Bathurst Street, Thornhill Woods | Neighbourhood plaza (anchor not confirmed) | Local services |
Kleinburg village and the Vaughan Metropolitan Centre
Kleinburg has no mall. Its shopping is the village core on Islington Avenue, inside the Kleinburg-Nashville Heritage Conservation District. Shops and restaurants sit in the 10400 block of Islington, with galleries, boutiques, cafés and salons. The McMichael Canadian Art Collection brings visitors in year-round.
The VMC at Highway 7 and Jane Street is Vaughan’s new downtown, about 179 hectares around the Line 1 subway terminus at 3150 Highway 7. Retail here is mostly ground-floor space in new towers, not a classic plaza. SmartCentres owns the SmartVMC lands and a smaller centre at Edgeley and Highway 7 (about 146,000 sq ft per a directory). QuadReal manages Assembly Park, which it describes as a mixed community with retail in the VMC’s creative district. If you are looking at living here, my guide to every VMC condo building covers the towers that hold this retail.
Which Vaughan plazas are being redeveloped?
Several of Vaughan’s biggest retail sites are planned for housing. None of this means the stores close tomorrow. These are long, phased projects. Here is what I could confirm:
- Promenade, Thornhill. Owned since 2017 by a partnership of the Serruya family and Liberty Development. The first two towers, at 30 and 35 storeys, rise beside the mall at 1 Promenade Circle with about 748 units. The City of Vaughan runs a separate Promenade Centre Secondary Plan for the wider area; in January 2023 Retail Insider reported it was still a study in progress, and I could not confirm a final approval date. The mall says that from 20 July 2026 part of the parking lot near Entrance 1 is closed for construction of a new office and hotel building by Liberty Development.
- RioCan Colossus Centre, Woodbridge. In 2022 RioCan filed an Official Plan Amendment for a long-term master plan on the 61.7-acre site: up to 25 buildings of 8 to 55 storeys and about 13,000 homes, with new parks and retail near the Highway 400 entrance. It was a proposal at the time, with zoning and site plans still to come.
- SmartCentres Thornhill, 700 Centre Street. In 2020 SmartCentres announced two condo towers of 27 and 29 storeys on a 1.3-acre corner of the site, with ground-floor retail.
- The VMC. The SmartVMC lands around the subway are being built out tower by tower, replacing surface big-box parking with mixed-use blocks.
Watch out
If you lease space in a plaza with a redevelopment plan on file, read the lease for a demolition or relocation clause. Many landlords keep the right to end a lease, or move you, on notice when they redevelop. Get that clause reviewed before you invest in a build-out you may not get to use for the full term.
How do you lease space in a Vaughan plaza?
Most of my Vaughan commercial calls are from business owners who want a unit in one of these plazas. The process is the same whether it is a 1,200 sq ft unit at Market Lane or a pad at a power centre:
- Pick the trade area first. A bakery in Woodbridge village and a bakery on Major Mackenzie draw very different customers.
- Check the use is allowed. The landlord’s use clause and the City’s zoning both have to permit your business. A permitted use in the zoning can still be blocked by another tenant’s exclusive in the lease. My notes on the commercial lease use clause and the change-of-use permit explain both.
- Get the full cost. Ask for base rent plus the additional rent (TMI: taxes, maintenance and insurance) in writing. Big centres usually have higher additional rent than small strip plazas.
- Sign an offer to lease with a review condition. Give yourself time to have the full lease checked. Here is how a lease review condition works.
- Negotiate the clauses that matter. Term, renewal options, assignment, signage, exclusives and the demolition clause. My list of commercial lease clauses walks through each one.
Large centres such as Vaughan Mills and the SmartCentres and RioCan sites lease through in-house or appointed leasing teams. Smaller plazas, such as Market Lane, often list a property management contact on their own website. I help tenants find and negotiate space across Vaughan and the GTA, and I can also help when you want to buy a plaza unit rather than rent one.
Which plaza suits which kind of business?
From what I see when clients search for space, the pattern is clear:
- Destination retail and food chains look at Colossus, Piazza Del Sole and the Vaughan Mills area, where traffic comes from the highways.
- Grocery-anchored services (pharmacy, dental, physio, tutoring, nails) do well in Rutherford Marketplace, Vaughan Northwest and the Maple and Thornhill grocery plazas, where people come back every week.
- Independent, character businesses fit Market Lane in Woodbridge and Kleinburg’s Islington Avenue core, though heritage rules in Kleinburg affect signs and changes to buildings.
- Businesses betting on new residents look at the VMC, where new towers bring ground-floor retail to thousands of new homes.
My take
If you are a small business, the best Vaughan plaza is rarely the biggest. A grocery-anchored strip plaza on Major Mackenzie or Bathurst gives you repeat weekly traffic at a cost a new business can carry. The big power centres make sense once you have a proven concept and can handle higher additional rent. And if a centre has a redevelopment plan on file, that can be fine for a short term, but read the demolition clause before you spend on fixtures.
Is any list of Vaughan plazas complete?
No. Vaughan has dozens of small strip plazas at almost every major intersection, and tenants change every month. This list covers the centres people ask me about most, with addresses I could confirm from current sources. Before you visit, or before you make a leasing decision, check the centre’s own site or call the store. If you want me to look for a specific kind of space, the form below is the quickest way to tell me what you need.

Frequently asked questions
What is the biggest mall in Vaughan?
Vaughan Mills at 1 Bass Pro Mills Drive, at Highway 400 and Rutherford Road, is the largest. It opened in 2004, is about 1.3 million sq ft, and includes Bass Pro Shops and Canada’s only Legoland Discovery Centre.
Is Promenade Mall in Thornhill closing?
No closure has been announced. The mall is being redeveloped in phases by Liberty Development, starting with two towers of 30 and 35 storeys beside it. From 20 July 2026, part of the parking lot near Entrance 1 is closed for a new office and hotel building, but the mall stays open.
What is happening to the Colossus Centre in Woodbridge?
In 2022 RioCan filed an Official Plan Amendment for a long-term master plan on the 61.7-acre site, with up to 25 buildings and about 13,000 homes. It was a proposal at the time, with zoning and site plan approvals still to come, and the centre is still trading.
Where is Market Lane in Woodbridge?
Market Lane Shopping Centre is at 140 Woodbridge Avenue in the old Woodbridge village, between Islington and Kipling Avenues. Its own site lists more than 40 tenants, including grocery, dining, health and professional services.
Does Kleinburg have a shopping mall?
No. Kleinburg’s shopping is its village core on Islington Avenue, with boutiques, galleries, cafés and restaurants. It sits in the Kleinburg-Nashville Heritage Conservation District, so heritage rules apply to signs and building changes.
How much does it cost to lease space in a Vaughan plaza?
It varies by centre, unit size and use, so I do not quote a single number. Always ask for base rent plus additional rent (taxes, maintenance and insurance) in writing, and compare the total. My guide to commercial lease clauses covers what else to check.
Which Vaughan plazas are near the subway?
The Vaughan Metropolitan Centre station at 3150 Highway 7 is the Line 1 terminus. The SmartVMC lands and SmartCentres Edgeley & 7 are next to it, and YRT buses run from the station to Vaughan Mills about 2 km north.
