Renter-heavy building. Of 85 deals here in the last 24 months, 75 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Auberge on the Park II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Auberge on the Park II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Auberge on the Park II is the building I show buyers who want new construction at Leslie and Eglinton but need more room than a typical tower offers. It was launched with mostly two-bedroom and larger suites, it includes two-storey townhomes at its base, and it faces a new park on the site of a hotel many Torontonians still remember. It is also brand new, which brings its own questions. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Auberge on the Park II is a 29-storey condominium at 20 Inn on the Park Drive (also listed as 1087 Leslie Street) in the Banbury-Don Mills area of North York. It was developed by Tridel with Rowntree Enterprises, which condos.ca lists as the builder, and designed by Graziani + Corazza Architects. It was completed in 2024, and the condominium corporation, TSCC-3036, was registered on 13 February 2024. Condos.ca records 225 suites; UrbanToronto reported 215 at launch.

Built on the Inn on the Park site

This land was once the Inn on the Park hotel at the corner of Leslie Street and Eglinton Avenue East. Tridel and Rowntree Enterprises turned it into the Auberge on the Park community, and the name keeps a nod to the old hotel.

The plan changed along the way. UrbanToronto reported that an earlier four-tower scheme was cut back to three towers plus townhomes. Phase one is the 45-storey tower on the east end, this 29-storey building sits to the west, and a 39-storey third tower was planned later along the Leslie frontage.

That third phase matters if you are buying here. A taller building on Leslie could change views, construction noise and traffic for some suites for a few years. Ask which way the suite faces, and check the City’s development applications for the site before you firm up.

Graziani + Corazza designed both towers, and they share a podium and a look: stepped balconies and open terraces. The interiors were done by II BY IV Design, and Scott Torrance Landscape Architect designed the outdoor amenity areas.

Big suites and townhomes, not a studio building

What sets this tower apart is the suite mix. When UrbanToronto previewed the layouts in 2018, only two-bedroom and larger suites were still available, and the family-size plans were grouped into a Signature Collection on upper floors and a Loft and Townhome Collection at the base.

The examples they published show the scale. One upper-floor Signature plan offered about 1,435 square feet with two bedrooms, a powder room and two separate terraces. One two-storey townhome on the south side offered about 1,623 square feet with a rear patio.

UrbanToronto put the full range at about 542 to 2,207 square feet. Condos.ca’s record starts at 542 square feet too, though its top figure is far higher, which I would treat as a data quirk rather than a real suite size. Ask for the builder floor plan for any suite you are considering.

If you are downsizing from a house in Don Mills, Leaside or Bayview Village, this is the kind of floor area that makes the move workable. Furniture that fits a house usually does not fit a 700-square-foot two-bedroom, and it is more likely to fit here.

A new park at the door, and Eglinton changing

The community was planned around a new public park of about 2,580 square metres, roughly 27,000 square feet, in front of the towers. In a part of North York where most green space is in ravines, a flat, open lawn at the front door is useful for dog owners and families with young children.

Sunnybrook Park and the Don Valley ravine system are close by to the west and south, and Line 5 Eglinton now runs along Eglinton Avenue. The panel beside this review shows the nearest stops and walking times, so I will not repeat them here.

Drivers have the Don Valley Parkway and the Bayview Extension nearby, which is one reason this corner has always appealed to people who commute by car. The trade-off is that Leslie and Eglinton are busy roads, so suites facing the intersection will hear more traffic than those facing the park.

Day to day, the shopping at Shops at Don Mills and the Eglinton and Laird strip are a short drive away. This is a quieter, more residential setting than Yonge and Eglinton, and that is the point for most people who buy here.

What a 2024 registration means for you

A building this new has no long track record, and that cuts both ways. Nothing major is due for replacement for many years, but the first budgets were set before the corporation had real operating costs to work from, and early fee increases are common as the board adjusts.

Ask for the two most recent budgets and compare them. A steady increase is normal; a sharp jump tells you the opening budget was too thin. The status certificate and the first reserve fund study will show you where the corporation stands.

Because this tower shares a podium with phase one, ask how shared facilities and their costs are split between the two corporations. Shared-facilities agreements are standard in phased projects like this, and they are worth reading before you buy.

Pricing: new-build per foot, larger suites

Condos.ca puts the building average at about $875 per square foot. That is a new-construction number, and it sits above the older towers nearby on Leslie, such as Carrington Place and The Haven at Carrington Park, which is what you would expect for a 2024 building with this amenity package.

When I checked, six suites were listed for sale, with asking prices from $588,000 to $1,899,000. That spread reflects how widely suite sizes vary in this building. Monthly fees on those listings ranged from about $645 to $1,554.

Condos.ca does not list what the fee covers, so confirm the inclusions in the status certificate. In most buildings of this age, hydro and heat are metered by suite. For actual trades, use the 12-month data in the panel, and ask me for a building sold report that compares this tower with phase one next door.

Condos.ca lists concierge, a gym, an outdoor pool and a party room, and Tridel’s launch material described a rooftop pool with cabanas and barbecues, plus yoga, spin and multimedia rooms. For a family-size building, a summer pool and real fitness space mean fewer outside memberships.

Jatin’s honest take on Auberge on the Park II

Who this building suits

Downsizers from the houses of Don Mills, Leaside and the Bridle Path who want real square footage and a new building, and families who want a two- or three-bedroom suite with a park out front. The townhomes suit buyers who want their own front door and a two-storey layout with concierge service behind them.

What I’d want you to check

This building registered in 2024, so the first years matter. Ask for the performance audit and any open deficiency items with Tarion, read the first reserve fund study, and check whether the budget has been tested by real operating costs yet. Confirm the fee inclusions, the parking and locker for the suite, and the timing of the third tower on Leslie.

The value question

At about $875 a square foot you are paying new-build pricing, but you are buying a suite size that is hard to find in a new tower. Compared with the older Leslie Street buildings, you give up a lower price per foot and gain a 2024 building, a rooftop pool and a park. For an owner who will stay for years, I think the size is what justifies the price.

Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
