The Mississauga condos where public records show suites of 2,000 sq ft or more include 55 Port Condos, North Shore and The Regatta in Port Credit, Fairways (1400 Dixie Rd) in Lakeview, Applewood Landmark and Applewood Place on Bloor St, The Palace, Granite Gates and Canyon Springs on The Collegeway, Sheridan Club in Clarkson, and Park Mansion, The Mansion and Skymark West on Kingsbridge Garden Circle. Most were built between 1978 and 2000. The City Centre towers near Square One mostly top out around 1,500 sq ft. Check every size against a floor plan; sources often differ.

Which Mississauga condos have suites of 2,000 sq ft or more?
Most Mississauga condo buildings stop at about 1,400 sq ft. When someone selling a house in Lorne Park, Mineola or Erin Mills asks me for a condo with room for a dining table and guests, the list gets short quickly. This post is that list.
I checked the building pages on condos.ca and strata.ca, plus recent listings, across Port Credit, Lakeview, Mineola, Applewood, Clarkson, Erin Mills, Hurontario and Mississauga Valley. A building is here only if a page I checked shows a suite of 2,000 sq ft or more, as at October 2026. Where sources disagree, I show both.

Two small low-rise condominiums also show suites above 2,000 sq ft: The Lake House at 1136 Mona Rd in Mineola (completed 2025, 17 suites, one listed at 2,500–2,749 sq ft) and Lorne Park Place at 1190 Lorne Park Rd (10 suites, 2,731 to 3,195 sq ft on condos.ca). These are townhouse-style homes rather than apartments, so I cover them separately below.
Port Credit: which waterfront buildings have the big suites?
Port Credit is the first place downsizers ask about, and it has the most variety. My full guide to buying a condo on the Port Credit waterfront covers the whole village; here are the buildings with suites past 2,000 sq ft.
55 Port Condos, 55 Port St E. This is the newest building on the list and the one that most closely matches what a house seller wants. Condos.ca shows 31 suites over 9 floors, completed in 2023 by FRAM + Slokker, with a size range of 1,670 to 2,960 sq ft. A 2026 listing for suite 702 described about 2,920 sq ft with two large covered terraces and a monthly fee of $2,876, which works out to roughly $0.98 per sq ft.
North Shore, 1 Hurontario St. The FRAM tower at the foot of Hurontario has 213 suites. Strata.ca gives a range of 749 to 4,000 sq ft and a fee of about $0.71 per sq ft against a Port Credit average of about $0.69, as at October 2026. Condos.ca showed a 2+1 bedroom suite on the 20th floor listed at 2,250–2,499 sq ft with a $1,730 monthly fee.
The Regatta, Regatta II and Port Elaine Place, Port St E. These three mid-rises sit within a block of the marina. The Regatta at 65 Port St E (2003, 75 suites) has the widest range at 1,155 to 3,220 sq ft. Regatta II at 80 Port St E (2005, 90 suites) tops out at 2,190 sq ft. Port Elaine Place at 50 Port St E is a 16-suite boutique building from 2009 with suites up to 2,100 sq ft.
Lakeview and Applewood: where are the older towers with the largest floor plans?
Fairways, 1400 Dixie Rd. This 21-storey Lakeview tower from 1979 has 270 suites. Strata.ca shows suites from 750 to 3,200 sq ft, with hydro, heat, air conditioning and water listed as included in the fee. A 22nd-floor suite was listed at 2,750–2,999 sq ft with a $2,395 monthly fee.
Applewood Landmark, 1300 Bloor St. Shipp completed this 26-storey, 299-suite tower in 1978. Its floor plans are big across the board: condos.ca shows 1,074 to 3,600 sq ft, and strata.ca shows 1,008 to 3,500 sq ft. Strata.ca puts the fee at about $0.85 per sq ft against an area average of about $0.64. Suites listed in October 2026 were 1,600–1,799 sq ft; the larger plans come up less often.
Applewood Place, 1333 Bloor St. This is the newer Shipp building across the street: 1996, 25 storeys, 441 suites, with suites up to 2,564 sq ft on condos.ca (2,335 on strata.ca). The fee is about $0.88 per sq ft on strata.ca.
Erin Mills: what is on The Collegeway?
The Collegeway has three buildings on this list, all within walking distance of each other.
The Palace, 1900 The Collegeway. On paper this is the building with the largest suites in Mississauga. Condos.ca shows a range of 589 to 4,669 sq ft over 24 floors and 370 suites. Strata.ca says 1,099 to 4,000 sq ft and a fee of about $0.67 per sq ft, close to the neighbourhood average of $0.64. The two sites give different completion years (1990 and 2002).
Granite Gates, 1800 The Collegeway. A 14-storey, 154-suite building from 1991, built by Camrost-Felcorp according to strata.ca, with suites up to 2,217–2,265 sq ft. Strata.ca shows a fee of about $0.82 per sq ft against a $0.61 area average.
Canyon Springs, 1700 The Collegeway. Built in 1989 with 129 suites over 11 storeys. The published top end is 2,120–2,150 sq ft, and strata.ca puts the fee at about $0.88 per sq ft.
Clarkson, Hurontario and Mississauga Valley: which buildings qualify?
Sheridan Club, 1271 Walden Cir (Clarkson). NAPEV built this 15-storey, 112-suite building in 1989. Suites run up to 2,209 sq ft on condos.ca and 2,350 sq ft on strata.ca. Its fee of about $0.65 per sq ft is the lowest of the high-rises on this list that have a published rate.
Park Mansion, 45 Kingsbridge Garden Cir (Hurontario). Kingsbridge Garden Circle, just north of Eglinton off Hurontario, is the one spot north of the lake where several large-suite towers stand side by side. Park Mansion (1990, 35 storeys, 357 suites) shows suites up to about 3,250 sq ft, and strata.ca shows a fee of about $0.78 per sq ft against a $0.67 average. A three-bedroom suite on the 33rd floor was listed at 2,000–2,249 sq ft with a $1,913 monthly fee.
The Mansion, 55 Kingsbridge Garden Cir. Next door: 1989, 23 floors, 331 suites, top of range 2,235 sq ft. A penthouse was listed at 2,000–2,249 sq ft with a $1,980 monthly fee.
Skymark West, 35 Kingsbridge Garden Cir. Built by Tridel in 2000, with 387 suites over 34 floors and a published top end of 3,121 sq ft. Large plans are rare here.
The Fairmont, 25 Fairview Rd W (Mississauga Valley). A 16-storey, 170-suite building from 1990 with suites up to 2,324 sq ft. The largest one listed when I checked was an upper penthouse at 1,800–1,999 sq ft, so 2,000+ suites here are close to the top of the building.
What about the City Centre towers near Square One?
This is the part that surprises people. The landmark City Centre towers are not where the big suites are. On condos.ca, Absolute World at 80 Absolute Ave tops out at 1,485 sq ft, One Park Tower at 388 Prince of Wales Dr at 1,500 sq ft, Grand Ovation at 310 Burnhamthorpe Rd W at 1,332 sq ft and One City Centre at 1 Elm Dr W at 1,404 sq ft. They were built in the 2000s for a different buyer; my City Centre building guide explains who they suit. If you want 2,000 sq ft near Square One, the nearest options on this list are Park Mansion and The Mansion on Kingsbridge Garden Circle, or The Fairmont on Fairview Rd W.
| Building | Address | Built | Largest published suite | Why it misses the list |
|---|---|---|---|---|
| Place IV | 3650 Kaneff Cres | 1981 | 1,902 sq ft | Big plans throughout, but just under 2,000 |
| Kingsmere on the Park | 880 Dundas St W | 1987 | 1,892 sq ft | Top of range under 2,000 |
| The Craftsman Condos | 1601 Lakeshore Rd W | 2018 | 1,750 sq ft | Newer Clarkson low-rise, smaller top end |
| The Royal Crest | 66 High St E | 1987 | 1,704 sq ft | Port Credit, large average suite, no 2,000+ |
| One Park Tower | 388 Prince of Wales Dr | 2008 | 1,500 sq ft | City Centre tower, smaller plans |
| Absolute World | 80 Absolute Ave | 2009 | 1,485 sq ft | City Centre tower, smaller plans |
| Regatta III | 70 Port St E | 2005 | 1,427 sq ft | Smaller sibling of the Regattas |
Sizes from condos.ca building pages, October 2026.
Why do the big suites cluster in older buildings?
Apart from 55 Port and North Shore, nearly every building in the first table was finished between 1978 and 2000. That is not a coincidence.
- The buyer was different. Towers like Applewood Landmark, Fairways and the Collegeway buildings were sold mostly to local owners moving out of houses who expected house-sized rooms, a separate dining room and a laundry room.
- How new towers get financed. Newer high-rises usually have to sell most of their suites before construction starts, and smaller suites at lower prices are easier to sell to a wide pool of buyers. That pushes floor plans down. You can see it in the City Centre numbers above.
- Penthouses and combined suites. The top of a published range is often a penthouse or two joined suites.
- The new exception is boutique. 55 Port shows the modern version: very few suites, all large, at a premium price.
My take
If you are coming out of a house and want 2,000 sq ft on one floor, start with the 1978–1991 towers: Applewood Landmark, Fairways, The Palace and Park Mansion. You get the space at a much lower price per square foot than anything new, and the fee per square foot is usually in a normal range. Then decide whether the lake is worth the jump to Port Credit, where 55 Port and the Regattas are the main choices. I would rather see a buyer get a well-run 1980s building with a healthy reserve fund than squeeze into a new tower at 1,300 sq ft.
What do maintenance fees look like on a 2,000 sq ft Mississauga condo?
Fees scale with size, so a large suite carries a large monthly number even when the building’s rate is reasonable. Here are the published rates I could confirm.
| Building | Fee per sq ft (strata.ca, Oct 2026) | Area average shown | About what 2,200 sq ft costs a month |
|---|---|---|---|
| Sheridan Club, 1271 Walden Cir | $0.65 | $0.63 | About $1,430 |
| The Palace, 1900 The Collegeway | $0.67 | $0.64 | About $1,475 |
| North Shore, 1 Hurontario St | $0.71 | $0.69 | About $1,560 |
| Park Mansion, 45 Kingsbridge Garden Cir | $0.78 | $0.67 | About $1,715 |
| Granite Gates, 1800 The Collegeway | $0.82 | $0.61 | About $1,805 |
| Applewood Landmark, 1300 Bloor St | $0.85 | $0.64 | About $1,870 |
| Applewood Place, 1333 Bloor St | $0.88 | about $0.67 | About $1,935 |
| Canyon Springs, 1700 The Collegeway | $0.88 | about $0.67 | About $1,935 |
The last column is simple arithmetic (rate × 2,200 sq ft), not a quote; real fees vary by suite and change yearly. What the fee includes matters too: Fairways lists hydro, heat, air conditioning and water as included.
Watch out
Published square footage is a lead, not a fact. The two databases disagree on almost every building here, MLS sizes are often given as a band like 2,000–2,249 sq ft, and the top of a range can be a single combined suite. In older towers, also read the reserve fund study in the status certificate before you firm up. A building from the late 1970s may be due for windows, balconies, elevators or garage work, and big suites carry a bigger share of any special assessment.
Are there townhouse-style condos with 2,000+ sq ft?
Yes, and some downsizers prefer them because there is no elevator wait and you may get a garage at your door. Two examples from the directories:
- The Lake House, 1136 Mona Rd (Mineola). Completed in 2025 by Queenscorp Group, 17 suites. A four-bedroom suite was listed at 2,500–2,749 sq ft in October 2026.
- Lorne Park Place, 1190 Lorne Park Rd. A 10-suite Cachet Homes condominium with homes of 2,731 to 3,195 sq ft over two floors, according to condos.ca. No suites were for sale when I checked.
The trade-off is stairs. If one-floor living is the point of the move, choose one of the towers above.
Is a 2,000 sq ft condo the right downsizing move?
For many Mississauga house owners, the reason to move is upkeep, not size: the lawn, the snow, the roof. A 2,000 sq ft condo lets you keep your furniture and host the family without the outside work. The questions I ask clients first:
- Do you need one floor, or are stairs fine for the next 15 years?
- Do you need two parking spots? Confirm it on the listing.
- Is the lake a must, or would a park or golf course view do? That choice decides between Port Credit and the Applewood, Lakeview and Erin Mills towers.
- What does the house sell for, and what is left after the condo, fees and closing costs?
If you are selling a condo or house to make the move, start with a number: my guide to what your Mississauga condo is worth walks through how buyers price it. I help buyers and sellers across Mississauga and the GTA with exactly this kind of move.
What if Mississauga does not have the right suite?
Only a few 2,000+ sq ft suites come up in most of these buildings each year, so it can pay to look just across the border. Humber Bay Shores has the largest concentration of big suites in west Toronto, and I keep a list of every Humber Bay Shores building with a 2,000+ sq ft suite. Inland Etobicoke has its own set around the Kingsway and Islington, covered in Etobicoke condos over 2,000 sq ft beyond Humber Bay Shores.
Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Frequently asked questions
Which Mississauga condo has the largest suites?
On published ranges, The Palace at 1900 The Collegeway in Erin Mills has the biggest top figure, up to about 4,000 to 4,669 sq ft depending on the source, and North Shore at 1 Hurontario St shows up to 4,000 sq ft on strata.ca. Those figures are probably rare penthouses. Applewood Landmark at 1300 Bloor St is the building where large plans are common, with a published range starting above 1,000 sq ft and running to about 3,500 to 3,600 sq ft.
Are there 2,000 sq ft condos in Port Credit?
Yes. 55 Port Condos at 55 Port St E (2023) has suites of 1,670 to 2,960 sq ft, and The Regatta at 65 Port St E shows suites up to 3,220 sq ft. North Shore at 1 Hurontario St, Regatta II at 80 Port St E and Port Elaine Place at 50 Port St E also have suites above 2,000 sq ft.
Are there 2,000 sq ft condos near Square One?
Very few in the City Centre towers themselves; buildings like Absolute World and One Park Tower top out around 1,500 sq ft. The nearest large-suite options are Park Mansion and The Mansion on Kingsbridge Garden Circle off Hurontario, and The Fairmont at 25 Fairview Rd W.
Why do older Mississauga condos have bigger suites?
Towers from the late 1970s to the early 1990s were sold mainly to local owners moving out of houses who wanted similar room sizes. Newer high-rises usually sell most suites before construction, and smaller suites are easier to sell, so floor plans have shrunk.
What are maintenance fees on a 2,000 sq ft Mississauga condo?
Strata.ca showed rates of about $0.65 to $0.88 per sq ft for the large-suite buildings on this list as at October 2026, so a 2,200 sq ft suite works out to roughly $1,400 to $1,950 a month. Recent listings at Fairways and 55 Port showed fees of $2,395 and $2,876 for suites near 3,000 sq ft. Compare what each fee includes, and read how fees affect value.
Are there townhouse-style condos over 2,000 sq ft in Mississauga?
Yes. The Lake House at 1136 Mona Rd in Mineola had a suite listed at 2,500 to 2,749 sq ft in 2026, and Lorne Park Place at 1190 Lorne Park Rd shows homes of 2,731 to 3,195 sq ft. Both have stairs, so they suit buyers who do not need one-floor living.
How reliable are condo square footage numbers online?
Treat them as leads. The two main databases disagree on most buildings, MLS sizes are often given as a band, and the top of a range can be one combined suite. Get the builder’s floor plan or measure the suite before comparing price per square foot.
