By Jatin Dua · Broker of Record, RE/MAX Quantum Realty — Brampton malls, power centres and plazas by area, what the Brampton Plan means for plaza redevelopment, and what to check before leasing.

Short answer

Brampton’s main shopping centres are Bramalea City Centre, Shoppers World Brampton, Trinity Common and Heart Lake Town Centre, backed by dozens of neighbourhood plazas. Bramalea City Centre at 25 Peel Centre Drive is the largest enclosed mall. Trinity Common at Highway 410 and Bovaird is the big-box power centre. Shoppers World at Steeles and Main was rezoned in 2020 for a phased mixed-use community but is still operating in 2026. Downtown, Main Street North, Springdale, Castlemore, The Gore, Mount Pleasant and Heart Lake each rely on smaller grocery-anchored centres and strip plazas.

Looking for a unit in one of these plazas, or a home near one? Tell me what you need and I will shortlist options and check the planning file.

How many shopping centres and plazas does Brampton have?

There is no official count. What I can give you is the list I actually work from when buyers, sellers and business owners ask me about Brampton retail: the enclosed malls, the big-box power centres and the neighbourhood plazas, grouped by area and checked against an owner document, a City of Brampton page or a current directory as at October 2026.

For the large centres I list anchors only where the owner’s leasing brochure or the mall’s own directory names them now. Smaller plaza owners rarely publish tenant lists, so for those I give the plaza name as it is mapped and the nearest streets, and I do not guess at tenants. Tenants change every year, so check before you drive over.

Four types show up below:

  • Enclosed regional mall – one roof, interior corridors, a big parking field. Bramalea City Centre and Shoppers World Brampton.
  • Power centre – big-box stores around shared parking. Trinity Common is the clearest example.
  • Grocery-anchored centre – a supermarket plus 20 to 40 smaller units. Heart Lake Town Centre and RioCentre Brampton.
  • Neighbourhood plaza – a strip of small units with parking out front. This is where most clinics, take-outs, tutoring centres, salons and sweet shops actually operate.

Shoppers World redevelopment status, as at October 2026: RioCan filed a zoning by-law amendment and draft plan of subdivision for the whole site in October 2019, and City Council approved the rezoning on 25 November 2020. The original application targeted 4,880 homes in buildings of 3 to 28 storeys; later reporting described up to 4,500 homes and more than 800,000 sq ft of commercial space on about 53 acres, phased over roughly 20 years. Phase 1A is two towers with about 800 units on 1.6 acres at the southwest corner, and RioCan’s project page shows its site plan application (filed June 2022) as in progress. I could not find a current public source confirming construction has started, and the mall is still trading and signing new tenants. Separately, in August 2025 a two-tower proposal (42 and 32 storeys, 813 units) went to committee for a 1.3-acre site at the northeast corner of Hurontario Street and County Court Boulevard, near the mall.

As at April 2026, Metrolinx had not published an opening date for the LRT, so do not price a home or a lease on a firm LRT date.

Which Brampton plazas could be redeveloped, and what does it mean for nearby owners?

The short answer: under Brampton’s new official plan, almost every mall and plaza is now allowed to become something bigger over time.

The Brampton Plan was adopted by Council in November 2023 and approved by the Region of Peel in May 2024, with Ontario Land Tribunal orders in March and July 2026. Its Mixed-Use Commercial section designates plazas and malls Mixed-Use on Schedule 2 “to permit residential uses as an alternative to, or to support, existing retail space.” Policies 2.2.6.17 and 2.2.6.18 say a market study will set how much commercial space each site must keep; both are still under appeal city-wide (OLT-24-000688).

Zoning is also in transition. The City’s zoning page says Zoning By-law 270-2004 and the new Zoning By-law 14-2026 both apply while 14-2026 is under appeal, and where they differ the more restrictive rule applies. A plaza owner who wants towers still needs a site-specific application.

If you own a home near a plaza:

  • Look up the file before you buy or sell. The City’s development applications map shows active applications by location. A buyer will find a filed rezoning next door, so know it first.
  • Expect a long runway. Shoppers World was rezoned in 2020 and is still a working mall in 2026. In 2022 RioCan described Trinity Common and Heart Lake Town Centre as long-term pipeline sites with no short-term plans.
  • Construction years cost you; finished years can help. Noise, traffic and a missing grocery store are real. New transit, parks and shops at the end usually help the area.
  • Watch the grocery store. Even with a policy to keep commercial space, an anchor can close during a phase. That is what neighbours feel first.

My take

If you live within a short walk of Shoppers World, Bramalea City Centre or one of the Main Street plazas, the Brampton Plan has quietly made your area a future intensification zone. That is not a reason to rush a sale. It is a reason to know the planning file, price your home with it in mind and, if you are buying, pick a street that gains the future transit and shops without backing onto the construction staging area.

Leasing a unit in a Brampton plaza: what should you check?

Most of the plazas above are where small businesses lease space. Before you sign:

  1. Confirm the use is permitted on that unit. With two zoning by-laws in force, the more restrictive rule wins. A clinic, school or restaurant may need different permission from a store. See my guide to the change-of-use permit for commercial tenants.
  2. Read the use clause and plaza exclusives. An existing pharmacy, dentist or sweet shop may hold an exclusive. See commercial lease use clauses, exclusives and radius restrictions.
  3. Ask for the demolition clause. In any plaza with redevelopment potential, the landlord will want the right to end your lease on notice. Negotiate the notice period and any relocation help.
  4. Check the specialist build-out. Dental tenants need plumbing, X-ray shielding and accessible washrooms; see dental office space in Ontario. Boutiques care about signage and fitting rooms; see clothing boutique retail space.
  5. Get parking in writing. Ask how many stalls are shared, whether any are reserved and whether a future phase removes them.

Watch out

A low base rent in a plaza with a filed redevelopment application often comes with a short demolition notice. If you are spending heavily on leaseholds, such as a dental fit-out or a restaurant kitchen, make sure the term and the demolition clause give you enough years to earn that money back. Check the application map for the plaza before you sign.

Which Brampton area suits you for living near good shopping?

To walk to a big mall, look at Bramalea around Bramalea City Centre or the Steeles and Main area around Shoppers World; both are on major transit. For a big-box run close to a newer detached home, Springdale near Trinity Common works well. Castlemore and The Gore trade a mall for newer plazas, and northwest Brampton relies on smaller plazas plus the GO train. For prices and commutes, see my 2026 guide to living in Brampton.

Frequently asked questions

What is the biggest shopping mall in Brampton?

Bramalea City Centre at 25 Peel Centre Drive, near Queen Street East and Dixie Road, is the largest. The City of Brampton calls it the city’s largest enclosed shopping centre, and it has about 1.5 million sq ft of retail space.

Is Shoppers World Brampton closing?

Not as at October 2026. Council approved RioCan’s rezoning for a phased mixed-use community in November 2020, and the first phase (two towers, about 800 units) has been in site plan review, but the mall is still open and its current site plan shows new tenants coming soon.

How many stores are at Trinity Common?

RioCan’s leasing brochure lists Trinity Common Brampton at 828,901 sq ft across 68 units, at Highway 410 and Bovaird Drive. Anchors on the owner’s site plan include Metro, Cineplex and Staples.

Is there a mall in Castlemore or The Gore?

No. Northeast Brampton is served by neighbourhood plazas along Castlemore Road, Cottrelle Boulevard, Ebenezer Road and Highway 50. For a big-box trip, Trinity Common is the closest large centre in Brampton.

Can Brampton plazas be turned into condos?

The Brampton Plan designates plazas and malls Mixed-Use, which permits residential uses alongside or instead of retail, subject to a market study on how much commercial space must stay. Those policies are under appeal, and each site still needs its own application. You can check active files on the City’s development applications map.

Which zoning by-law applies to a Brampton plaza unit?

Right now both Zoning By-law 270-2004 and the new Zoning By-law 14-2026 apply, because 14-2026 is under appeal. Where they differ, the more restrictive provision applies, so confirm your use against both before signing a lease.

What should I check before leasing space in a Brampton plaza?

Confirm the use is permitted for that unit, read the use clause and any exclusives held by other tenants, negotiate the demolition clause and get parking in writing. If the plaza has a redevelopment file, make sure your term is long enough to recover your build-out costs.
