Renters, Airbnb and elevators at YC Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at YC Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about YC Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

YC Condos at 460 Yonge Street is the building people point to when they say Yonge and College finally got a real skyline tower. It is 66 storeys of glass with an infinity pool on the top floor, and that pool is both the reason buyers come and the first thing I want them to think hard about. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
YC Condos is a 66-storey high-rise condominium at 460 Yonge Street, on the west side of Yonge just north of College Street, in the City of Toronto’s Bay-Cloverhill neighbourhood. It was developed by Canderel and designed by Graziani + Corazza Architects, with amenity interiors by Burdifilek, and was completed in 2019. Suite counts differ by source: Canderel’s launch figures reported 634 suites, while condos.ca lists 660. The condominium corporation number and fee inclusions were not published in the sources I reviewed, so confirm both on the status certificate.
YC Condos at a glance
A tower built around the top three floors
Most downtown towers put the pool in the podium. YC put it on the 66th floor. Canderel branded it Aqua 66: an infinity-edge pool roughly 60 feet long inside an area of about 4,400 square feet, facing south, east and west over the downtown core. When it was announced, UrbanToronto reported the amenity at around $5 million and Canderel pitched it as one of the highest infinity pools in the western hemisphere.
Two floors below sits Lounge 64, about 3,700 square feet with a fireplace, billiards, a dining room and a catering kitchen. A third amenity level on the 7th floor, roughly 9,300 square feet indoors plus a terrace of about 3,400 square feet, holds the gym, indoor and outdoor yoga space, a virtual fitness room, a lounge and two private dining rooms that each have their own terrace and built-in barbecue.
In total that is about 17,400 square feet of amenity space spread over three levels. The practical effect is that the gym and everyday spaces are low in the building and the showpiece spaces are at the very top, so most residents ride the elevators past their own floor to use them.
Who designed it, and the corner it replaced
Graziani + Corazza Architects designed the tower and Burdifilek designed the amenity interiors. The podium was planned with commercial office space above retail at grade, and balconies above the podium were intended to look down over Yonge Street, which matters on parade and festival days.
The site used to be a two-storey commercial building on the west side of Yonge just north of College, with an RBC branch and a mix of shops and restaurants. Canderel held its ceremonial groundbreaking in December 2014, and the tower was completed in 2019. Residential floors run from above the 7th floor up to the 64th.

Layouts, ceilings and the penthouse levels
The upper residential floors, 59 through 63, were sold as penthouse collection suites of about 1,000 to 1,500 square feet with ceilings of approximately 10 feet and wraparound balconies. Condos.ca records suite sizes in this building from about 760 to 1,514 square feet, and the largest penthouse plans topped out at 1,514.
Published finish specifications for the penthouse level included engineered wood floors, quartz counters and backsplash, built-in appliances, kitchen islands, stone tile in the ensuites, freestanding soaker tubs and gas fireplaces. Do not assume those finishes carry down to every floor. Lower-floor suites were sold on a different spec sheet, so compare the actual suite, not the brochure.
Condos.ca also describes the building as marketed with an app-based home automation system that lets residents monitor and control suite services from a phone. If that matters to you, ask the seller to demonstrate that it still works in the suite you are buying; a 2019 system may need updates or may not be supported the way it was at launch.
Living at Yonge and College day to day
This is the plain-language location: Yonge Street just north of College, with Grenville Street along the north side of the site and the hospital and university district a short walk west. The subway, grocery and transit details are in the data panel on this page, so I will not repeat them here.
What I tell buyers is that this corner is busy at every hour. Yonge Street brings foot traffic, deliveries and events right below the podium. Suites on the upper floors are well removed from that, but lower floors facing Yonge will hear it, and the views on the lower half depend heavily on which way the suite faces.
The trade-off is simple. You get a walkable, central address with the subway, the university and the hospitals close by, and in return you accept crowds, noise and a lobby that serves a lot of people. For buyers who want quiet, I usually suggest looking a few blocks off Yonge instead.
What a square foot costs here
Condos.ca puts the building average at about $840 per square foot. That is a downtown-core number for a 2019 tower with a top-floor pool. Compare it with the neighbourhood figures in the data panel before you treat it as cheap or expensive, because suite size and floor height move the per-foot number a lot in a building this tall.
There were no active listings recorded for this building in the data I worked from, so I cannot give you a current asking range. The automatic panel on this page shows the recent sold and leased medians; use those rather than any single listing.
Fee inclusions were not published in my sources. A building that runs a 60-foot pool on the 66th floor, three amenity levels and a large elevator bank has real operating costs, so read the budget line by line and compare the per-square-foot fee with similar Yonge Street towers before you decide it is fair.

Amenities at YC Condos
Few Toronto buildings let you swim laps above the skyline, and that is what you are paying for here. The 7th-floor package covers daily needs; the 64th and 66th floors are where you take guests.
Jatin’s honest take on YC Condos
Who this building suits
YC suits buyers who want a downtown tower with a true showpiece amenity, students’ parents buying near the university and hospitals, and professionals who work in the core and want to walk. The penthouse collection suits downsizers who want 1,000-plus square feet, 10-foot ceilings and a wraparound balcony without leaving Yonge Street.
What I’d want you to check
Before you buy, confirm the condominium corporation number, the fee inclusions and the suite count on the status certificate, because my sources do not agree on the count and did not publish the rest. Then go straight to the reserve fund study and look at how the board plans for the rooftop pool, its mechanical systems and the elevators in a 66-storey building. Ask how often the top-floor amenities have been closed for maintenance, check the board minutes, and confirm the home automation system in your suite still works.
The value question
At around $840 per square foot you are paying for location and for the top of the building. If you will actually use the pool and lounges, that is fair value against newer Yonge towers. If you will not, you are funding someone else’s amenity, and an older building a few blocks away may serve you better. If you want a second opinion on a specific suite here, book a call with me.
