Renter-heavy building. Of 180 deals here in the last 24 months, 149 were leases and 31 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 1001 Bay?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1001 Bay

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1001 Bay is the building I point to when someone says older condos have nothing to offer. Strasscorp’s 35-storey glass tower at Bay and St. Joseph has 564 suites, a full amenity floor with a pool and two courts, and a rooftop garden halfway up. It is big, busy and more than 35 years old, and buying well here depends on knowing which suite types hold their value. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1001 Bay is a high-rise condominium at 1001 Bay Street, at the corner of St. Joseph Street on the Bay Street corridor in downtown Toronto. It was developed by Strasscorp Holdings and has 564 suites; condos.ca lists 35 storeys, while another profile says 36 floors including the two-level penthouses. The condominium corporation is MTCC-876, registered 23 February 1990 (one profile gives 1988 as the build year), and ICC Property Management is listed as the manager. Maintenance fees include common elements, building insurance, cable TV, parking and water. Suites run from about 497 to 3,201 square feet.

Club 1001: the amenity floor that sells the building

The second floor is given over to Club 1001, and it is the most complete amenity package I know of in a building this age on the Bay corridor. Profiles list an indoor pool with whirlpool, a gym with free weights, an aerobics room, a racquetball or squash court, a basketball court, billiards, table tennis and a spa with sauna.

A 2023 Globe and Mail report described the pool as saltwater and mentioned a rooftop garden on the 27th floor, which is unusual: most towers put their outdoor space at the top or on the podium. Squash and basketball courts in particular are rare downtown, because developers today give that floor area to suites.

All of this costs money to run and eventually to replace. A 564-suite building spreads that cost over many owners, which is why the fee here is not as high as the amenity list suggests. Still, read the reserve fund study for the pool, the courts and the mechanical equipment that supports them.

An angular tower with corner-heavy layouts

The tower’s footprint is angular rather than a plain rectangle, and that shapes the suites. The 2023 Globe piece described a roughly 1,200-square-foot corner two-bedroom with a triangular footprint, the living area facing one direction and the bedrooms another. Many suites here have that kind of split view, which buyers either love or find awkward to furnish.

Suites range from junior one-bedrooms to two-bedrooms with solariums, with floor-to-ceiling windows. Floor plans on file show different suite stacks for the lower floors, the upper floors and two-level penthouses at the top, so the same suite letter does not always mean the same layout. Ask for the specific floor plan rather than relying on a listing description.

Sizes run from about 497 to just over 3,200 square feet. The bulk of resale activity is in one-bedroom-plus-den and two-bedroom suites, which is where you will find the most comparables.

A lobby built for living, and food downstairs

The lobby has a mezzanine seating area and a library, designed as a place for residents to meet guests rather than a corridor to the elevators. It has been written up in the Toronto Star, and it is one of the things that makes the building feel more like a club than a dormitory.

Profiles also mention restaurants at grade, including a pizza shop and a sushi spot. Retail tenants change, so check what is open when you visit, but having food in the building is a daily convenience. There is also 24-hour security, which the Globe’s listing agent singled out as a reason the building runs well.

A building with 564 suites also has the logistics of a small town. Ask how many elevators serve the tower, how move-ins are booked and how far ahead you need to reserve the freight elevator, because that affects both your own move and how easy the suite is to rent out.

Bay and St. Joseph, between campus and Yorkville

1001 Bay sits on the corridor between Wellesley and Bloor, with the University of Toronto and Queen’s Park a short walk west and Yorkville and the Manulife Centre to the north. That location gives the building a mixed owner base: professionals, students and their parents, downsizers and investors. The automatic panel on this page shows transit, schools and walkability.

Bay Street around St. Joseph has been filling in with newer towers, so you have plenty of modern alternatives nearby. That is useful for comparison shopping: you can see side by side what you give up and what you gain by choosing a 1990 building with large suites and a big amenity floor over a new one with small suites and a smaller gym.

For investors and resale buyers, the size of the building is an advantage. With 564 suites there is a deep pool of comparable sales and leases, so it is far easier to price a suite accurately here than in a 50-suite building. The flip side is competition: several similar suites are often on the market at once, and the ones that move quickly are priced right and presented well.

Price per square foot and fees at 1001 Bay

1001 Bay averages about $739 per square foot on condos.ca. That is below most of the newer towers on the Bay corridor, which is what you would expect for a building registered in 1990, and it is why buyers looking for space on this stretch end up here.

At the time of writing, the two one-bedroom-plus-den suites listed for sale, both in the 700 to 799 square foot range were asking between about $499,000 and $518,000, with fees of about $645 a month. That works out to around $0.86 per square foot in fees. The fee includes common elements, insurance, cable TV, parking and water; heat and hydro are separate.

Fees in a building with this many amenities are always going to be higher than in a building with only a gym. The fairer test is cost per square foot of usable space, including the amenities you would otherwise pay for. If you would never use the pool or courts, a newer building with fewer amenities may suit you better.

Club 1001 means you can swim, play squash or shoot hoops without leaving the building, which is rare in the downtown core. The rooftop garden on the 27th floor gives the building outdoor space that many of its neighbours do not have.

Jatin’s honest take on 1001 Bay

Who this building suits

People who will actually use the amenities: swimmers, squash players and anyone who wants a full gym without a membership. It also suits graduate students, academics and hospital staff who want to be near the University of Toronto and Queen’s Park, and downsizers who want a larger suite with 24-hour security in a central location.

What I’d want you to check

With a building of this age and size, the reserve fund study is the most important document you will read. Look for the timing and cost of window and cladding work, elevator modernisation, the garage, and pool and court equipment. The building lists pet restrictions, so check the rules if you have a pet. Confirm whether the suite comes with parking and a locker, because the fee includes parking only if you own a space, and many one-bedroom listings have none.

The value question

At about $739 per square foot, 1001 Bay gives you more space and more amenities for your money than most of the newer towers on the corridor. The trade-off is age and a fee that reflects a big amenity floor. For an owner-occupier who will use Club 1001, I think it is one of the better-value buildings on Bay Street. For a pure investor, the fee needs to be modelled carefully against rent.
