Do mostly owners or renters live here?

Leases 69%Sales 31%

Renter-heavy building. Of 16 deals here in the last 24 months, 11 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Residences at the Hunt Club?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Residences at the Hunt Club

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Residences at the Hunt Club at 1350 Kingston Rd is the building I point to when a buyer wants to be near the Beaches but would rather live in a small building than a tower. It is small, it is recent, and the view across the Toronto Hunt Club fairways toward Lake Ontario is the kind no future tower can take away. The question is whether a boutique building’s fees and resale pace suit you. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Residences at the Hunt Club is a boutique mid-rise condominium at 1350 Kingston Rd in the Birchcliffe-Cliffside neighbourhood of Scarborough, at Kingston Road and Queensbury Avenue, across from the Toronto Hunt Club. It was developed by Infinity Development Group and designed by Onespace Unlimited. UrbanToronto describes it as 73 homes, including 12 two-storey lane townhomes, while condos.ca lists 75 suites. Height is given as eight storeys plus a mechanical penthouse (about 31 metres). condos.ca lists a 2018 registration date; UrbanToronto shows completion in 2019. Suites run from about 598 to 1,795 square feet. Maintenance fees include common elements, building insurance and water. Property management is listed as Dove Square Management. I could not confirm the condominium corporation number.

The view is protected by a golf course

Most Toronto condo views come with an asterisk: what gets built next door. Here, the building faces the Toronto Hunt Club across Kingston Road, and a private golf club is about as permanent as open space gets in this city. South-facing suites and the rooftop terrace look over the fairways toward Lake Ontario.

UrbanToronto described the outlook from the roof as far calmer than a downtown high-rise view, and that is accurate. You are looking at greenery and water rather than other people’s balconies. For a lot of my buyers, that is worth more than another 20 floors of height.

Orientation matters, though. Not every suite faces the club. Ask which way the suite faces and what is directly opposite before you compare prices between units.

Boutique size, and the lane townhomes

This is a small building. UrbanToronto’s launch coverage described 61 condominium suites plus 12 two-storey lane townhomes, with 53 different floor plans across the project. condos.ca counts 75 suites, so the totals differ slightly by source. Either way, you are sharing an elevator and a lobby with a few dozen households, not several hundred.

The lane townhomes are the part of the building most buyers don’t know about. They are two-storey homes with access from the street and from inside the building, which gives you a front door of your own while keeping the building’s amenities and services.

Inside the main building, plans run from one-bedroom to two-bedroom-plus-den, from about 598 to 1,795 square feet. The architecture uses step-backs on the upper floors, and where the massing steps in, some suites gained large terraces. Expansive glazing and generous balconies were part of the original pitch.

The small size cuts both ways. Fewer neighbours means a quieter lobby, faster elevator waits and a board where your vote actually counts. It also means fewer listings at any one time, so if you want a particular plan or a club-facing exposure, you may have to wait for the right suite rather than choosing from several.

Who built it, and what is next door

Infinity Development Group built the project and Onespace Unlimited designed it. It sits on the northeast corner of Kingston Road and Queensbury Avenue and takes up the block between Queensbury and Audrey Avenues.

It went up alongside Hunt Club Terrace Condos at 1340 Kingston Rd, a six-storey, 17-suite building by Wilkinson Developments on the northwest corner of the same intersection. UrbanToronto counted the pair as adding about 90 homes at this corner, part of a wider wave of mid-rise development along Kingston Road through Birch Cliff and Fallingbrook.

That wave is worth knowing about. More mid-rise projects along Kingston Road are likely, so expect construction somewhere on the corridor over the coming years. The Hunt Club itself, directly opposite, is what keeps this particular outlook open.

Daily life on Kingston Road

The building sits on Kingston Road between Victoria Park Avenue and Warden Avenue, where Birch Cliff meets Fallingbrook at the top of the Upper Beaches. The Beaches shops and cafés, the boardwalk and the waterfront trails heading east toward the Scarborough Bluffs are the reason people choose this stretch.

Kingston Road itself is a busy arterial with a mix of older storefronts and new mid-rises. It is a practical rather than a pretty street, and you will rely on the car or the bus for some errands. Transit, schools and Walk Score are in the data panel on this page.

For buyers moving from a house in the east end, this stretch is a gentle transition. You keep the neighbourhood, the lake and the trails, and you give up the lawn and the snow shovel. That is the buyer this building was designed for, and it is still the buyer it suits best.

Price, fees and what is on the market

At the time of writing, eight suites were listed for sale, with asking prices from $549,000 to $1,099,000. That is a wide spread, and it reflects how varied the plans are, from compact one-bedroom-plus-den suites to large two-bedroom-plus-den homes and townhomes. Nothing was listed for rent.

Monthly fees on those listings ran from about $560 to $1,311, and the average across active listings worked out to roughly $0.90 per square foot. Fees include common elements, building insurance and water. Heat and hydro are not listed as included, so budget for them separately. That fee level is on the higher side for a building this young, which is common in boutique buildings where security, a guest suite and a rooftop terrace are shared across fewer owners.

For the actual sold and leased numbers, use the TRREB data panel on this page, or my building sold report for a wider comparison along Kingston Road.

Amenities at Residences at the Hunt Club

Two-storey lobbySecurity guardSecurity systemGuest suiteGymYoga roomParty roomMeeting roomRooftop terrace lounge

The amenity package is modest but well chosen for a building this size, and the rooftop terrace is the one residents actually use, because of the view over the Hunt Club to the lake. Do not buy here for a pool or a big fitness centre; there isn’t one. A guest suite is a genuinely useful extra for downsizers whose family visits from out of town.

Jatin’s honest take on Residences at the Hunt Club

Who this building suits

Downsizers from the east end who want to stay near the Beaches, and couples who want a quiet boutique building with a view that won’t be built out. The lane townhomes suit buyers who want their own front door with condo services, and the larger two-bedroom-plus-den plans suit people leaving a house who still need room.

What I’d want you to check

Confirm the condominium corporation number and read the status certificate, the reserve fund study and recent board minutes. In a young building, check how warranty items under Tarion were handled and whether the corporation has completed its performance audit. With few owners sharing the costs, a single big repair affects each suite more, so look carefully at the reserve fund balance and any planned fee increases. Confirm parking and locker for the specific suite.

The value question

You are paying for a protected view, a small building and a Beaches-adjacent address, in a building that is still only a few years old. Fees are on the higher side and boutique buildings have fewer comparable sales, so resale can take longer. For an owner who plans to stay five years or more and values the outlook, I think the trade is a good one, provided the suite actually faces the Hunt Club.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
