Renters, Airbnb and elevators at Canary Commons

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Canary Commons?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Canary Commons

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Canary Commons is the building I show when a buyer tells me they want a downtown condo that can actually hold a family. DundeeKilmer planned roughly two-thirds of it as two-bedroom, two-plus-den and three-bedroom suites, wrapped it around townhomes on the side streets, and put it next to an 18-acre park. It is mid-rise, it is new, and its main weakness is that you are paying for space in a neighbourhood that is still filling in. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Canary Commons is a 12-storey condominium and townhome development at 475 Front Street East, with townhome addresses on Mill Street, Rolling Mills Road and Tannery Road, in the Canary District of the West Don Lands, downtown Toronto. It was developed by DundeeKilmer and designed by architects-Alliance, with interiors by U31. The condominium corporation, TSCC-2916, was registered on 16 June 2022 and the building is managed by Crossbridge Condominium Services. Suites run about 437 to 1,556 sq ft. Suite counts differ by source: 387 at launch, 401 on UrbanToronto and 430 on Condos.ca.

Built for people who need more than one bedroom

When DundeeKilmer launched Canary Commons in 2018, its president told RENX that two-thirds of the suites would be two-bedroom, two-bedroom-plus-den or three-bedroom layouts. The pitch was aimed squarely at young families and at downsizers coming out of houses who did not want to give up their furniture. That is a very different product from the investor-driven towers to the west.

Condos.ca lists finished suites from about 437 to 1,556 sq ft. The launch material mentioned plans of more than 1,800 sq ft, so either the largest plans changed or the very biggest suites rarely come up for sale. If size is the reason you are here, ask for the floor plan and measure it against the listing, because the range is wide.

The suite count is one of those details where sources do not agree. RENX reported 387 suites including 43 townhomes at launch, UrbanToronto’s database lists 401, and Condos.ca lists 430. The number in the corporation’s declaration is the one that counts, and it is worth asking for.

For a family, the floor plan matters more than the square footage. Look for a second bedroom with a full window rather than a borrowed-light den, a kitchen with enough counter to cook for four, and a front closet that can take a stroller and winter coats. Those are the details that decide whether you stay five years or move after two.

Three buildings, townhomes and a big terrace

UrbanToronto records the project as three buildings, the tallest at 12 storeys and about 42 metres. The condo block fronts Front Street East, and townhomes line the quieter side streets, Mill Street, Rolling Mills Road and Tannery Road, which is why the building carries such a long list of addresses.

A townhome here gives you a front door at street level and a condo’s services behind it. That suits people with strollers, bikes or a dog. Check whether the unit you are looking at has direct access to the garage and how deliveries reach you.

The design work was shared. architects-Alliance did the architecture, U31 the interiors, and o2 Planning and Design with NAK Design Strategies the landscape. The plans called for a landscaped terrace of about 9,000 sq ft on the sixth floor with barbecues, fire pits and a skyline view.

Living in Canary District

Canary District grew out of Waterfront Toronto’s master plan for the West Don Lands, built first as the athletes’ village for the 2015 Pan Am Games and then converted to housing. The block sizes, the tree-lined streets and the matching scale of the buildings make it feel more like a planned community than a downtown street.

The neighbourhood’s anchors are close. Corktown Common, an 18-acre park with play areas and trails, is at the east end; the Cooper Koo Family YMCA is a block over; Underpass Park sits under the Eastern Avenue ramps; and the Distillery District is to the west. The panel on this page has the transit and walk details.

What is still missing is depth of retail. There are cafés and services along Front Street, but this is not yet a neighbourhood where everything is on your block, and empty sites around Canary District are still waiting to be built. Expect more construction over the coming years, and look at the City’s development map for the parcels near you.

The bigger change on the horizon is transit. Metrolinx’s Ontario Line is under construction with stations planned in the Corktown and East Harbour areas, which should make this corner of downtown much better connected once it opens. Until then, plan your commute around the streetcars and the panel’s transit details, not around a line that is still years away.

What Canary Commons costs

Condos.ca puts the building average at about $850 per square foot. That is close to the Canary District Condos at 455 Front St E, at about $864, and above Canary Block at 60 Tannery Rd, at about $792. Being newer and family-sized, Canary Commons trades at a modest premium within its own district, but well below the newest waterfront towers to the southwest.

When I checked, four suites were for sale, with asking prices running from about $560,000 to about $900,000 across one-bedroom-plus-den, two-bedroom and three-bedroom plans. Fifteen suites were listed for rent, so a fair share of the building is investor-owned.

Fees on the active listings averaged about $0.87 per square foot. Condos.ca does not list the fee inclusions, so ask whether heat and water are bundled or metered separately, and whether parking and locker fees are on top. On a 1,000 sq ft suite, separate utilities can add a noticeable amount each month.

Amenities at Canary Commons

ConciergeFitness centreYoga studioChildren’s playroomParty room and loungeTheatre roomCo-working spacePet-washing roomSixth-floor terrace with barbecues and fire pits

Condos.ca lists a concierge, gym, party room and rooftop deck; the launch plans added a yoga studio, a children’s playroom, a lounge with a catering kitchen, a theatre room, co-working space and a pet wash. A children’s playroom is the clue to who this building was designed for, and it is rarer downtown than a pool.

Jatin’s honest take on Canary Commons

Who this building suits

Families with young children who want to stay downtown, couples planning for one, and downsizers who need two real bedrooms and room for their furniture. The townhomes suit anyone who wants a ground-level front door with a condo’s concierge and maintenance behind it.

What I’d want you to check

This building is only a few years old, so focus on what a young corporation is still sorting out: the reserve fund study and how far fees have risen since registration, any common-element deficiencies still open with Tarion, and the actual suite count in the declaration. With three buildings and townhomes in one corporation, ask how costs are shared between the tower and the townhome components. If you are buying a townhome, also ask who is responsible for its roof, terrace membrane and front steps, since those rules vary from one declaration to the next and can be expensive surprises later.

The value question

At about $850 per square foot, you are paying a little more than in the older Canary District buildings for newer construction and larger layouts. For a buyer who actually needs the space, I think that premium is fair. For an investor chasing yield, a smaller suite in an older building nearby will usually work harder. The real test is whether you will still fit in the suite in five years; if the answer is yes, this is one of the few downtown buildings where a growing household can stay put.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
