Can you Airbnb a unit at Canary Block?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Canary Block

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Canary Block is the building I show buyers who want a new downtown condo without living in a 50-storey tower. It is 12 storeys and 187 suites on a quiet, car-light street in the Canary District, designed by KPMB and built by the same team that delivered most of this neighbourhood. The catch is a fee that runs higher per square foot than the towers, so you need to price that in from day one. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Canary Block is a 12-storey, 187-suite condominium at 60 Tannery Rd in the Canary District of the West Don Lands, part of the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto. It was developed by DundeeKilmer, designed by KPMB Architects and completed in 2020. The condominium corporation is TSCC-2791, registered 10 July 2020, and the building is managed by Crossbridge Condominium Services. Suites run from about 392 to 1,161 sq ft. Maintenance fees include common elements, building insurance and water.

A mid-rise in a neighbourhood built from scratch

The Canary District is one of the few downtown neighbourhoods planned in one piece. The land east of Cherry Street was redeveloped through Waterfront Toronto’s West Don Lands plan, and the first buildings served as the athletes’ village for the 2015 Pan Am and Parapan Am Games before becoming condos, rentals and affordable housing.

Canary Block came after that first wave. UrbanToronto’s project record lists it at about 42 metres and 12 storeys, developed by DundeeKilmer and designed by KPMB Architects, the firm behind several of Toronto’s better-regarded cultural and institutional buildings. KPMB lists it as Block 16 in the West Don Lands sequence.

Height is the point here. At 12 storeys, the building reads as part of the street rather than as a tower above it, and the whole district was planned around that mid-rise scale. If you like the feel of a European block with a courtyard more than a glass spire, this is the type of building to look at.

Layouts: compact one-bedrooms and real two-plus-dens

Suites run from about 392 sq ft up to about 1,161 sq ft. The current supply is mostly one-bedroom and one-plus-den plans between 500 and 700 sq ft, with a smaller number of two-bedroom-plus-den suites in the 700 to 900 sq ft range.

That two-plus-den size is the one I would watch. It is hard to find a newer downtown suite with two bedrooms and a usable den at under 900 sq ft that is not in a 40-storey tower, and these are the units that suit couples working from home or a small family.

At the small end, a 392 sq ft plan is a true studio, and I would treat it as an investment unit rather than a long-term home. Ask for the floor plan and measure the bedroom before you book a showing, because a few square feet make a big difference at that size.

Daily life on Tannery Road

Tannery Road is a short residential street inside the district, so the building faces mostly other new housing rather than a busy arterial. Corktown Common, the park and flood-protection landform at the east end of the neighbourhood, is right there, and it is the reason many buyers choose this pocket over the Esplanade or the Financial District.

The Distillery District is a short walk south-west across Mill Street, and the YMCA and George Brown College residence anchor the main strip on Front Street East. For groceries and errands, most residents still head west toward St. Lawrence Market or south to the Queens Quay East shops, so walk that route before you buy.

The neighbourhood is still changing. The Ontario Line subway is under construction through the Corktown and West Don Lands area, and more blocks east of the Don are being built out. Expect construction noise and detours for a few years, and a better-connected neighbourhood once it is done. Transit, schools and parks data are in the panel on this page.

Canary Block against its Canary District neighbours

Most buyers who look here also look at the other mid-rises in the district, so it helps to know how they line up. Canary District Condos at 455 Front St E is a 12-storey, 185-suite building from 2016. Canary Park at 120 Bayview Ave, also by DundeeKilmer, is 15 storeys and 439 suites from the same year. Canary Commons is the newest, a 12-storey, 430-suite building finished in 2022.

Canary Block sits in the middle on age and at the low end on price per square foot. It is smaller than Canary Park and Canary Commons, which means fewer neighbours sharing the elevators and amenities, but also fewer owners sharing the cost of every repair.

Because the buildings are so similar in scale and age, the differences that matter are the specific suite, its exposure and its fee. A suite facing Corktown Common is a different product from one facing the next block, and I would pay more for it. When you compare, line up fees per square foot and what each fee includes, not just the asking price.

What Canary Block costs, and why the fee looks high

The building average is about $792 per square foot. That is below its Canary District neighbours, with Canary District Condos at 455 Front St E around $864 and Canary Commons around $850, and well below the newer towers on Queens Quay East.

The fee is the other side of that discount. Current listings point to about $1.01 per sq ft a month, and the fee covers only common elements, building insurance and water. Hydro and heating are on you, so add those back when you compare against an older building with utilities included.

The district as a whole has a deep supply of similar suites, which works both ways. As a buyer, you have choice and room to negotiate. As a seller, you are competing with several nearly identical buildings, so condition, exposure and a sensible price will decide how fast you sell.

There are six suites for sale right now, asking from $459,000 to $799,900. One-plus-den plans run from $459,000 to $539,800, and the two-bedroom-plus-den suites ask from $669,900 to $799,900. For sold prices and rents, see the data panel or my building sold report.

Amenities at Canary Block

ConciergeGymParty roomMeeting roomBusiness centre (Wi-Fi)Rooftop deckSecurity systemBeanfield Fibre available

This is a practical package rather than a resort: concierge, a gym, a party room, a meeting room and a rooftop deck. The rooftop deck matters more than it sounds, because at 12 storeys you look across Corktown Common and the district rather than up at other towers, and Beanfield Fibre is a real plus for anyone working from home.

Jatin’s honest take on Canary Block

Who this building suits

Buyers who want a newer downtown condo at a human scale, with a big park next door and a neighbourhood that feels residential at night. It suits dog owners and runners who will use Corktown Common and the Don trail every day, and couples looking for a two-plus-den under 900 sq ft.

What I’d want you to check

At about $1 per sq ft with only water included, the fee is the number to test. Ask for the current budget, the reserve fund study and the last two years of fee increases, and compare them with the towers nearby. Because the building is only about six years old, also ask whether any warranty items remain open with Tarion and how the board has handled them. Confirm parking and a locker are on title if you need them.

The value question

At around $792 per square foot, Canary Block is one of the cheaper ways into a post-2015 building east of Yonge. You give up a pool and a skyline view and pay a higher fee per square foot; you gain a quieter street, a better park than almost any downtown tower can offer, and a mid-rise that should age well. For an owner-occupier planning to stay five years or more, I think the price is fair, provided the fee history checks out.

Can you Airbnb a unit at Canary Block?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax.
