Renter-heavy building. Of 20 deals here in the last 24 months, 15 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 60 St Clair?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 60 St Clair

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

60 St Clair Avenue West is a small building in a big location. With only 92 suites, it has the feel of a boutique condo, and it sits a short walk from the Yonge and St. Clair intersection. The suites are compact, though, and the fee per square foot is not low, so it pays to understand what you are buying. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

60 St Clair is a 14-storey, 92-suite condominium at 60 St. Clair Avenue West in the Yonge-St. Clair area of midtown Toronto, just west of Yonge Street. It was built in 2007 by Sundial Homes and registered as condominium corporation TSCC-1845 on 17 April 2007. Some sources call it The Carlyle or The Carlyle II. Suites are about 563 to 900 square feet. Maintenance fees include common elements, heat, air conditioning, building insurance and water.

One building, three names

Search for this building and you will find it under several names. Condos.ca lists it as 60 St Clair; one rental portal calls it The Carlyle; and a property management company lists it as The Carlyle II. Do not confuse it with The Carlyle at 55 Delisle Avenue, which is a separate 2006 building with its own corporation, TSCC-1770, and a different developer.

Sources also conflict on who manages the building. The condos.ca profile lists FirstService Residential, while Dash Property Management lists the building on its own site. Check the current manager in the status certificate; it tells you who you will be dealing with and how the building is run day to day.

The builder was Sundial Homes, and the building was completed in 2007. At 14 storeys and 92 suites, it is a slim building with relatively few suites per floor, which is what gives it its boutique feel.

Compact suites, and the one exception

Recorded suite sizes run from about 563 to 900 square feet. That means one-bedrooms, one-plus-dens and compact two-bedrooms. Current listings are two-bedroom suites in the 700 to 799 square foot band, which is efficient for a two-bedroom and needs careful furniture planning.

A recent rental listing describes the ground-floor suite as the largest in the building and the only one on the main floor, with a split two-bedroom plan of about 900 to 999 square feet and ceilings of about 9.5 feet. That is the exception. Most buyers here will be choosing between smaller suites on the upper floors.

If you are looking at a two-bedroom, look closely at the second bedroom. In compact plans it is often a den with a door or a room that fits a single bed and a desk. Ask for the floor plan with dimensions before you fall for the view.

Upper floors are where the building earns its keep. At 14 storeys it is not tall, but higher suites can look out over the lower buildings around it, and that sense of openness makes a compact suite feel larger. Ask which direction the suite faces and what could be built in front of it.

Parking, lockers and the fee per square foot

Underground parking is available, but it is not listed in the fee inclusions, so treat it as a separate item. Some suites come with a space and a locker and some do not. Confirm exactly what is attached to the suite on title before you compare prices.

Fees include common elements, heat, air conditioning, building insurance and water. Current listings show fees of about $1.30 per square foot, which is high for a building of this age. Part of that is the cost of heating and cooling being in the fee, and part is the cost of running a concierge and guest suites across only 92 owners.

Ask the property manager how the fee has changed over the last few years and what the reserve fund study projects. In a small building, the cost of a single big project such as windows or the garage is shared by very few owners.

Daily life near Yonge and St. Clair

The building is on St. Clair Avenue West, a short walk from Yonge Street. Within a few minutes you have grocery stores, coffee, banks and restaurants, and the subway. For a buyer without a car, this is one of the most practical locations in midtown.

The ravines are close too. David A. Balfour Park and the Rosedale ravine trails are within about a 10 to 15 minute walk, and so is Mount Pleasant Cemetery, which many locals use as a quiet place to walk.

Yonge and St. Clair is a growth area, with several towers built or proposed around the intersection. That means more services over time, and also more construction nearby. The data panel on this page covers schools, transit and Walk Score.

Where pricing sits

The condos.ca profile puts the building’s average at about $848 per square foot. That is in line with older boutique buildings near Yonge and St. Clair and below what new towers in the area ask.

At the time of writing there were two two-bedroom suites for sale in the 700 to 799 square foot band asking between $639,000 and $665,000, with monthly fees between about $936 and $1,021. Two suites were also listed for rent.

Investors should look at this building with care. Compact suites near a subway station rent well, and two suites were listed for rent at the time of writing, but the fee per square foot cuts into the return. Run the numbers with the actual fee, taxes and a realistic rent before you buy for income, and check the rental yield figures in the data panel.

When you compare this building to a newer one, add the cost of parking if you need it and subtract the heat and air conditioning you will not pay separately. My building sold report shows what has actually sold here.

Jatin’s honest take on 60 St Clair

Who this building suits

First-time buyers, single professionals and couples who want a small, quiet building at Yonge and St. Clair and plan to live without a car or with one car. It also suits downsizers who want a pied-à-terre in midtown and value a concierge more than square footage.

What I’d want you to check

Confirm who the property manager is, since sources disagree. Read the reserve fund study and fee history closely, because the fee per square foot is already high. Check the pet rules, which one source lists as pet-friendly and another as restricted. Confirm parking and locker on title, and get the room dimensions of any two-bedroom plan.

The value question

At about $848 per square foot, this is a fair price for the location and the boutique scale, but not a bargain. The value is in the location and in heating and cooling being bundled into the fee. If you need a lot of space, you will find more square footage for the money in older, larger buildings nearby. For a buyer who wants a quiet, well-located starter home in midtown and will use the neighbourhood as their living room, it is a sensible choice.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
