Can you Airbnb a unit at Grid Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Grid Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Grid Condos was built with a very clear buyer in mind: the parents and investors housing students at what is now Toronto Metropolitan University, two blocks west. CentreCourt filled a 47-storey tower with suites mostly under 650 square feet and gave it a dedicated study centre. That focus is the building’s strength and its limit, and you should know which side of it you are on before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Grid Condos is a 47-storey, 528-suite condominium at 181 Dundas Street East, at the south-east corner of Dundas and Jarvis in Moss Park, downtown east Toronto. It was developed by CentreCourt Developments, designed by Page + Steele / IBI Group Architects and completed in 2018. The condominium corporation is TSCC-2694, registered 21 November 2018, and 360 Community Management is listed as property manager. Maintenance fees include common elements, building insurance, heat and air conditioning.

A tower designed around students

When CentreCourt launched Grid in 2015, it pitched the building directly at demand from Ryerson University, now Toronto Metropolitan University, which had very few residence beds for its size. The suites were planned as one- and two-bedrooms between about 415 and 640 square feet, and the second floor was given over to a roughly 6,000 square foot learning centre with Wi-Fi, printers and study space.

That planning shows in today’s listings. Most suites for sale are one-bedrooms and one-plus-dens under 600 square feet, with a smaller number of compact two-bedrooms. If you are an end user looking for room to grow, this is the wrong building; if you want a rentable suite near a campus, it was made for you.

One discrepancy to note: condos.ca and UrbanToronto’s 2015 launch coverage give 47 storeys and 528 suites, while a 2017 UrbanToronto construction update described it as a 50-storey, 563-unit tower. Rely on the registered declaration if the count matters to you.

The rest of the amenity program was also planned with long study nights in mind. ESQAPE Design handled the amenity interiors, and the plans called for a gym of more than 3,000 square feet and roughly 5,000 square feet of outdoor amenity space, which is a lot of shared room for a building of small suites.

Page + Steele’s grid, and a critic’s view

The name comes from the grid patterns that run across the east and west faces of the tower. Page + Steele / IBI Group also designed Dundas Square Gardens across Dundas on the north-east corner, so the two towers read as a pair at the intersection.

Christopher Hume, reviewing the finished building for Storeys, gave it a B. He liked the clean lines and the glassy ground floor but felt the podium does not connect well to its site: you enter from Dundas, the garage entrance is on Jarvis, and the open two-storey section above grade reads as wasted space. He also credited Grid with being a clear improvement on the 1970s and 1980s buildings along Jarvis.

For an owner, that critique is mostly about how the building meets the street, not about living in it. Upper floors have the views; lower floors face a busy, still-changing intersection.

Dundas and Jarvis, day to day

This is a high-traffic corner. The Dundas streetcar stops at the door, Yonge-Dundas and the Eaton Centre are a short walk west, and TMU, St. Michael’s Hospital and George Brown’s downtown programs are all nearby, which is the rental case in one sentence.

The intersection has been rebuilt over the past decade, with Grid and Dundas Square Gardens replacing older low-rise buildings. It is still a rough-edged part of downtown in places, and street life here is busy at all hours. Walk it in the evening before you decide. The automatic panel on this page covers transit, schools and walkability.

For an investor, the rental case rests on that walkability. Tenants here are typically students, hospital staff and young professionals who do not own cars, so a suite without parking is not the handicap it would be in the suburbs. The flip side is turnover: leases in a student-heavy building tend to follow the academic year, and you should plan for some vacancy in late summer.

Pricing: an entry point, with a high fee per foot

condos.ca puts the building average at about $807 per square foot, below newer towers around Yonge and Dundas and in line with how the market prices small suites in older-design investor buildings right now. With seven suites for sale and ten for lease at the time of writing, there is real choice.

One-bedrooms under 500 square feet were asking roughly $339,000 to $388,000, one-plus-dens about $389,000 to $429,000, and a compact two-bedroom was also listed. That makes Grid one of the cheaper ways into a newer tower downtown.

There were ten suites offered for lease against seven for sale at the time of writing, which is consistent with a building that was planned around renters. If you are an end user, that ratio tells you who your neighbours are likely to be.

The catch is the fee. Active listings showed about $1.26 per square foot, which looks steep. Two things soften it: heat and air conditioning are in the fee here, and small suites always look expensive per foot because the shared costs do not shrink with the suite. In dollars, the one-bedrooms were paying a little over $300 a month. For aggregate recent trades, see my building sold report.

The second-floor learning centre is the unusual one: a quiet place to study or work outside a 450-square-foot suite, which matters more in a building of small units than any pool would. The gym was planned at over 3,000 square feet, generous for a building at this price point.

Jatin’s honest take on Grid Condos

Who this building suits

Investors buying a rental near TMU, St. Michael’s and George Brown, parents buying for a student, and first-time buyers who want a newer tower downtown at an entry price and can live in a small suite. It does not suit buyers who need a real second bedroom or a quiet street. If you are buying for a student, think about the exit as well as the entry: a suite that rents well to the next student, or sells easily to an investor, is the one to choose.

What I’d want you to check

Find out what share of suites are leased and how the corporation handles short stays and move-ins in a building with heavy tenant turnover; elevator wear and common-area upkeep follow from that. Read the reserve fund study, since 2018 buildings are now outside most warranty coverage. Confirm whether the suite has parking or a locker, as many small units here do not, and check the leasing rules in the status certificate. Also look at how the building is holding up in the common areas, because a high-turnover tower shows wear in elevators, corridors and the move-in room faster than an owner-occupied one.

The value question

Grid is a functional product sold at a fair price. The value lives in rentability and location rather than in appreciation driven by scarcity; there are hundreds of near-identical one-bedrooms here and in the surrounding towers, so resale is a price competition. Buy the best-laid-out suite on the highest floor you can afford, keep the fee in your rent math, and it works. Buy the smallest, lowest suite and you will be competing with everyone else when you sell.

Grid Condos — frequently asked questions

Who developed Grid Condos?

CentreCourt Developments. It was designed by Page + Steele / IBI Group Architects and completed in 2018.

How big are the suites?

Mostly compact one-bedrooms, one-plus-dens and small two-bedrooms, planned at about 415 to 640 square feet.

What is the Grid Learning Centre?

A roughly 6,000 square foot second-floor study space with Wi-Fi and printing, designed with university students in mind.

What do the maintenance fees include?

Common elements, building insurance, heat and air conditioning. Hydro is not listed as included.

Why is the fee per square foot high?

Active listings show about $1.26 per square foot, partly because heat and cooling are included and partly because small suites carry a larger share of shared costs per foot.

How many suites and storeys does it have?

condos.ca lists 47 storeys and 528 suites. A 2017 UrbanToronto update described 50 storeys and 563 units, so check the declaration.

What amenities are there?

A 24-hour concierge, learning centre, gym, guest suites, media room, party room and outdoor amenity space.

Who manages the building?

condos.ca lists 360 Community Management Ltd.

Is Grid a good building for investors?

It was designed for the rental market near TMU, St. Michael’s and George Brown. Check leasing rules and the reserve fund before buying.

How does it compare with Dundas Square Gardens?

Both were designed by Page + Steele / IBI Group on opposite corners of Dundas and Jarvis. Grid’s suites are mostly smaller and aimed more squarely at students.

How much do condos at Grid Condos sell for?

Over the last 12 months the median resale at Grid Condos was $426,250, across 10 sales. The typical unit sold in 20 days at about 96% of the asking price. That works out to roughly $773 per square foot.

How much is rent at Grid Condos?

The median lease at Grid Condos over the last 12 months was $2,200/mo, from 142 leases. Units typically leased in 19 days.

What does each unit type cost at Grid Condos?

Over the last 24 months: One-bedrooms sold for a median $422,500 and rented for $2,125/mo; Two-bedrooms rented for $2,650/mo. Each median uses three or more deals.

Are prices at Grid Condos up or down since 2022?

Down about 33%. The median sold price per square foot was $1,154 in 2022 and $773 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Grid Condos offer an investor?

At a median price of $426,250 and a median rent of $2,200 a month, the gross yield is about 6.2%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Grid Condos?

Mostly renters. Of the deals here in the last 24 months, 94% were leases and 6% were sales.

Can you Airbnb a unit at Grid Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Grid Condos had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Grid Condos zoned for?

For TDSB public schools, the address is zoned for Lord Dufferin Junior and Senior Public School (Elementary, JK–8), Jarvis Collegiate Institute (High school, Gr 9–12). Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
