Living here
Renters, Airbnb and elevators at 616 Avenue Road
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 616 Avenue Road?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 616 Avenue Road
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

616 Avenue Road is the kind of building people find by word of mouth. It is a small, ten-storey 1979 condominium north of St. Clair with suites the size of a house’s main floor and a fee that covers almost every utility except hydro. It will not impress anyone looking for amenities, and that is not the point. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
616 Avenue Road is a 10-storey condominium at 616 Avenue Road, Toronto M4V 2K8, on Avenue Road a few blocks north of St. Clair Avenue West in midtown Toronto. It was built in 1979 by Dirmer Developments. The condominium corporation is YCC-488, registered on 22 August 1979, and property management is listed as Kindle Property Management. The building record shows 27 suites of about 1,382 to 1,953 square feet. Maintenance fees include air conditioning, heat, water, parking, common elements and building insurance.
616 Avenue Road at a glance
A small building with large suites
The defining feature here is size. Recorded suites run from about 1,382 to 1,953 square feet, so there is nothing small in the building. These are full-sized homes in the footprint of a mid-rise, and most buyers who end up here are leaving a house rather than moving up from a condo.
Sources disagree on how many suites there are. The condos.ca building record lists 27, while its own marketing description refers to just ten suites over ten storeys. With ten floors and suite sizes in this range, 27 is the more plausible figure, but confirm it in the status certificate, because a 10-suite and a 27-suite corporation spread costs very differently.
Either way, this is a very small corporation. You will know your neighbours, board decisions are personal, and there are very few sales in any given year.
Built in 1979, and what that means now
This is a 1979 building by Dirmer Developments, now more than 45 years old. Buildings of this age have usually been through at least one round of window, roof, elevator and mechanical replacement, and the question is where this one sits in that cycle.
Suites of this vintage tend to have proper room proportions, separate dining rooms and real storage, which is why downsizers like them. They also tend to have original layouts, older electrical and plumbing behind the walls, and kitchens and bathrooms that have been renovated to very different standards. Two suites with the same plan can be worlds apart in condition.
If you plan to renovate, ask the property manager early about the building’s renovation rules, approved hours, and any limits on moving plumbing or removing walls. Older concrete buildings often have constraints that are not visible on a floor plan.

Security, not amenities
The amenity list is short: a security guard, a security system, an underground garage and visitor parking. There is no gym, pool or party room listed. For the people who buy here that is a feature, because they are not paying to maintain spaces they would never use.
Fees cover air conditioning, heat, water, parking, common elements and building insurance, so hydro is the main utility left to the owner. That is an unusually complete fee inclusion list, and it makes monthly costs predictable through the winter.
What buying into a very small corporation really means
Small condominiums have real advantages. Decisions are made by people who live in the building, common areas tend to be looked after, and turnover is low. But the arithmetic works differently from a 300-suite tower.
Every major repair is shared among a few dozen owners, so a new roof or elevator modernisation lands harder on each suite than it would in a large building. A healthy reserve fund matters more here, not less. The same goes for the corporation’s insurance deductible, which you should compare with your own suite insurance before closing.
Governance is personal, too. With so few owners, two or three people often carry the board for years. Ask how often the board meets, whether there are vacancies, and how the corporation handles disagreements over renovations or spending. A well-run small building is one of the nicest ways to live in midtown; a poorly run one is hard to fix.
Avenue Road north of St. Clair
The building sits on the Avenue Road corridor between Forest Hill and Deer Park, a few blocks north of St. Clair. This stretch is mostly mid-rise apartments and condos set among some of the city’s most established residential streets, with St. Clair’s shops and the Forest Hill Village area within reach.
Avenue Road is a busy arterial, and suites facing it will hear traffic. Suites facing away from the road are a different experience, so check the exposure as carefully as the layout. Across the street, The Lonsdale is a similar-era option worth comparing. The data panel on this page covers transit, Walk Score and nearby parks.
Price per square foot and the fee question
The building averages about $1,129 per square foot on condos.ca. That is a premium for a building of this age, and it reflects the address, the suite sizes and the small, quiet corporation rather than finishes or amenities. A suite needing a full renovation should be priced well below that average, and a recently renovated one can justify more.
There were no suites listed for sale or lease at the time of writing, which is normal for a building this small. Sales are infrequent, so the building average can be skewed by one or two transactions. I would always look at recent sales in comparable Avenue Road and Forest Hill buildings alongside this one.
On fees, the comparison to make is total monthly cost. Because heat, air conditioning, water and parking are included, the fee will look high next to a newer building that bills those separately. Add those costs back before you decide which is more expensive to own.

Amenities at 616 Avenue Road
There are no lifestyle amenities, just security and parking. For a downsizer that keeps the fee focused on running the building rather than funding a gym and party room nobody uses. If you want a gym or pool on site, this is the wrong building, and no amount of price negotiation will change that.
Jatin’s honest take on 616 Avenue Road
Who this building suits
Downsizers from Forest Hill, Deer Park and Rosedale who want house-sized rooms, a small and quiet building, and predictable fees, and who do not want to pay for amenities. It also suits buyers who plan to renovate and want a solid shell in an established midtown location. It is a poor fit for first-time buyers or investors chasing yield, because every suite is large and priced accordingly.
What I’d want you to check
At this age, the reserve fund study is the most important document you will read. Look at when the windows, roof, elevators, garage membrane and heating and cooling plant were last replaced, and whether the fund can cover what is coming without a special assessment. Confirm the actual number of suites, renovation rules, and whether parking and a locker are owned with the suite. Read recent board minutes for any planned major work.
The value question
You are paying a strong price per square foot for an older building, so value depends on the condition of the specific suite and the health of the reserve fund. If both check out, you get space and calm that are hard to find in newer midtown condos. If the suite needs everything, budget for it honestly before you bid. Book a call if you want help with the numbers.

Rarely. In a building this small, a year can pass with very few or no sales, so I compare it with similar older condominiums on Avenue Road and in Forest Hill when pricing a suite.
