Do mostly owners or renters live here?

Leases 91%Sales 9%

Renter-heavy building. Of 57 deals here in the last 24 months, 52 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Signatures on Bloor?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Signatures on Bloor

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Signatures on Bloor is the building where the maintenance fee looks alarming until you read what it pays for. It is a 19-storey tower from about 2000, a few steps east of Yonge and Bloor, with compact suites and a fee that covers hydro, heat, air conditioning and parking. For a buyer who wants the Yonge and Bloor address at a lower entry price, it is worth understanding properly. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Signatures on Bloor is a 19-storey condominium at 55 Bloor Street East, on the south side of Bloor just east of Yonge, at the north edge of the Church-Wellesley area in downtown Toronto. It has 134 suites and dates from about 2000; condos.ca gives 2000 and another listing site gives 1999. The condominium corporation is MTCC-1307, registered 23 March 2000. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water. Suites run from about 379 to 1,060 square feet.

Steps from Yonge and Bloor, across from the old Bay

The address is the reason this building exists. It sits on the south side of Bloor Street East a short walk from the Yonge and Bloor intersection, across the street from the Hudson’s Bay Centre. Yorkville is a few minutes west, and the Church-Wellesley Village is a few minutes south.

The block across the street is changing. Hudson’s Bay closed its store at 2 Bloor Street East in 2022, and in April 2026 Brookfield Properties filed a zoning application to turn the upper floors into self-storage while renovating the ground floor and concourse as retail and re-cladding the facade. That application had not been decided at the time of writing, but it is the biggest change likely on your doorstep, and a refreshed retail frontage would help this stretch of Bloor.

The building itself is a conventional concrete tower rather than an architectural statement. Its ground floor has carried retail; one listing site names a Freshii, though storefronts on Bloor change often. What you are buying is location and an inclusive fee, not design.

Living on Bloor itself means living with Bloor. The street carries heavy traffic and pedestrian crowds most of the day, and a suite facing it will hear more than one facing south toward Hayden Street. Ask which way a suite faces, and if you are a light sleeper, visit on a Friday evening before you decide.

Compact suites with eight-foot ceilings

Suites run from about 379 square feet for the smallest studios to about 1,060 square feet for two-bedroom-plus-den plans. The mix includes studios, one-bedroom-plus-dens, two-bedrooms and two-bedroom-plus-dens The suites listed for sale at the time of writing were both in the 600 to 800 square foot range.

Listing descriptions mention open-concept kitchens and living areas, laminate floors, granite counters in many suites and walk-out balconies on many plans. Ceilings are about eight feet, which is standard for a building of this age and noticeably lower than the nine-foot ceilings in newer towers. If ceiling height matters to you, see a suite before you fall for the floor plan.

A 379-square-foot studio is a single room, and it suits a student, a pied-à-terre or an investor rather than a couple. The one-plus-den and two-bedroom plans are where owner-occupiers usually land.

The fee covers almost everything

This is the most important thing to understand about Signatures on Bloor. Across the active listings, fees worked out to about $1.51 per square foot, which is roughly double what many newer downtown towers charge. On a headline comparison, the building looks expensive to own.

But the fee includes common elements, heat, hydro, air conditioning, building insurance, parking and water. In most newer buildings you pay your own hydro bill, your own heating and cooling, and often a separate charge for parking. Add those back onto a newer building’s fee and the gap shrinks a great deal. For a small suite, hydro alone can be a meaningful monthly cost that simply does not exist here.

The trade-off is that the corporation, not you, carries the energy risk. When utility rates rise, everyone’s fee rises with them, whether or not you used much power. Look at how fees have moved over the last few budgets to see how the board has handled that.

Records that do not agree

Public records for this building conflict on a few points. condos.ca lists Maple Ridge Community Management as manager; another listing site names Kindle Property Management. Neither may be current, so ask the seller’s agent who manages it today.

Pet rules are also reported two ways. condos.ca shows a pet restriction, while another site says cats and dogs are allowed with no stated count. That is the kind of detail you must confirm from the declaration and rules in the status certificate, not from a listing.

The build year appears as both 1999 and 2000, which is usually construction versus registration and does not matter. The developer is not listed on any source I found.

What Signatures on Bloor costs, and what the fee covers

condos.ca puts the building average at about $735 per square foot. For an address this close to Yonge and Bloor, that is low, and it reflects the age of the building, the eight-foot ceilings and, above all, the high fee per square foot, which buyers price in.

At the time of writing two suites were listed for sale, both between 600 and 800 square feet, with asking prices of about $575,000 to $579,000. That is an unusually low entry point for this intersection, and it is a direct consequence of the fee.

Rentals are permitted according to one listing site, and small suites with hydro and heat included are easy for tenants to budget for. That is why investors look here. Check the declaration for any minimum lease term before you buy with a rental plan in mind.

When you compare it with a newer building nearby, calculate total monthly cost, including hydro, heating and parking, not just the fee. For aggregate recent sales, see my building sold report.

Amenities at Signatures on Bloor

24-hour conciergeSecurity guardFitness centreSaunaParty roomGames roomBBQ areaUnderground parkingVisitor parking

The amenities are modest and practical: a concierge desk, a gym, a sauna, a party room and a games room. Nobody buys here for the amenities; with Yorkville, the Bloor Street gyms and the Yonge line steps away, the city does most of that work.

Jatin’s honest take on Signatures on Bloor

Who this building suits

First-time buyers who want Yonge and Bloor at a lower purchase price, students and professionals who want a compact suite with predictable all-in monthly costs, and investors looking for a small suite tenants find easy to budget for because hydro and heat are included. It also suits anyone who wants a car space in the fee at this intersection.

What I’d want you to check

Confirm the property manager and the pet rules, since public sources disagree. Read the reserve fund study for the heating, cooling and electrical systems, which the corporation pays to run and will one day replace, and for the windows and garage in a building now 26 years old. Look at the trend in fees over the last three to five budgets, because utility costs flow straight through to you. And confirm that your suite actually has a parking space and locker before assuming the parking inclusion applies.

The value question

At about $735 per square foot, Signatures on Bloor is one of the cheaper ways to buy within a short walk of Yonge and Bloor. The high fee is real, but much of it replaces bills you would pay anyway elsewhere. If you run the full monthly cost and it works, I think this is a fair entry into one of the city’s best-connected corners; if you only look at the fee, you will talk yourself out of it for the wrong reason.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
