Living here
Renters, Airbnb and elevators at TeaHouse Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 343 deals here in the last 24 months, 297 were leases and 46 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at TeaHouse Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about TeaHouse Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

TeaHouse at 501 Yonge Street is the building I show buyers who want a new tower right on Yonge but something with more character than a glass box. Lanterra and architectsAlliance built two towers here, 52 and 25 storeys, with a Japanese theme that runs from the shoji-style glass at the base to onsen-style pools. It is also big, busy and fee-light, which is worth understanding before you fall for the lobby. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
TeaHouse Condos is a two-tower condominium of 52 and 25 storeys at 501 Yonge Street, with a second address at 18 Maitland Terrace, just south of Wellesley Street in the Church-Wellesley area of downtown Toronto. It was developed by Lanterra Developments and designed by architectsAlliance. It was completed in 2023, and the condominium corporation is TSCC-2972, registered 31 March 2023. Lanterra and UrbanToronto put the project at 608 suites; condos.ca lists 832. Maintenance fees include common elements and building insurance.
TeaHouse Condos at a glance
East meets West, in the details
Lanterra marketed TeaHouse around an East-meets-West theme, and unlike a lot of condo branding, the design carries through. At the base, the podium under the south tower uses glass panels patterned after Japanese shoji walls. A ground-floor retail unit there was planned as a teahouse taking cues from traditional Japanese tea rooms.
The two towers are deliberately different. The 52-storey south tower, about 171 metres tall, has a clean window wall with clear glass balcony guards. The 25-storey north tower has floor plates that taper, so from the street it seems to lean back in an arch. Both use terracotta-coloured slab covers to accent the balconies.
Inside, the amenity spaces lean on the same theme, with rock gardens and onsen-style pools rather than a standard pool deck.
Lanterra and architectsAlliance have worked together on several towers near Yonge and Wellesley, including 22 Wellesley Street East. TeaHouse is their largest project in this group, and it shows how a big building can still have a clear design idea from the street to the roof.
A big building with an above-ground garage
The suite count depends on who you ask: Lanterra and UrbanToronto say 608, while condos.ca lists 832 under the single corporation. Either way, this is a large building with two towers sharing a podium, and you should plan for busier elevators and move-in bookings than a smaller tower.
Parking is in an above-ground garage concealed inside the podium, behind the retail and the brick-framed glazing. That is common on tight Yonge Street sites, and it means the podium levels face a garage rather than a lobby on some sides.
Suite types cover nearly everything, from compact one-plus-dens under 500 square feet to three-bedroom suites in the 900 to 999 square foot range and larger upper-floor plans. Check the floor plan for whether the den is a real room.
A large building also brings advantages. More suites spread the cost of the pools and staff across more owners, and a deep resale and rental market gives you real comparables. When you sell, though, you will be competing with several similar listings at once, so the floor, view and layout decide the price.

Which tower, and which side
The two towers suit different buyers. The 52-storey south tower has the height, the clear glass balconies and the long views. The 25-storey north tower, with its tapering floor plates, has fewer floors and its own feel, and suites there may suit buyers who do not want to be 40 floors up.
On either tower, the view depends on the neighbours. Ask which direction the suite faces and what is built or proposed on the lots it looks over. A suite with a protected view over low-rise blocks is worth more than one facing the next tower going up.
Living on Yonge at Wellesley
You are on Yonge Street itself, a short walk from Wellesley and College, with the Church Street Village to the east and the Bay Street corridor and the university campus to the west. Groceries, restaurants and daily errands are all within a few blocks.
The other side of Yonge living is noise and construction. The Yonge and Wellesley area has a run of new towers built and more proposed. Ask what is approved on the lots your suite faces, and visit at night if you are buying on a low floor facing Yonge.
Short-term rental and leasing rules are worth reading here, because buildings near Yonge with this many small suites attract investors. A building where most suites are rented feels different from one with mostly owners. The status certificate and the corporation’s rules will tell you what is allowed.
Transit, schools and walkability details are in the data panel on this page.
What TeaHouse costs, and what the fee leaves out
condos.ca puts the building average at about $945 per square foot, the highest of the downtown east buildings I have reviewed in this group. For comparison, St. Lawrence Condos at 158 Front sits at about $894 and Axiom on Adelaide at about $862. You pay for the Yonge Street address, the newness and the design.
Fees on current listings average about $0.91 per square foot, and condos.ca lists only common elements and building insurance as included. Heat, cooling, hydro and water are likely metered to your suite, so ask for the seller’s utility bills and add them to the fee before comparing.
The wide range of suite types helps here. There are genuine comparables at almost every size, from one-plus-dens to three-bedrooms, which makes pricing an individual suite easier than in a building dominated by one layout.
At the time of writing there were eight suites for sale and ten for rent. One-plus-dens were asking about $399,900 to $550,000, two-plus-dens of 700 to 899 square feet about $788,000 to $798,000, and the larger three-bedroom plans from about $918,000 to $1,595,000. The data panel shows what has actually sold.

Amenities at TeaHouse Condos
The pool, sauna and onsen-style pools make this one of the better wellness packages on this part of Yonge, and the pet spa is a practical bonus for dog owners. In a building this size, check booking rules and how busy the gym is at peak times.
Jatin’s honest take on TeaHouse Condos
Who this building suits
Young professionals and parents buying for a student who want a new building on Yonge with real character, and buyers who will use a pool and sauna. The range of suite types also suits couples planning to stay and upsize within the building. It is less suited to anyone who wants a quiet, small building or bundled utilities.
What I’d want you to check
At three years old, the building is still inside its warranty period, so ask whether the corporation has filed Tarion common element claims and what is outstanding. Read the first reserve fund study for the cost of the pools. Get the suite’s actual utility bills, confirm parking and locker ownership, and check the leasing rules in the declaration.
The value question
At about $945 per square foot, TeaHouse is not the bargain of downtown east. You are paying for Yonge Street frontage, distinctive design and a strong amenity floor. For an owner who will use those amenities, I think it is a fair price. For an investor, the thin fee inclusions and high purchase price make the numbers tighter than in older buildings a few blocks east.
