Leases 78%Sales 22%

Renter-heavy building. Of 128 deals here in the last 24 months, 100 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Eighty One Wellesley?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Eighty One Wellesley

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eighty One Wellesley is a smaller, quieter tower in a part of the Village full of big ones. Aragon and Core Architects gave it a dark brick podium that nods to the mid-century apartment buildings around it, and it currently trades at a lower price per square foot than most new towers nearby. That gap is the opportunity, and it is also the question to answer before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Eighty One Wellesley is a 179-suite condominium at 81 Wellesley Street East, just east of Church Street in the Church-Wellesley Village, downtown Toronto. It was developed by Aragon Properties and designed by Core Architects, and completed in 2023. Building data lists 27 storeys; the architect’s and developer’s materials describe 28. The condominium corporation is TSCC-2994, registered 31 August 2023. Melbourne Property Management manages the building, and Beanfield Fibre is available.

A design that borrows from the street

Core Architects took its cue from the mid-century apartment buildings that still line the streets around Church and Wellesley. The podium is clad in an irregular lattice of dark, punched brick, and the balconies are glassed in, which is a modern take on the enclosed balconies of those older buildings.

At street level, four large double-height columns hold up the overhanging podium and create a forecourt about 7.5 metres deep along Wellesley, with seating, a patio and a water feature. That makes the entrance feel generous on a street where most towers meet the sidewalk with a flat wall.

The tower above is white precast framing large areas of glass. It steps back near the top, above the 22nd, 26th and 27th floors, and the mechanical penthouse is recessed. The result is a slimmer top than its height would suggest, and a few upper suites with terraces where the tower steps in.

Two-storey amenity floors at the podium top

The amenities sit on the 7th and 8th floors, above the podium, where the tower is held up on columns over a partly sheltered terrace. Inside, full-height glass walls wrap a fitness studio with a view, a kitchen and dining area for entertaining, and a two-storey lounge. The outdoor terrace has barbecues and looks out over the neighbourhood.

That is a compact package compared with the 500-suite towers nearby, and it suits the building. With 179 suites, you share those rooms with far fewer people, and the double-height spaces feel more like a club lounge than a crowded gym. Building data I had did not list concierge, so confirm the front-desk arrangement and hours.

Suites, exposures and the deep lot

At launch, suites ran from about 439 to 1,107 square feet, offered with light, warm and dark finish packages. Current building data shows a much larger maximum, over 5,000 square feet, which I could not verify; it may be a combined penthouse or a data error. Treat the launch range as the normal stock.

The lot is deep and narrow, running north from Wellesley, so the plans were arranged to look north and south. That generally means suites face either back toward Wellesley and the downtown skyline or north toward the low-rise streets and Bloor. Side views are limited by the neighbouring buildings, so ask which way the suite faces before you book a showing.

Current listings show the mix: studios and one-bedrooms under 600 square feet, a few larger one-bedrooms in the 600s, and two-bedrooms around 900 square feet and up. For a downtown tower, the two-bedroom stock here is better than average.

The glassed-in balconies deserve a look in person. They read well from the street, but ask how they work in practice: whether panels open, how much fresh air you get, and whether the space is usable in winter and summer. A balcony you can use for six months a year adds more to daily life than the square footage suggests.

The three finish packages also mean two suites with the same plan can look quite different. Light, warm and dark schemes appeal to different buyers at resale, so think about which one you would be selling in five years.

Living east of Church on Wellesley

You are a short walk from Church Street’s restaurants and bars, Yonge Street, and the shops and groceries around Yonge and Wellesley. Cawthra Square Park and the Village are on your doorstep, and Bloor and Yorkville are within a walk north.

East of Church, Wellesley is calmer than the stretch toward Yonge, but this is still the Village, and Church Street is lively at night and very busy during Pride in June. The block has a mix of older rental buildings, newer condos and house-form buildings, and more redevelopment is likely. The panel on this page covers transit.

Why it trades below its neighbours per foot

Eighty One Wellesley averages about $750 per square foot. That is noticeably lower than Vox and 411 Church nearby, both of which trade above $900. Part of the gap is the larger suite mix, since bigger suites always price lower per foot, and part is that it is a newer, smaller building with less resale history.

Across seven current listings asking prices run from about $389,000 to $939,000. Studios under 500 square feet ask around $389,000, one-bedrooms in the 500s about $425,000 to $459,000, and two-bedrooms from about $699,000 up to the mid-$900,000s. A one-bedroom asking well above the rest of its size band is a reminder to check what each listing includes, such as parking or a terrace.

Fees on those listings run from about $337 to $866 a month and average about $0.91 per square foot. That is mid-range for a new building. I could not confirm what the fee includes, so get the breakdown and the utility setup before you compare it with the older all-inclusive buildings nearby.

The amenity floors are small but well designed, and with 179 suites they are rarely crowded. Ask to see the dining room and terrace during your showing; their condition tells you a lot about how the building is run. You are not paying for a pool or a giant gym, which helps keep the fee sensible.

Jatin’s honest take on Eighty One Wellesley

Who this building suits

Eighty One Wellesley suits buyers who want a new building in the Village without the scale of a 500-suite tower: couples, downsizers who want a two-bedroom near Church and Yonge, and professionals who work from home and value Beanfield Fibre. It also suits buyers who like a building with a distinct design.

What I’d want you to check

The corporation registered in August 2023, so read the first budget, the reserve fund study and the board minutes, and ask about open deficiency and warranty items. Confirm the storey count and suite size on the plan and the declaration, given the inconsistent data. Ask what the fee includes, whether parking and a locker come with the suite, and what the front-desk arrangement is.

The value question

At about $750 per square foot, this building looks like good value against its neighbours. Some of that is the larger suite mix and the thin resale record, not a discount. For an owner who wants space in the Village and plans to stay five years or more, I think the value is real. Compare it suite by suite with Vox and 411 Church before you decide.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
