Living here
Renters, Airbnb and elevators at Forest Hill Private Residences
Do mostly owners or renters live here?
Renter-heavy building. Of 29 deals here in the last 24 months, 24 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Forest Hill Private Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Forest Hill Private Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Forest Hill Private Residences is the kind of building midtown downsizers wait years for: nine storeys, 10-foot ceilings, a pool, valet parking and big suites at the corner of Forest Hill Road and St. Clair. It registered in 2025, and the unusual thing right now is how many suites are for sale at once, which gives a well-prepared buyer more leverage than this address usually allows. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Forest Hill Private Residences is a nine-storey, 85-suite condominium at 2 Forest Hill Road, near St. Clair Avenue West in midtown Toronto, at the meeting point of Forest Hill, Casa Loma and Deer Park. It was developed by Altree Developments and designed by Graziani + Corazza Architects, with interiors by U31. The condominium corporation is TSCC-3111, registered on 10 April 2025. Suites run from about 760 to 2,160 sq ft on recorded listings, with launch plans up to about 2,400 sq ft, and ceilings are 10 feet.
Forest Hill Private Residences at a glance
A developer’s marquee project, assembled lot by lot
Altree Developments’ president, Zev Mandelbaum, has called this his marquee project. The site was not one parcel: he bought six separate properties on Forest Hill Road and St. Clair Avenue West from different owners over several years before the building could be planned.
The original plan called for 94 suites. That number dropped into the mid-80s because some buyers combined units, and condos.ca now lists 85. Combined suites are a good sign of the buyer profile here, and they also mean some floors have very large, one-of-a-kind plans that are hard to compare.
The architects were Graziani + Corazza, and the interiors were done by U31. The building tops out at nine storeys, which keeps it in scale with the low-rise streets of Forest Hill rather than the towers closer to Yonge Street.
Ten-foot ceilings and house-like suites
At launch, suites ran from about 750 to 2,400 sq ft, a mix of condo suites and townhomes, with 10-foot ceilings, floor-to-ceiling windows and large terraces. Recorded listings today run from about 760 to 2,160 sq ft, with most active listings being one-bedroom-plus-dens and two-bedrooms.
A one-bedroom-plus-den at well over 900 sq ft is the typical product here, and it is aimed squarely at people leaving a house in Forest Hill or Lawrence Park who want one good bedroom, an office or guest room, and space for their furniture. Ten-foot ceilings help that furniture fit.
When you tour, look at the terrace size and depth, the orientation and the outlook. Upper floors facing south have the best chance at a long view toward downtown; lower suites look into the trees and the street. Check which suites have parking and lockers, and how many.

Services that work like a hotel
The amenity list is built around service rather than square footage: a 24-hour concierge and valet, a main lobby lounge with a separate service lobby, and three elevators for fewer than 90 suites. That last detail matters more than it sounds when you are moving furniture or waiting for the elevator with groceries.
There is also a swimming pool, wet and dry saunas, a gym with space for trainers and classes, a yoga studio, a temperature-controlled wine room and a private dining area with a 20-seat table and caterer’s kitchen. In a building this size, that is a lot of staffed space to pay for, so look closely at how the fee is built.
Life at Forest Hill Road and St. Clair
The corner sits at the eastern edge of Forest Hill, just west of Avenue Road, with the shops and restaurants of Yonge and St. Clair to the east, Forest Hill Village to the north-west and Casa Loma to the south-west. The panel on this page covers transit, schools and parks.
This is one of several boutique buildings in a short walk: One Forest Hill at 1 Forest Hill Road, The Avenue at 155 St. Clair West and the older Granite Place towers. They make useful comparisons, and between them they give the area a steady supply of large condo suites for downsizers.
Daily life here is quiet by midtown standards. Forest Hill Road is residential and tree-lined, while St. Clair is the busy edge, so suites on the Forest Hill Road side will generally be calmer. For errands you will most often walk east toward Yonge or drive, and valet parking makes the second option easier than in most buildings.
Pricing: about $1,600 a foot, with real choice
The building average is about $1,622 per square foot, in line with One Forest Hill at about $1,642 and well above The Avenue at about $1,268 and Granite Place at about $1,205. You are paying full new-build boutique pricing for the newest building on this corner.
It helps to remember where this started. At launch, suites were marketed from about $1.8 million to more than $6 million, and occupancy was targeted for late 2023; the corporation was registered in April 2025. In any new building, some original buyers who signed years earlier decide not to hold once they close, and that can add to resale supply in the first year or two. On its own that is not a sign of trouble with the building, but it is a reason resale prices can be more negotiable than the launch figures suggest.
When I checked, 15 suites were for sale and one for rent. Across the active listings I reviewed, asking prices ran from about $1.0 million to $1.8 million, mostly for one-bedroom-plus-dens and two-bedrooms. Fifteen listings in an 85-suite building is a lot of supply for a brand-new building, so ask whether any are developer-held or resales from original buyers, and use that in your negotiation.
Monthly fees on those listings ranged from roughly $1,370 to $1,940. That is the cost of valet, a pool and a 24-hour staff spread over a small number of owners. condos.ca does not list fee inclusions, so get the budget and confirm what is covered before you compare it to another building.

Amenities at Forest Hill Private Residences
This is a service building more than an amenity building: valet, concierge, three elevators and a dining room you can actually host in. The pool and saunas are a genuine plus for downsizers, and they are also a long-term maintenance cost shared by only about 85 owners.
Jatin’s honest take on Forest Hill Private Residences
Who this building suits
Downsizers from Forest Hill, Lawrence Park and Rosedale who want a large, new suite with a house-like ceiling height, staff in the lobby and no stairs. It also suits buyers who entertain and want a proper dining room and wine storage without owning a house.
What I’d want you to check
Get the first-year budget and the reserve fund study, and ask how the fee has changed since registration. Find out how many units are owned by the developer or held by original buyers trying to sell, because that affects both price and the mix of owners. Confirm Tarion warranty timelines and your deficiency list, parking and locker counts, and the size and finish of the terrace.
The value question
At about $1,600 per square foot plus fees of $1,400 to $1,900 a month, this is not a bargain building. What it offers is new construction, 10-foot ceilings and full service on one of the best corners in midtown. With 15 suites listed, this is a buyer’s moment at a building that may not see this much choice again, so compare it carefully with One Forest Hill and negotiate.
