Living here

Renters, Airbnb and elevators at The Churchill Condominiums

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Churchill Condominiums?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Churchill Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Churchill is a building for people moving out of a house who are not ready to live like they are in a condo tower. There are only 20 suites over five storeys on Spadina Road in Forest Hill Village, every one of them over 1,250 sq ft, and the fee covers almost every utility except hydro. It is a 1986 building, and buying well here is about the paperwork, not the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Churchill Condominiums is a five-storey, 20-suite boutique condominium at 342 Spadina Road in Forest Hill Village, just south of St. Clair Avenue West, where Forest Hill meets Casa Loma in midtown Toronto. It was built in 1986, and the condominium corporation, MTCC-711, was registered on 18 August 1986. I could not find the developer on record. Management is reported as Pro-House Management Ltd. Suites run roughly 1,251 to 2,497 sq ft. Maintenance fees include common elements, heat, air conditioning, building insurance, parking, water and cable TV.

Twenty suites, all of them large

The defining fact about The Churchill is that there is no small suite in it. Condos.ca puts the range at about 1,251 to 2,497 sq ft, so the smallest home here is larger than most two-bedrooms in a new tower. That tells you who the building was planned for in 1986: households trading down from a house, not first-time buyers or investors.

With 20 suites over five floors, there are about four homes per floor. You share the lobby and elevator with very few people, and the building has the feel of a large apartment house rather than a condominium complex. For many buyers coming from a detached home, that scale is the whole appeal.

Suites of this size and age vary a great deal. Some will have been fully renovated; others will still have original kitchens and bathrooms. Walk more than one if you can, and price an original suite with a realistic renovation budget in mind.

An almost all-in fee

The maintenance fee covers common elements, heat, air conditioning, building insurance, parking, water and cable TV. That is close to as complete as condominium fees get, and it means hydro is essentially the only utility bill you pay yourself. Listing material describes the heating as forced air.

An all-in fee on large suites will look high next to a newer building’s headline fee. That comparison is misleading: a newer building will usually bill heat, cooling and often parking separately. Add those back before you decide which is cheaper to live in.

The flip side is that the corporation, not you, carries the cost and risk of the heating and cooling equipment. That makes the age and condition of those systems a building-wide question, which is exactly what the reserve fund study should answer.

Spadina Road in Forest Hill Village

The Churchill sits on Spadina Road just below St. Clair Avenue West, in the village part of Forest Hill. Shops, cafés and restaurants are along Spadina, and listing material puts a Loblaws a few minutes’ walk away. Winston Churchill Park, which shares the building’s name, is close by, as are the ravines that run through this part of the city.

This is one of the few spots in midtown where a downsizer can give up the car for most errands without moving downtown. A bus stops at Spadina and St. Clair, and the Allen Expressway is a short drive for trips out of the city. Transit, schools, parks and Walk Score for this address are shown in the data panel on this page.

The Churchill is also a close neighbour of Churchill Park Condos at 336 Spadina Road. The two are separate buildings and corporations, so do not assume their fees, rules or reserve funds are alike.

Concierge, security and parking

For a 20-suite building, the staffing is notable. Condos.ca lists a concierge and a security guard, and parking is in an underground garage with visitor parking as well. That level of service, shared by so few owners, is a large part of what the fee pays for.

A staffed lobby in a small building also changes daily life in practical ways. Deliveries are received, visitors are met, and there is someone on site if something goes wrong while you are away. For owners who travel for part of the year, that is often worth more than a pool or a rooftop terrace.

Condos.ca also flags pet restrictions here. I could not confirm the details, so read the declaration and rules in the status certificate before you assume a pet will be allowed.

A low average per square foot, read with care

Condos.ca reports a building average of about $551 per square foot. On paper that is a deep discount to newer midtown buildings trading at $900 and up. Part of that is real: these are very large suites in a 40-year-old building, and large suites always trade lower per square foot.

Part of it may be the data. With 20 suites, a building average can rest on only a handful of sales over several years, and one older or unrenovated sale can pull it down. Do not treat $551 as the price of any particular suite. Ask for the actual sales behind it, with sizes and dates, before you lean on it in an offer.

When I checked there was one suite for sale and none for rent, so I cannot give a fair asking range. Sales here are rare. Ask me for the building sold report, and expect to price a suite partly against other boutique buildings on Spadina Road and in Forest Hill.

The amenities are modest: a gym, a party room and a recreation room. What really sets the building apart is the staffing, with a concierge and security for only 20 suites, which is the kind of service most downsizers are actually looking for. Ask how the concierge hours are scheduled.

Jatin’s honest take on The Churchill Condominiums

Who this building suits

Downsizers from Forest Hill, Casa Loma and the Annex who want a large suite, a staffed front desk and predictable monthly costs, and who want to keep walking to the village shops. It is not a building for investors or for buyers who want a small suite. It also works well for owners who spend part of the year away and want a building that is looked after in their absence.

What I’d want you to check

This is a 1986 building, so read the reserve fund study first, with particular attention to the heating and cooling systems the fee covers, the roof, the windows, the elevator and the garage. With only 20 owners, a major repair or a special assessment is shared by very few people, so ask directly whether either has been discussed and read the last two years of board minutes. Confirm pet rules, your parking space and any locker in the status certificate, and get corporation approval on file for any past renovation in the suite.

The value question

Even allowing for the thin data behind the building average, The Churchill offers a large Forest Hill Village home with nearly every utility included at a per-square-foot price that newer buildings cannot match. The trade is an older building with few owners to share its costs. If the reserve fund is healthy, I think it is one of the more sensible downsizing options in midtown.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
