Living here
Renters, Airbnb and elevators at The Residences of 8 Park Road
Do mostly owners or renters live here?
Renter-heavy building. Of 88 deals here in the last 24 months, 72 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Residences of 8 Park Road?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Residences of 8 Park Road
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

8 Park Road is the building I show people who want to live a few minutes from Yonge and Bloor but do not want to pay Yorkville prices for it. It is a 2003 tower of almost 300 suites with an unusual raised lobby, and its fee covers hydro, which very few buildings of this size still do. The trade-off is age and a fee that looks high until you understand it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Residences of 8 Park Road is a 28-storey high-rise condominium of 297 suites at 8 Park Road, at Bloor Street East on the eastern edge of Yorkville, in the Rosedale-Moore Park area of Toronto. It was built in 2003. The condominium corporation is TSCC-1525, registered on 12 June 2003. Suites range from about 474 to 1,354 square feet. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance and water.
The Residences of 8 Park Road at a glance
A lobby seven floors up
The first thing people notice is that the residential floors do not start at street level. The building’s management page describes the suites as sitting above a sky lobby seven floors up, which means even the lowest suites start well above Bloor Street East traffic and the trees along Park Road.
For a buyer, that matters in two ways. Noise from Bloor is noticeably less of an issue than in buildings whose suites start on the second or third floor. And the views open up sooner: on this side of Bloor you look over the Rosedale Valley ravine and the low-rise streets north of it, rather than into a neighbouring podium.
I could not confirm the original developer or architect from a source I trust, and the building profile leaves the developer blank. If that history matters to you, ask the property manager or look at the original declaration.
Mostly one- and two-bedroom suites, sized for real life
Recorded suite sizes run from about 474 square feet to roughly 1,354 square feet. That covers compact one-bedrooms through to two-bedroom-plus-den plans, with the larger suites on the upper floors. There is nothing here in the 2,000-plus range that you find in the Yorkville towers west of Yonge, and that is part of why the price per square foot is lower.
Because the building is from 2003, the suites were planned before the shrinking-unit era. A one-bedroom here generally gives you a usable dining area and proper closet space, which is not always true in towers finished in the last ten years. Finishes, though, will be whatever the current owner has done, so expect a wide range from original to fully renovated.
Parking is not part of the fee, so whether a space and a locker come with the suite you are buying varies. Confirm it on the status certificate, not the listing sheet.

Why the fee looks high, and why it may not be
The fee at 8 Park Road includes air conditioning, common elements, heat, hydro, building insurance and water. Hydro is the important one. In most towers built after the late 2000s, every suite has its own meter and the owner pays the electricity bill on top of the fee.
So when you compare this building to a newer one, add your likely hydro bill and your heating and cooling cost back onto the newer building’s fee before deciding which is cheaper. In a bulk-metered building, everyone shares the electricity cost, which is good for light users of air conditioning and less good for the building if consumption climbs.
The flip side is that bulk utilities are a large line in the corporation’s budget. Rising energy costs flow straight into fee increases, so look at the fee history over the last five years, not only the current number.
How to choose a suite in a 297-suite tower
In a building this size, the suite matters more than the building. Two suites with the same floor plan can feel completely different depending on the floor and which way they face. Above the sky lobby, the north side looks toward the ravine and Rosedale, while suites facing Bloor look over the street and the city.
I would also look closely at the corridor a suite sits on. Suites near the elevators and garbage chute get more traffic and noise, and corner suites usually carry more windows and better light for a modest premium. In a 2003 building, windows and balcony doors are often original, so check how well they close and whether the corporation has a window replacement plan.
Finally, ask for the suite’s share of the common expenses on the status certificate. With bulk hydro in the fee, the fee is calculated on suite size, not on how much power you use, so a larger suite pays more whether or not you run the air conditioning all summer.
Living on the Yorkville edge of the ravine
Park Road runs north off Bloor Street East toward the Rosedale Valley, and the building faces green space rather than another tower. You walk west to Yonge and Bloor, and south across Bloor to the Church Street side of the neighbourhood. It is a quieter, more residential pocket than the Yorkville core around Cumberland Street.
This corner is also changing. Capital Developments launched sales in 2023 for a 27-storey flatiron-shaped condominium where Park Road, Collier Street and Church Street meet, at the edge of the ravine. Once it is built, some views and the feel of the street will change, so ask which way a suite faces and what it looks toward.
Yorkville-adjacent at a lower price per foot
The building averages about $721 per square foot. That is well below the newer towers on the Yorkville side of Yonge, many of which trade well above $1,000. You are paying less because the building is more than 20 years old, the suites are mid-sized rather than large, and the address is Bloor East rather than Yorkville Avenue.
There was only one suite for sale at the time of writing, so I will not quote a single asking price or fee. Inventory here is often thin for a building of almost 300 suites, which tells you owners tend to stay. My building sold report shows what has actually closed, and that is a better guide than one listing.

Amenities at The Residences of 8 Park Road
The amenity package is practical rather than resort-style: a concierge and security, a rooftop terrace with water features and planting, party and meeting rooms, and a fitness club in the building. There is no pool, which keeps one large maintenance cost off the reserve fund. For most owners, the rooftop and the fitness club are what get used week to week.
Jatin’s honest take on The Residences of 8 Park Road
Who this building suits
Professionals who want to walk to Yonge and Bloor, buyers who like a predictable all-in monthly cost, and downsizers who want a full-service building with a ravine outlook without paying Yorkville Avenue prices. It also suits buyers who value a lobby and suites raised well above street noise.
What I’d want you to check
This is a 2003 building with bulk utilities, so read the reserve fund study for the heating and cooling plant, the elevators, the windows and the garage membrane, all of which reach their first major replacement window around now. Ask who the current property manager is, because sources differ. Check the pet restriction in the rules, confirm parking and a locker on the status certificate, and look at the fee history to see how energy costs have been handled. If you are buying to rent, ask about any leasing rules in the declaration and how the building handles move-ins.
The value question
At around $721 per square foot with hydro, heat and air conditioning included, I think 8 Park Road is one of the better-value ways to live this close to Yonge and Bloor. You give up new finishes and big-ticket amenities and gain space, a raised lobby and an established building with a history you can examine. For an owner who plans to stay five years or more, it is worth a serious look, provided the reserve fund checks out.
