Renter-heavy building. Of 55 deals here in the last 24 months, 46 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 9T6 Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 9T6 Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

9T6 is the building I point to when someone wants to live beside the Art Gallery of Ontario without paying for a brand-new tower. Camrost-Felcorp fitted it onto a former parking lot wrapped on three sides by the Village by the Grange, and the fee covers heat, air conditioning and parking. The question here is the age of the building and the price of the fee, not the location. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

9T6 is a 17-storey, 222-suite condominium at 96 St. Patrick Street, Toronto M5T, between the Grange Park and Village by the Grange area and the Queen West and Kensington neighbourhoods that I group as the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Camrost-Felcorp and completed in 2008. The condominium corporation is TSCC-1946, registered on 16 June 2008. Suites range from about 455 to 1,660 sq ft. The fee covers common elements, heat, air conditioning, building insurance, parking and water.

A tower built into a tight city block

9T6 went up on what had been a surface parking lot on St. Patrick Street. A 2007 Toronto Star piece, reposted on the SkyriseCities forum, described a site so tight that the west wall sits within half a metre of its neighbour and the only route in for equipment was a 6.5 metre arch through the middle of the existing building. The Village by the Grange complex wraps the site on three sides.

Camrost-Felcorp, the developer, is an established Toronto builder. The forum thread title credits the design to “Atkins”, but I could not confirm the architect from a primary source, so check the disclosure documents if that matters to you.

Below ground, the builders dug a garage about two and a half storeys deep right against the neighbouring foundations, and the ground floor was built in reinforced concrete to carry service vehicles through the site. None of that shows once you move in, but it explains why the building fits so snugly into its block and why the garage and its waterproofing deserve a close read in the reserve fund study.

The finished building is a contemporary glass-and-metal tower with stucco end walls and a stack of balconies on the St. Patrick Street face. The Star counted 17 storeys, about 52 metres, with six two-storey suites on top; the forum lists it as 18, likely counting that upper level of the penthouses separately.

Layouts, from compact one-beds to two-storey penthouses

Condos.ca records suites from about 455 to 1,660 square feet. Plans run from compact one-bedrooms through two-bedrooms, with the two-storey penthouses at the top. Live/work suites at street level were part of the original plan.

The sources do not fully agree on the mix. A rental manager’s page describes the building as one- and two-bedroom suites with or without dens, yet a three-bedroom suite was listed for sale when I checked. Assume the top end of the range is the penthouses and larger combined plans, and confirm the bedroom count on the floor plan rather than the listing.

Views vary sharply here. Because the building is boxed in by the Grange complex, lower suites on some sides look at walls, while higher suites look over the AGO, OCAD and the city. Pay for height and exposure here, not for the address.

When you compare two suites of similar size, compare what each one looks at and how much glass faces the light. A higher one-bedroom with an open view can be a better long-term buy than a larger suite that faces a neighbouring wall, and it is usually easier to resell.

The podium terrace and the amenity floor

The amenities sit on the second and third floors. The Star described a four-season terrace inspired by the sculpture garden at New York’s Museum of Modern Art, with a waterfall, barbecue stations and a heated brick floor. Alongside it are a fitness room, a meeting room and a library, and a two-storey lounge that the building calls Club 9T6.

Some of the practical details were thought through early, too. The original plans included a three-stream garbage chute and bike racks, which matter more in daily life than most lobby finishes do.

There is a 24-hour concierge, a guest suite, a media room and a party room, plus an outdoor hot tub. Beanfield fibre is available. For a building of 222 suites, that is a solid package without the cost of a pool.

St. Patrick Street, day to day

You are a block from the Art Gallery of Ontario and Grange Park, with OCAD University next door to the gallery. Queen West is a short walk south, Chinatown and Kensington Market sit to the west, and the hospitals and the University of Toronto are close by to the north.

St. Patrick itself is a quieter side street than Spadina or University Avenue, which helps at night. If you work or study nearby, that combination of quiet street and central location is the reason to buy here. Transit, schools and nearby parks are summarised in the data panel on this page.

Price per square foot, and what the fee is really buying

Condos.ca shows an average of about $827 per square foot for the building. That is in line with other resale towers of this age around Queen and Spadina, and generally below what new towers in the area ask.

Two suites were for sale when I checked, with asking prices running from about $599,000 to $1,395,000 and monthly fees from about $758 to $1,249. Those fees look high per square foot until you read the inclusions.

The fee covers heat, air conditioning, building insurance, water and, for suites that have it, parking. Downtown, a parking space can easily cost you money every month on its own, and heat and cooling are often on your own meter. Hydro is separate here, billed through a submetering company. My building sold report will show the aggregate trades.

Jatin’s honest take on 9T6 Condos

Who this building suits

Students and staff at OCAD, the hospitals and U of T, gallery people, and young professionals who want Queen West and Chinatown on foot. The fee structure suits buyers who want predictable monthly costs and owners who need parking downtown. Upper-floor suites suit anyone who values a view.

What I’d want you to check

This building is now well past fifteen years old, so read the reserve fund study for windows, the balcony stack, the podium terrace waterproofing and the garage membrane. A heated terrace with water features is lovely and expensive to keep up. Ask whether a specific suite comes with parking and a locker, because the fee includes parking only for suites that have it. Check the view from the actual suite, and review the board minutes and the status certificate before you firm up.

The value question

At roughly $827 per square foot with heat, cooling and parking bundled into the fee, 9T6 is fair value for this location. You give up new-build finishes and accept a higher fee line, and you gain a lived-in building with a track record you can actually examine. For an owner who plans to stay a few years, I think that trade makes sense.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
