Living here

Renters, Airbnb and elevators at The Dylan Condominiums

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at The Dylan Condominiums?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Dylan Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Dylan is a brand-new mid-rise in a neighbourhood that is about to change a lot. Chestnut Hill Developments finished 218 suites at Glencairn and Marlee in 2025, near Glencairn subway station, and a much taller second phase is planned across the street. If you buy here, you are buying today’s building and tomorrow’s skyline at the same time. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Dylan Condominiums is a 218-suite mid-rise condominium at 831 Glencairn Avenue and 556 Marlee Avenue in the Glen Park area of North York, Toronto, near Glencairn subway station. It was developed by Chestnut Hill Developments and designed by Kirkor Architects and Planners. Condos.ca lists it as nine storeys, while UrbanToronto and the developer’s marketing describe 10 storeys. It was completed in 2025, and the condominium corporation, TSCC-3096, was registered on 3 February 2025. Duka Property Management is listed as the manager.

A terraced mid-rise on an avenue

The Dylan sits on the west side of Marlee Avenue between Hillmount and Glencairn, and it was marketed as an Avenues-style mid-rise, the City’s term for main streets where mid-rise growth is encouraged. Kirkor designed it to step down in tiers on the west side, toward the detached houses behind it, so the building is tallest along Marlee and lowest next to its neighbours.

The Marlee frontage is broken into several volumes, with a cantilevered section on the south end, and the cladding alternates black and white panels so the long wall does not read as one slab. The two rear arms are mostly black. It is a more deliberate facade than many mid-rises of this size.

Sources disagree on the height. Condos.ca records nine storeys, while UrbanToronto and the marketing materials describe a 10-storey, 35.7-metre building. The difference is likely how the top level or mechanical floor is counted, but confirm it if the floor matters to you.

That terracing is more than a design gesture. It gives the low-rise street behind a gentler edge and creates stepped outdoor space on the upper floors, and it is a large part of why this building fits its block better than a straight slab would have.

Suites: compact one-bedrooms to family plans

Pre-construction materials gave a suite range of about 579 to 1,174 square feet. Resale listings when I checked covered one-bedroom, one-plus-den and two-bedroom plans as well as a larger three-bedroom-plus-den, which is a broader mix than most new buildings offer.

The terraced west side means some suites have larger terraces than the standard balcony, and those are the ones I would look at first if outdoor space matters. Ask whether a terrace is exclusive-use common element, which affects what you can install and who maintains the surface.

The mix also shapes who your neighbours will be. A building with one-bedrooms alongside two- and three-bedroom plans tends to hold a blend of first-time owners, renters and families, rather than being dominated by investors in small suites. Ask the manager roughly how many suites are owner-occupied once the building has settled.

Because the building is so new, the first owners are still working through deficiency lists with the builder. Ask the seller what has been reported and fixed, and how much of the Tarion warranty period is left for the suite.

What is coming across the street

Chestnut Hill has proposed a second phase, The Dylan 2, at the southeast corner of Glencairn and Marlee, on a site that held four houses and a one-storey plaza. The application described 28 storeys with three- and six-storey podiums and about 306 suites, with UrbanToronto later reporting a 30-storey version. It would sit between The Dylan and Glencairn station.

For owners here, that is a mixed picture. A taller neighbour can block views east, and construction brings years of noise and traffic. It also adds shops at grade and confirms the area is becoming a transit-oriented node, which tends to support values.

If your suite faces east, ask about the status of the second phase and look at the planned massing before you buy. The City’s development applications site shows the latest plans.

Glen Park, day to day

Glen Park is a mostly low-rise neighbourhood west of the Allen, with detached houses on side streets and commercial uses along Marlee and Glencairn. Wenderly Park sits just to the north, and smaller parks and a local rink are close by.

Being close to Glencairn station is the practical draw. The Allen Road connects north to Highway 401, and the Eglinton Crosstown runs one subway stop south, so driving and transit are both easy from here.

To the south along Marlee, the mix runs to commercial, residential and mixed-use buildings, including an older high-rise condominium tower. Shopping nearby is practical rather than stylish, and Yorkdale is the big retail trip. Buyers who want a walkable café strip will find more of that further east, but they will pay more for it.

Pricing and fees at The Dylan

When I checked, six suites were listed for sale, asking from about $459,000 to $889,000. Monthly fees across those listings ran from about $406 to $980, an average of roughly $0.74 per square foot.

That spread is wide for a building of this size, and it reflects the suite mix more than any one floor or view. Compare suites on price per square foot and fee per square foot together, because a lower asking price with a higher fee can cost you more over five years than the reverse.

That fee level is above the $0.67 per square foot estimate in pre-construction materials, which is typical once a building registers and its real costs replace the projection. Those same materials put parking maintenance at about $50 a month and lockers at about $18 a month, so ask whether those charges are included in a listing’s quoted fee or billed separately.

Fee inclusions are not published on condos.ca, so confirm whether heat, cooling and water are included or sub-metered. In a first-year building, read the budget and reserve fund study closely and expect the fee to move as the corporation settles in. My building sold report shows the aggregate sales picture.

Jatin’s honest take on The Dylan Condominiums

Who this building suits

First-time buyers and young couples who want a new suite near the subway at a lower price than midtown, and investors who want a new building with transit-driven rental demand. The larger plans suit small families who want new construction without a tower.

What I’d want you to check

Ask about deficiencies, the remaining Tarion warranty and the first-year budget. Confirm which amenities exist, whether parking and locker charges are in the quoted fee, and how the planned second phase across Marlee affects the view from the suite you are considering. Check the storey count of the floor you are buying on the floor plan, given the conflicting records.

The value question

The Dylan offers new construction close to the subway for less than you would pay a few stops south. The fee is reasonable for a new building but already above the original estimate, and the area will be under construction for years. For a buyer with a long horizon, that change is more likely to help than hurt. For a short-term hold, the construction noise and new supply are real risks.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
