Renter-heavy building. Of 27 deals here in the last 24 months, 21 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Nero Condos and Lofthouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Nero Condos and Lofthouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Nero is the building I point to when a buyer says they want Dundas West but not a glass tower. It is a seven-storey block of dark brick at the corner of Manning Avenue, with retail on Dundas, condo suites above and a row of two-storey lofthouses running up Manning. Its fee is lean because it covers very little, and that is the first thing I make buyers understand. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Nero is a seven-storey mid-rise condominium at Dundas Street West and Manning Avenue in Trinity-Bellwoods, part of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. Condos.ca lists it at 205 and 209 Manning Avenue with 75 suites; the project was marketed under 856 Dundas Street West. It was developed by Tofni Developments, designed by RAW Design, and completed in 2017. The condominium corporation is TSCC-2611, registered on 19 September 2017, and GIA Property Management is listed as manager. The fee covers common elements and building insurance.

A dark brick building with three ways to live in it

Nero is clad in near-black brick with recessed windows and balconies, which gives it a heavier, more solid look than most new mid-rises on Dundas. RAW Design did the architecture and Union31 did the interiors. The same architect later did 109OZ on Ossington, and you can see the family resemblance in the dark masonry.

The project mixes three formats. There is ground-floor retail on Dundas, conventional condo suites on floors two to seven, and lofthouses with their own front doors on Manning. The developer described three two-storey lofthouses at the base of the building and a further row of ten lofthouses stretching north along Manning, which is why condos.ca lists a second address at 209 Manning.

That variety is unusual for a building of this size. A buyer can choose between a standard elevator suite, a top-floor unit with taller ceilings, or a ground-oriented home with a street entrance, all inside one corporation.

Ceilings, layouts and the suite count question

According to the developer’s description, floors two to six have nine-foot ceilings and the seventh floor has ten-foot ceilings. If ceiling height matters to you, the top floor is where to look, and it is also where you are least likely to have a neighbour overhead.

Condos.ca puts the range at about 405 to 2,624 square feet. The small end is a studio-sized suite; the large end is a lofthouse. UrbanToronto’s database describes layouts from studios up to three-bedroom-plus-den townhomes.

The suite count depends on which source you read. Condos.ca lists 75 units, UrbanToronto’s database lists 87, and the original 2011 announcement spoke of 103 homes including townhomes. The plan changed during approvals and sales, and the sources may count the lofthouses differently. Ask for the registered declaration if the exact number matters to you, for example when you are judging how many owners share the reserve fund.

The 2011 plan also called for 62 parking spaces on two underground levels. That is fewer spaces than suites, so do not assume a suite comes with parking. Confirm whether the suite you are looking at has an owned space and a locker.

What the lean fee leaves out

Condos.ca lists Nero’s fee as covering common elements and building insurance only. Heat, water and hydro appear to be separately metered, so your monthly cost of ownership is the fee plus your own utility bills.

That is common in newer mid-rises and not a problem in itself, but it changes how you compare buildings. A fee here will look low next to a building where heat and water are included. Add a realistic estimate of utilities before deciding which is cheaper.

A seven-storey building with a gym, party room and meeting room spreads those costs across relatively few owners. Read the budget in the status certificate to see how the fee is built and how it has moved since registration in 2017.

If you are buying a lofthouse, ask how its share of common expenses is set. Larger units normally carry a larger share, so a lofthouse fee will be higher in dollars than a one-bedroom’s, even if it looks similar per square foot.

Dundas West at Manning, day to day

This is the stretch of Dundas just west of Bathurst. Trinity Bellwoods Park is a short walk south, Ossington’s restaurant strip is to the west, and Kensington Market is to the east. The data panel on this page has the transit, school and park details.

The trade-off is noise. Dundas is a busy streetcar street, and suites facing it hear it. The lofthouses on Manning face a quieter residential street, which is part of their appeal.

Retail at grade is a plus for convenience, but it also means deliveries and late-closing tenants. Ask what the commercial unit is currently used for and whether the corporation’s rules say anything about commercial uses.

This stretch of Dundas has changed a lot since Nero was announced in 2011, and more mid-rise projects have followed along the avenues west of downtown. That brings more shops and neighbours, and it can also bring construction next door. Check what is proposed on nearby lots before you buy.

What Nero costs per square foot

Condos.ca puts Nero’s building average at about $855 per square foot. Within this pocket of Queen West, Trinity-Bellwoods, Kensington and Little Italy, that sits below 109OZ on Ossington at about $972 and IT Lofts on College at about $988, and close to The Carnaby at Queen and Gladstone at about $921.

Averages here are pulled around by suite mix. A lofthouse of 2,000-plus square feet usually trades at a lower price per square foot than a compact condo suite, so a building average blends two different products. Compare a lofthouse with other ground-oriented homes, and a condo suite with other condo suites.

There were no active listings at the time of writing, which is normal for a 75-suite building. For recent resale figures, see the data panel on this page, or ask me for a building sold report.

Amenities at Nero Condos and Lofthouses

GymParty roomMeeting roomBBQs permittedSecurity systemVisitor parking

The amenity package is modest and practical: a gym, a party room and a meeting room. There is no pool or concierge, which helps keep the fee down, and in this neighbourhood the park and the streets do most of the work that amenities do in a tower.

Jatin’s honest take on Nero Condos and Lofthouses

Who this building suits

Nero suits buyers who want a distinctive mid-rise in the Dundas West, Trinity Bellwoods and Kensington triangle without living in a tower. The top floor suits anyone who values ceiling height. The lofthouses suit couples and small families who want a front door on a residential street but do not want to own and maintain a freehold house.

What I’d want you to check

Confirm the suite count and the share of common expenses for your unit in the declaration, since the sources disagree. Check parking and locker ownership, because the original plan had fewer spaces than suites. For a lofthouse, ask who is responsible for its exterior doors, windows and any terrace, and read the reserve fund study for the building’s brick, roof and garage membrane, which are the big future costs in a building of this type.

The value question

At about $855 per square foot, Nero is priced below its RAW Design sibling 109OZ and below IT Lofts, for a building that is similar in age and arguably more varied in what it offers. The lean fee is honest as long as you budget utilities on top. For an owner-occupier who wants character and a neighbourhood people actually want to live in, I think it is fair value, and the lofthouses are the rarer product.

Nero Condos and Lofthouses — frequently asked questions

When was Nero built?

Nero was completed in 2017, and the condominium corporation, TSCC-2611, was registered on 19 September 2017.

Who developed and designed Nero?

Tofni Developments developed it, RAW Design was the architect, and Union31 did the interior design.

How many suites are at Nero?

Condos.ca lists 75 suites, while UrbanToronto’s database lists 87. The difference likely comes from how the lofthouses are counted, so check the declaration if it matters.

What are the lofthouses at Nero?

They are two-storey homes with their own entrances along Manning Avenue, part of the same project as the seven-storey building. The developer described three at the base of the building and a row of ten to the north.

How high are the ceilings at Nero?

The developer described nine-foot ceilings on floors two to six and ten-foot ceilings on the seventh floor.

What do the maintenance fees include at Nero?

Condos.ca lists common elements and building insurance. Heat, water and hydro are not listed as included, so budget for them separately.

Does every suite at Nero have parking?

Not necessarily. The original plan called for 62 underground spaces, fewer than the number of suites, so confirm parking and locker ownership for the specific suite.

What amenities does Nero have?

A gym, party room, meeting room, BBQ permission, a security system and visitor parking. There is no pool or concierge listed.

Who manages Nero?

Condos.ca lists GIA Property Management. Confirm current management in the status certificate.

How does Nero compare with 109OZ?

Both are dark-brick mid-rises by RAW Design. Nero is larger in suite range and adds lofthouses, and its building average per square foot is lower than 109OZ’s.

How much do condos at Nero Condos and Lofthouses sell for?

Over the last 12 months the median resale at Nero Condos and Lofthouses was $630,000, across 4 sales. The typical unit sold in 19 days at about 100% of the asking price. That works out to roughly $894 per square foot.

How much is rent at Nero Condos and Lofthouses?

The median lease at Nero Condos and Lofthouses over the last 12 months was $3,225/mo, from 10 leases. Units typically leased in 5 days.

What does each unit type cost at Nero Condos and Lofthouses?

Over the last 24 months: One-bedrooms rented for $3,000/mo. Each median uses three or more deals.

Are prices at Nero Condos and Lofthouses up or down since 2022?

Down about 19%. The median sold price per square foot was $1,106 in 2022 and $894 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Nero Condos and Lofthouses offer an investor?

At a median price of $630,000 and a median rent of $3,225 a month, the gross yield is about 6.1%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Nero Condos and Lofthouses?

Mostly renters. Of the deals here in the last 24 months, 78% were leases and 22% were sales.

Can you Airbnb a unit at Nero Condos and Lofthouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Nero Condos and Lofthouses had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
