Living here
Renters, Airbnb and elevators at Parc Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 33 deals here in the last 24 months, 29 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Parc Lofts?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Parc Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Parc Lofts is the building I point to when a buyer asks for King West design without a 40-storey tower. Lamb Development finished it in 2012: 103 suites, concrete ceilings close to 10 feet, gas cooking and outdoor space on every suite, all facing a City of Toronto park. What it does not have is a big amenity floor, and that is a deliberate trade you should understand. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Parc Lofts is a 10-storey, 103-suite condominium at 25 Stafford Street, Toronto, beside Stanley Park just south of King Street West, in the Niagara and King West end of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Lamb Development Corp. and completed in 2012. The condominium corporation is TSCC-2225, registered on 9 March 2012, and Icon Property Management is listed as manager. Condos.ca lists water as the only utility included in the fee.
Parc Lofts at a glance
A boutique building that steps down to the park
The City’s planning report described Parc as a terraced 10-storey building, and the terracing is what you notice from Stanley Park. The building is clad in glass and metal, with balconies that alternate in width from floor to floor, so the facade looks staggered rather than stacked.
At grade there are four two-storey townhouses of about 2,000 to 2,200 square feet, according to the planning documents summarised on UrbanToronto. East-facing townhouses effectively have the park as their front yard, which is close to unheard of in this part of the city.
Lamb Development is the name on the project, with one loft-specialist site also listing Niche Development and Harhay Construction as partners. The planning record counts 104 residential units; condos.ca lists 103, likely reflecting the final suite mix.
Ten-foot concrete ceilings, gas and outdoor space
Inside, Parc is a modern soft loft: exposed concrete ceilings close to 10 feet, concrete walls, pre-finished hardwood and European-style kitchens and baths. Ten-foot sliding glass doors open to the balconies and terraces, and every suite has outdoor space with a gas barbecue connection. Cooking is on gas, which is uncommon in Toronto condos and matters to people who cook seriously.
Sizes run from about 483 square feet up to roughly 2,240 for the largest homes. Lamb buildings are known for efficient, compact suites, and the smaller plans here are no exception, so judge them on layout and storage rather than raw square footage.
View is the biggest variable. East-facing suites look over Stanley Park to the downtown skyline, and that view is what drives the premium. West-facing suites have similar finishes but a less special outlook, and they are where I would look for value.
Outdoor space is a genuine part of the floor plan here rather than a token balcony. The staggered balconies mean some suites get deeper outdoor rooms than others on the same stack, so compare the terrace size on the floor plan, not just the interior square footage.

Why the fee covers so little, and why the amenity list is short
Condos.ca lists water as the only utility in the fee. Heat, cooling and hydro are your own, so the monthly fee will look low next to older buildings in the area that bundle heat or parking. When you compare, add your own heating, cooling and hydro costs back in.
The amenity list is short by design: guest suites, a security system, visitor parking and barbecue hookups, with Beanfield Fibre available. There is no gym or pool on the list. In a 103-suite building, that keeps shared costs down, and the park next door does a lot of the work a rooftop deck would do elsewhere.
Planning records disagree on the garage, with one document describing three levels of underground parking and another two. What matters to you is simpler: whether the suite comes with a space and a locker, and that is in the status certificate.
The lean fee is real, but so is your own utility bill. In a suite with 10-foot glass doors and a large terrace, heating and cooling can be meaningful, so ask the seller for twelve months of hydro and gas bills before you compare Parc with a building where heat is bundled.
Stanley Park as your front yard
Stanley Park is the reason to buy here. It has a large fenced off-leash dog area, a ball diamond and a pool, and the building looks straight over it. For dog owners, it is hard to beat.
King Street West’s restaurants and bars are a block north, and Liberty Village is a short walk south and west. The block itself is quieter than King, because Stafford is a side street and the park opens up the space around the building. The transit and walkability details are in the data panel on this page.
The park also protects the view in a way few Toronto buildings can claim. City parkland is not going to be redeveloped, so the outlook east over Stanley Park is about as permanent as a condo view gets. Further out, the skyline will keep filling in, but the foreground is fixed.
What Parc Lofts costs
Condos.ca puts the building average at about $1,002 per square foot. That is a clear step above the older King West loft buildings at King and Shaw, which sit in the mid-$800s, and it reflects a 2012 building, design-led finishes, park views and the boutique scale.
At the time of writing there was one suite listed for sale, a one-bedroom of 600 to 699 square feet, and no rentals. I will not use a single listing’s asking price or fee as a benchmark. The sold aggregates in the data panel are a better guide, and for a specific suite I can pull comparables through my building sold report.
Supply is always thin in a building of 103 suites. Expect east-facing suites and the larger homes to trade at a premium to the building average, and compact west-facing one-bedrooms below it.

Amenities at Parc Lofts
This is a building with almost no shared amenities beyond guest suites, security and barbecue hookups. That keeps the fee lean; if you want a gym in the building, look elsewhere or budget for a membership nearby.
Jatin’s honest take on Parc Lofts
Who this building suits
Dog owners, cooks who want gas, and buyers who care about design and a view more than a pool and a party room. The townhouses and large suites suit downsizers and families who want a house-sized home with a park at the door and no yard to maintain.
What I’d want you to check
Confirm parking and locker ownership, and the full list of what the fee covers, in the status certificate. Get a year of the suite’s hydro and gas bills so you know the real monthly cost. For an east-facing suite, the view is the value, so check what is planned near the park. And read the reserve fund study; a 2012 building with large terraces should be planning for membrane and balcony work.
The value question
At around $1,002 per square foot, Parc is not cheap. You pay for design, the park and a small building, not for amenities. For an east-facing suite I think the premium holds up over time, because nobody can build in front of Stanley Park. For a west-facing suite I would want the price to reflect the view you are actually getting, and I would negotiate accordingly.
